depends on the builder, some good some really bad... some only fit for animal pens. usually concrete with steel frames inside, poorly poured concrete with no water protection, infilled with any rubbish they find, may be compacted with a whaker plate if they know how to start it, usually filled with water though when left open to the elements till they get more money to start again!

In the main the structures are good, infill panels ( between the columns ) need not be a problem. The attention to detail and understanding of the technical bits vary builder to builder. Water proof admixes, ventilation, DPC to patios etc, proper flashings all inexpensive but ofter poorly executed will make a hugh difference to the durability of the villa.

I have a mention about damp in the next Mr Fixit article in Cyprus Today.

NHBC is a cosy club, run by, and for the benefit of, Builders, not customers.

They already have such an arrangement in TRNC, they just don't bother to pretend it's gor the benefit of customers.

True, many professional bodies are just a there to give members that look of professionalism when all they really need to do is fill in some forms and pay their yearly dues. I'd like to know what checks the NAEA make on their members? Can't really see them making suprise visits to Estate Agents in TRNC.

Foundation: Footing should be as deep, untill solid groung is found (if the area is soft and solid ground is not found in 1.5 meter, than you should switch to continues foundation). When the ground floor panels is done (between the colons). You must feel with earth, when feel with water, press well, when you must put between 10 to 15 cm, with gravel (you need to do this to cut the concreat from earth to avoit dumpness.



Wall, either bricks or bims.



Roof: recomended to have a concrete roof with a pietch roof. This is ideal for Cyprus climate; it will make the house cool in the summer and worm in the winter.
