Hi folks if we use this thread there are one or two issues baywatchers have not commented on from other threads, eg Maintenance charges raised by Jackie and Voltage protectors wottever(typo for you Arthur dont miss it) they are called. Has anyone gone for the complete house protection at several hundred pounds or are individual protectors being used. Also are they actually necessary? We are now awaiting Lobys report as he returns from his week away with the mystery lady..

Some may know that we had intended to go shopping to IKEA in the South for the odd bits and bobs - but on research we found that the prices are 50% higher than the UK and when you take into account our driver's fees etc. we have decided against it. As we love driving around the island anyway, we've decided to go shopping in the North. Just checked the weather - not good really hope it warms up by next Thursday. If we can, we'll definitely post reports whilst we are in NC. Can't wait for Loby's report. Perhaps he might have asked the same questions of SWB/RMS.

Have a great week-end, the sun is shining here in Leigh on Sea, Essex!!!!!!!

Rocky, you're only jealous- it was probably Julia Roberts with Loby. Ah well, these women stars can be fickle. Wot spellin' mistake Rocky?? Can't spot it, only just come dahn the apples, so not proply woke up yet.

BTW, methinks Rocky has been doing has been doing impressions of Omar Sharif in a film made by David Lean from a Boris Pasternak book!!!

Jackie,

I recall when talking to Connie/Mike re the gardens, tidying and sorting planting etc and general ubbish there will be a someone onsite to deal with all that. The beach will be cleared and then when this person is in place they will monitor it etc.

Apparently there is a sighting of men on our roof so its nearly done yippeee

anyone know what will if anything be done with the aproach road tp SWB? ive seen some recent photos and its been a qaugmire after rain, will they tarmac it ? what will anyone renting at site think if they have to drive down this clay pot hole of a road before getting to the main gate? anyone heard anything about it

I think Andy said that the actual approach road is the Local Beladiserye problem but that SWB will on completion of site put something down between the 2 gates along the front of the shops etc. so at least that bit will not drag mud into the site itself in the winter. In the summer it won't cause a problem realy as it will be all dried out.

who lives nearest Loby? should someone check to see if he is ok? Mrs Loby may have read this thread . I think wives should have a signed authority from their husbands before they can have access to this forum. They have better things to do like cleaning and washing.

Keep making comments like that Rocky, and I think you'll end up in hospital yourself. I might agree with the sentiments, but I'm not that foolish as to express them.

Andy, I'm sure Loby'll be okay. I assume sand flies are as likely this time of year as the away team getting a penalty decision at Old Trafford!!!! Good luck for tonight.

Blimey I've never had so many people concerned about me.

I can confirm that it was definately Mrs Loby who was with me. If I'd been on my own I'd have had an apartment furnished like the Adams family home.

Weather - it rained very heavily every day, it was chilly during the day and even colder at night, though I wore my shorts daytime I did get comments about whether I was cold.

It got dark about 5 ish and SWB was pitch black after this.

SWB - The site is looking very good, both pools are filled and useable with the 'indoor' pool I was told being heated this week.

The chippings are down in half the site stopping at mine. This may not be ideal but I saw another site with grass and it looked terrible with weeds and being very wet was muddy and didn't look nice.

The apartments by the sea are coming on at a rapid rate and the site is certainly filling up.

My place was looking good with no major problems and only minor snagging to be done.

to be continued.

The patio window locks are very flimsy and difficult to operate - not good.

Electricity - this went quite smoothly, you go into Kyrenia by the Dome hotel, up the left stairs, see the man, down the stairs into the right room, pay your money for the meter, best to leave credit for your standing charge (10YTL per month) and that's it. You need a copy of your contract which they keep and you need your exact number.

Purchased our blinds and curtains also our suite, dining table and two beds.

I am now skint.

Went up Buffaventa castle the second day and couldn't find my camera the next day so I've lost it.

I've taken photo's as asked for with my wife's so will put them on that album if it's easy to do.

That's it for now.

Hi andy did you get your hotel sorted at stanstead you may find the Holiday Inn although in xs of £100 a night will throw in free parking so I would go for that. There is a courtesy coach to the terminal as well at negligable cost. Did you get an email from Keith Hunt? seems as if someone has upset him at Rainbow or SWB. I must have upset Loby he hasnt sent me any photos although I see you got some. Anyway Easter is only 4 weeks away while you are at SWB could you take some internals of 32 for me? We will be in Florida for 2 weeks its the only two week break we can get this year due to business commitments but we will make NC for 9 days in July. Got a few shots of a buzzard in our garden yesterday will send one through to you.

Hi rocky, you haven't upset me, I haven't posted any photo's yet.

Andy's must be from Alison.

I lost my camera somewhere in NC, by the way i was told to report it lost to the police, they were pleasant but wanted 32 ytl stamped to record it lost so i didn't bother.

So I used my wife's camera and like Andy have got to work out how to put them on snapfish.

I've got photo's of your roof terrace and your kitchen for you to look at.

I'm having major problems with my boss and their stupid holiday booking system, all I can get is the last two weeks of the school holiday whereas I wanted to go out earlier.

loby you will need to claim on your holiday insurance for your camera if they ask which police station you reported it you can state that you reported it but did not register it because of the charge. This may invalidate the claim although it is up to you really depend on the value of your camera. Another option is to claim on your contents cover if you have extended cover. I will wait for the photos with interest my place does not look complete yet to me whereas I assume yours is all done and snagged now.

Hi Sheila,

I've got some photo's that I've put into an album on snapfish but i don't know how to put it into our dedicated place.

It says it needs e-mail addresses but i'm sure i don't have to write out all the addresses ?

Can you tell me how to put them on so they are available to everybody.

Thanks.

