Just read a report that a huge project - ready for completion in 2011 - with 5200 beds, a 350 berth Marina, shops, and Villas are to be built in the pan handle - Karpas(a) In the light of all the projects one reads about that are coming to CY ( F1 Grand Prix, "Disneyland" project funded by "Russians" and this one .. funded by local biz and Israelis - in a recession - am I the only one to view such stories with "a pinch of salt".. Reported in Afrika and Star Kibris on 28/1/09

Hi everyone, I have mentioned this Marina several times on previous postings. For anyone visiting the Karpaz you will actually see this work well under way, and you can also visit the on site office if need be to see the plan for this fabulous marina. The 2 Hotels that are being built will be low rise, and yes, there will be shops and restaurants there. This marina can be found a couple of miles from the village of Yeni Erenkoy, about half way up the Panhandle. Both the sites we have advertised previously are both within minutes from this new project. If anyone wants more info please do not hesitate to contact me. Have a nice day all, Maria

Hi Dee re msg 3 - "as I understand it you do not live here so why are you so eager to post on this forum.." I might not LIVE, ALL the time on the island, any more.. are you saying now that only folk who DO can post ?! ;) .. I could ask WHY, if you live in Cyprus, you post concerning Israel..... re msg 6 -" Hasn[']t this already been posted," - forgive me if it had, but the wording of the papers suggested in is "news".. re msg 6 Maria - I'm going to quote the papers below, their idea of the project is somewhat grander than you suggest - hence my post.. this would be by FAR the biggest project on the island- and whilst as a ken sailor, I'd LOVE to see more Marinas, I'd rather they were built near existing ports and NOT in one of the few quiet spots left in the MED.. Are you aware of how many Marina projects "fail" ? Now IF there was a settlement...

[note SIXTEEN Hotels quoted] Under the above title Turkish Cypriot daily Afrika newspaper (28.01.09) reports in its first page that 16 five-star hotels, a shopping mall and a marina is being built in the occupied Fasmagusta - Karpass region in the occupied areas of Cyprus. It is said that this place will become Las Vegas, as soon as the constructions are completed in the year 2010, notes the paper. According to Afrika, the projects include hotels that will resemble Italy's coliseum, Babel's Hanging Gardens, Artemis' temple and Noah's Ark. When all the hotels are completed within the scope of the project, a total bed-capacity of 52.000 will be achieved. A marina with a 350-yacht capacity, which is scheduled to be completed in two years, is being built by an Israeli-British firm. In addition a new shopping center which will resemble the Grand Bazaar of Istanbul will be built. The center will cover an area of 45 thousand-square meters, 18.000 of which will be covered.

Now THIS article quote a "low-rise" 17 storey Hotel.. "Star Kibris (28.01.09) reports on the same issue under the title Las Vegas on the making in Cyprus and writes that the investments for tourism in the Karpas region are not limited to the Vegas hotels. A new hotel under the name Sky Line Residence will be opened up in 2011. The 17-storey hotel will have a capacity of 1250 beds. The hotel, owned by the Turkish Cypriot businessman Ali Ozmen Safa, will be Cyprus tallest building, according to the paper. In addition in order for the water needs of the area to be met a desalination plant is under construction by a French-British firm." I guess this must be the Bogaz "tower" ..

| mmmmmmm, Hello, This is in the area of BAFRA which is not the Karpaz. Many advertise areas as being in the Karpaz, but this is not true. And yes, many of the Hotels here have started, and the Kaya Artemis has already opened. This area is about ten minutes north of Bogaz, on the South East Coast of North Cyprus. I have no information as yet on the marina but have heard of it. The KARPAZ BAY MARINA is actually on the Karpaz, and yes, Hippo, it is under construction. The real area of the Karpaz Peninsula (otherwise known as the panhandle of North Cyprus, begins at Yeni Erenkoy. It is from here and on to the tip of the Island that there are huge building restrictions and an area of national park status. It is also here that you will find the best beaches. If anyone wants photos, please contact me direct, or for a link to our dvd film which features the true Karpaz and all its wonder, or for picture of marina info@busybeesestateagents-cyprus.com Hope this helps everyone. | Dee re msg 12 "I understand you did live here so why don't you now?" Dee, I would normally say that was nosey - if it wasn't for the fact that I had posted my reasons on here before ... regarding the RoC and their non-implementation of EU Directives concerning the rights of an EU citizen's dependants. |

This isn't new news. These hotels were first mentioned about 2 years ago. mmm's negative stance on all things TC lead me to believe he is either a paid agitator or perhaps just a very lonely and negative person who has found a place where people engage him in conversation? Regarding timeframes for these projects, the current global situation has slowed development worldwide as I'm sure you are all aware but do be advised that the area north of Bogaz has been planned as a highrise location and this is far better (imo) than low density sprawl spreading towards the Karpas which is the alternative.

Hey Dee re msg 14 "The Israeli/Palestinian situation is a matter of International interest" as is the situation in Cyprus.. " I support the trnc you clearly do not, " I, like, many TCs, believe the declaration of the "TRNC" set BACK their cause .. don't confuse this with not wanting to see TCs gain the access to all the "benefits" of EU membership their YES vote to Annan should have brought. "so again I ask why do you post on here" Answered.. ;) ".. other than to attempt to 'big yourself up' because you misguidedly think you are intelligent." Dee, am I going to start getting pms and emails asking me not to be "impolite" to you ?!... If so, read the above quote of yours.. go have a cup of Coffee and ask yourself .. "Where is this going?".. I'm not "biting".... :p

Hippo, Yes, you are correct, the marina on the Karpaz is just North of Yeni Erenkoy.(not to be confused with kucuk. Erenekoy near Esentepe!) I am happy to send photos to anyone, taken today, of construction work at the new marina. Please for anyone wishing to see these photos contact me direct. We have been advised that this marina should complete at the end of 2010. If anyone knows the current pretty fishing harbour at the Malibu Hotel, then the new marina is approximately 2 minutes from here. As previously stated., this area should not be confused with Bafra, as the true Karpaz cannot, in our opinion, be compared to anywhere else on the Island. Naturally this area is not for all, but for those wanting peace and quiet, non overdevelopment and the best beaches then the real Karpaz may be worth taking a look at.This is the reason we are so passionate about the limited properties we do market here. Have a good day everyone. M

" If I only had a Euro for every time I read this "expert" opinion of me.. did you know many ignorant GCs think I'm a "Turk lover" because I have Turkish and TC acquaintances and visit the north / Turkey? ;)yprus I always say to posts like this.. Read the Uk or any EU advice re Cyprus.. are THEY "agitators" under the influence of GCs, too Finally, I hardly think part of the RoC govt. and I are on the greatest of terms.. as their Ministry of Interior made life "difficult" for my family.. Who knows.. maybe some GC thought I was a TC Agitator... :P !! |

Seeing as you lived and have had difficulties in the south, do you post on GC forums? if so which ones? I'd love to read your comments?? If not why crusade on this site about our issues? |

mmmm you could have told me to mind my own business and I would have done so, I was fully expecting it however, please don't insult my intelligence, you have nothing good to say about the TRNC and I very much doubt your opinions mean much to the tc's. I note you had problems in the south and I am assuming your russian wife was the reason..again I assume they refused her a visa or whatever was required, although I don't know why, I think I could hazard a fairly accurate guess

Donty re 21 "who said 'expert'? it's just my opinion based on your many many negative posts. " *I* said "expert", inferring the opposite...just to make it clear how incorrect you were.. "negative" - mainly in reaction to property.. I'm no different in my stance that the UK govt. I'm not even going to bother why you feel you can tell us about my personal life.. Re posting on "GC" sites.. do you mean Cyprus sites..? Those of us who post on Gary's board will know a member ended up with egg on his face who suggested something similar.. Our Difficulties in the "rump" RoC related to incorrect interpretations of an EU Directive re the rights of EU Citizens ( and their dependants) to move freely within the EU. You will hear the full story when the matter is closed . Suffice to say my Wife was "allowed" to live there, but subject to illegal restrictions - as was her son. We have "won" but the matter of the costs and consequences have yet to be resolved.. ;)

mmmmmmm, you seem to be connected with limassol but not directly the north of course you are more than welcome to post on this board: and so are they all honourable men... you come over as quirky, intelligent and independent-minded even claim some pedigree as an activist you do adopt a moral tone over the question of cyprus which always makes me a tad suspicious... not because the things you say are necessarily untrue, armies have never throughout history posed as social workers and militias tend to ask relevant questions after the event... war, even cold war is a nastly business, rich in recrimination but because (sigh) in the vast majority of cases such arbiters so very often have some sort of personal "axe to grind" I know precisely what mine is, but what on earth can yours be? we can only wonder... and would you not agree that "ideology is disguised self-interest"? andre

Andre....there is definitely the odd agent provocateur here and there on the site, but I don't think that necessarily makes them "infiltrators","GC sympathisers",or "enemies of the TRNC" as some would suggest. The Cyprus issue is complex and multi-layered,and by its very nature attracts varied opinions. There is no clear cut right or wrong, and some of the best posters on here are often the ones I don't necessarily 100% agree with !

Dear Andre re msg 51 1/ I may have LIVED in Limassol - I wanted to be near the biz action - yet able to swim in the Med every morning - but I travelled widely and often across 90% of the island... exploring most mountain villages and reading about the places I went BEFORE and After.. always helps one's perspective when you've sen a place. 2/ Where am I coming from ? .. I was brought up in a VERY happy family environment and I never could keep my gob ( mouth) shut if I saw "wrong" .. some of my peers thought Roman Catholics were "inferior", but I grew up in a mixed community and made more friends with RCs the my own.. probably because I was told "don't" .. not by my parents.. Saw my fair share of things I wish hadn't happened.. folk being "persuaded" from their homes, then they were burnt - simply because they "kicked with the wrong foot".. 3/ My father took us to England - to protect us, and I HATED it... The English called me "Irish" .. I was brought up "British"..

(Cont) I realised that most folk were ignorant of the plight of my "people" - the English thought all Irish planted bombs and weren't intelligent ! .. I met another "ignorance".. 4/ I married a Roman Catholic lass, whose Dad wouldn't come to the wedding as I was an Ulster prod... Duiring our courtship I met folk that had undoubtedly tried to kill British soldiers and were bitter when they lost relatives to the "Brits" .. I was in an Irish Bar in Dublin, the night the IRA tried to motor bomb John Major's cabinet.. amid jeers of disappointment as they'd missed. They knew I was a prod and a Tory, but somehow I wasn't in "danger".. I met the folk campaigning to get the Birmingham Six released, when I remembered the crap "tw*ts had tried to give me ( as if "my kind" had done it.. I realised that were you are born, the experiences you have, and misconceptions often "blind" us. Now I bury myself - frequently in "Lions' dens" - to try and understand all perspectives. Simple,

I always find it interesting that MM makes a posting, certain parties immediatley fire off at him ignoring the topic and then blame him for going off thread!!!!! Why not comment or answer the question being posed. This current thread is about a topic found in a current newspaper so why not raise it again here. The place at Bafra is an abomination and the government poured millions of lira into supporting foreign companies to build these places. Meanwhile locally owned hotels are dying off daily. The current bed occupancy for the country is in the 20% range so why build hotels with further thousands of beds. It is obvious the these hotels under construction will never achieve a decent bed occupancy to make them viable. Several of the companies building them have already given up realising their error and now we are left with huge building sites. In fact not just in Karpaz area but across the country adding to the blight of empty houses. A moratorium must be brought in now.

Yes the hotel business is in a terrible state on the island, I would ask the question what is the break down of the occupancy percentages between the different ratings of hotels. I do not believe that the new casino based 5 star hotels are running at only 20 percent, their figures are much much higher. The mostly hotel industry here is very primative and needs desperately foreign expertise to bring it up to a world standard. The star ratings here are ridiculous how and who deciding, yes I have had personal experience with the grading system at the Pia Bela. I think the Karpaz projects will bring a new life to the dead and old fashioned hotels in that region. The older hotels will be let out as dormitory type accomadation the many hundreds of staff that will be needed. Many holiday villages and hotels are now doing that in and around Girne

I was in a very generous mood last night and Andre's Q is SOooo familiar to me, now I just decided to answer as "Deeply".. but, sadly, not as eloquently;) It never ceases to AMAZE me how intelligent folk can't appreciate that having an alternative viewpoint ( and one that is more the norm out side of TR / "TRNC" ) is GC "propaganda.. ! |

52,000 new hotel rooms Las Vegas Style.....New marina for 350 yachts. Why are they building all these new hotels.marinas etc when hotel occupancy rates on the island, are so abysmal? Where is the water coming from? Electricity? Customers..flights? Are these developments proceeding,or suspended. If suspended why? Political situation? ....... Funding?...........Change of heart?...World recession??????? All this seems to me to auger well for a solution to "The Reunification Talks" I personally can't see the Greeks walking away from all this!.................Just my view, thats all. wynyardman wyn

This country does not need this style of development it will just bring it down to the level of costas etc a Yes Craig2356 the occupancy rates are heading down to 20% in the abomination so called 5* hotels. The reason being the are only used at weekend by Greek Cypriots, Greeks, Turks, Israelis and Russians. The rest of the time they are empty.

| cronus, I applaud your enthusiasm, my thoughts are somewhat more restrained. Personally I would settle for free title, for what I have paid for, based on assurrances from The Government of The TRNC (Turkey) My TRNC Barrister (Ex UK Barrister) My builder (who claimed that he had free title to the land he sold me) and last but not least, Unwins Estate Agents. | deecyprus you must be the saddest person in this country. You have no opinions of your own on any topic the only time you appear to post is to condemn or criticise another member. In particular wynyardman, private pike and MM. Surely I am allowed to make a statement of my views without your stupidity. I would go so far to request mods to review msg 69 as a personal attack |

Hi Maria, You are right that it was a very interesting debate being enjoyed by most members but I am afraid David and Paul had a legitimate issue. Maria, based on your experience do YOU feel the developments discussed are 'legit', and are likely to be finished to the proposed schedule. (allowing of course for that phenomenon called 'Cyprus time.) wyn

Hi Maria, No matter how nice you are - you are trying to promote something historically very hard to get off the ground, made worse by a world wide recession AND on land that is likely not ( according to the ECHR) the developers to develop. I am a keen sailor and would love to see Cyprus have some more Marinas, but not in greenfield sites..:(

mmmmmm, Hi, and thanks for your reply. We feel very fortunate to be able to promote this area, as through experience we are seeing many folk looking for peace and quiet and non overdevelopment. In promoting Belgravia Estates and their projects on the Karpaz actually makes are jobs a lot easier! 9 out of 10 clients fall in love with this area, and much of our business is coming from English and other Europeans who have had enough of overdevelopment on the South side and are buying here. http://www.busybeesestateagents-cyprus.com/bluecovegallery.html I am giving a link to our photo gallery for one of our sites we are currently marketing, and you will see work progressing at Karpaz Bay Marina. This spot is near the village of Yeni Erenkoy. All the land on which Belgravia Estates is developing is exchanged, and if anyone wishes to ask me any questions please contact me directly. info@busybeesestateagents-cyprus.com Please note that the marina photo is number 18 out of 26 Enjoy!

mmmmmm various messages, maria has always been very upfront that busy bees sells properties but everyone would surely agree nowadays that careful thought is required when balancing the need to protect unpoilt wilderness with the on-going demand for regulated and appropriate development throughout the med some very severe restrictions are now in place to limit past horrors that invoved building on the beach, and overwheming an entire seaboard on the credit side, sensitive development can actually inject the funds required and build enthusism to nurture wildlife and countryside finally your comments about the status of land in north cyprus and the property issue in general follow an often-repeated formula for which the advocates are legion, and the arguments persausive, while many in the other camp believe this to be a gross over-simplification of an intractable underlying conflict andre

juliet, this is a north cyprus forum so you may question any aspect of trnc law north cyprus functions as a separate and independent state because: a) the state as defined by marx is "a body of armed men" and the trnc is at the present time, albeit with allied support, unassailable on the island b) trnc authorities negociating face-to-face with the republic of cyprus are of necessity being treated by nicosia as having the authority of a state ie practical control over its territory and, most significantly, of proper status to sign a re-unification agreement (if such a document should ever appear) c) north cyprus has its own judicial educational and taxation structure d) north cyprus has its own legal system within which "exchange land" exists as an integral part of local trnc property law only paradoxically it's because of propaganda campaigns fostering uncertainty, that "exchange" land and property is actually such very good value for money! andre

I would not say that, Poland got loads of land from Germany after ww2. no one is asking that it be returned to Germany or calling it " stolen land". Ireland has had its problems and no one is suggesting land in the north is returned to owners who fled south. Korea has a north and south and refugees from both sides.................. So why do Cypriots feel they are unique having LOST a war they want land lost in that war returned to them....... perhaps their empathy with hamas is a little obvious.

the masses who lost out in these troubles (on both sides of the green line) are only likely to gain anything if there were ever to be a fair and reasonable compromise over the issues that partitioned the island I think that if both sides were truly serious about a settlement there would have been created an atmosphere of trust and give and take which appears to exist here hardly at all, or not at all we are not talking about right or wrong as such because all the protagonists will have an "axe to grind" even their mini-me surrogates on this little forum cabbie is right to mention various divisions some which have been partly resolved but few or none I can think of have resulted in individual restitution andre