On your own snapfish page look for Group rooms. Select the SWB Group room then look at the right hand menu (your Group) and select add and then album. This will show you a list of all your own folders that you can select the one you want to share with the group.

The photo's got there more by luck than judgement.

I hadn't even read your instructions by the time they were on there, it must have been one of those buttons I pressed beforehand.

Andy- the seaviews were taken from your frontage and the one with the fire are your row.

rocky- the interiors and the roof terrace are yours.

They were taken with my wife's camera so it was trial and error. I've got a claim form for my lost camera.

Unfortunately my apartment is the last one in phase two so I'm still part of the building site.

Andy you must have a snapfish account as you are leaving messages etc so click on your albums in left hand menu then click on create new album. Then see how you go select upload option and choose the photos from yoour files on your computer to put on snapfish.

To share those pictures with the group.......

On your own snapfish page look for Group rooms. Select the SWB Group room then look at the right hand menu (your Group) and select add and then album. This will show you a list of all your own folders that you can select the one you want to share with the group.

They are still there I had an email from Patrick and Anne that live on site and they have met up with them. Weather has been wet with hailstones and very windy out there but lots of workmen onsite now its cleared a bit. Sand has gone down under the kids play area and more planting/landscaping has been done around the pools. Lots of people visiting now and booked to go there over the Easter holidays and getting furniture sorted etc so it going to be great come the summer.

Hello to all,

Me and Linda will be over for a brief spell in the middle of April, we are having the beds and some furniture delivered, curtains blinds etc fitted and we shall also be attempting to get most of the kitchen stuff plus lamps and such.

Hopefully when we visit again in a few more months time we will be able to stay in our own place and not a hotel as we have in the past.

We are both really looking forward to it and while we are there we can always take some snaps of particular plots if you let me know which ones and of course we will take some general site snaps etc and post them on snapfish.

So good luck to all, and we hope to see you in the future at Sweetwater.

Alex & Linda.

good luck Alexo have a great time. I will be popping over in May for completion I hope (second week would be great Yoav) I am in the Florida house for Easter although the dollar is strong there are some excellent bargains available over there. Especially where banks have or are taking ownership condiminiums have changed hands at less than £45K. These bargains may need a refit but thats not espensive out there. I know a good realtor if you need one. If you dont pay a lot you dont need many rentals (I have some 09 weeks available folks it sleeps 8) 15 mins from Disney. Re SWB If your window and garden man can do a deal for the two properties let me know you have my email address. Has anyone thought of any names for their swb abodes. I note that ZHivago has but not sure Andy likes it.

Mint I tend to agree with you it must be one of Andys best mates winding him up whoever has heard of dutch style russian dancing!! Anyway when are Arthur and Jackie back it seems if they havent managed to get on the internet whilst away. When I used it out there it was difficult with the turkish keyboards I beleive you had two keys which you could use for (i) but my memory is fading. If you used the wrong one the messaging and posting did not work.

zhivago dont upset andy...anyway why dont SWB update the sales section on the web site it would be nice to see what is left. MInt.. Message three was referring back to Jackies thread re community fees which no one commented on and my reference to voltage protectors. There was a stream of posts a year or so ago that we needed a voltage protector on each electrical item. Then a guy (named Elko) who posts on C44 stated that he could fit a unit to the fuse box to protect the whole apartment / villa. I think he said around 800 us dollars but all appears to have gone quiet so I want to know if SWB electricity is subject to surges and how we should best protect our electricals. I was wondering if those who have completed had any comments.

rocky re mess 76. i think the mains surges that used to blight north cyprus are in the main a thing of the past, these were caused by very old systems at the main power station , i was told last year that a lot of new high tech systems were being installed. ive not heard of anyone at turtle bay having problems and this site is over two years old( well lets hope anyway)

Hi Guys

I will be in Cyprus with my other half from the 30th March for 12 days. We are spending a couple of days at the Pia Bella while we set up our apartment and hopefully the the rest of the time at Sweetwater. I will take lots of photos but if any of you want anything special just email me and it will be no problem.

On the subject of surge protection we stayed in our villa C31, over the new year, we used all the usual electrical items and didnt have a problem. Havent heard that anyone else has either. The site seems to have come on a lot since we were there, it was still very much like a building site back in January.

Just in case of electric cuts a solar power torch will be useful no batteries to worry about and no charging on the mains it also has a clock and alarm on it, so handy to have by the bed. Thought it would also be useful to put in pocket/bag for using when out late at night etc. We also have a couple of wind up torches. We also bought a solar power battery charger that we can charge batteries plus mobile phones PSP Ipods etc.

Also looked at solar powered PIR lights for the front door/drive again in case of power cuts and also so we dont have to use the electric leaving the outside lights on.

We have been trying to start a list of things to get to take with us and its quite scary how much there is. I was thinking of taking all white 100% cotton sheets for the beds but someone said earlier to me that the sun discolours them? Not sure now what to do.

We're back at last. lots of news, so it'll probably take several postings to fill you all in. I will also start a new thread- SWB restaurant guide. have just have a quick skim down the postings since we've been gone. Andy- I thought you would have spotted that Zhivago bears a striking similarity to Sylvester Stallone's first film part [he wrote the story as well].

Generally it has been very wet during our first days out there [apparently they've had more rain in one month that in 11 years. Suffice to say that with the list of things to get, put together and fit, I'll be going back to work tomorrow for a rest!! All the SWB/RMS staff have been a great help, going above and beyond the call of duty. SHE WHO MUST BE OBEYED decided to buy this very stylish [and expensive] light fitting which was an absolute pig to put up- without Andy's help I'd still be doing it now. We were made very welcome and met a number of the NC inmates [I meant residents] and were made very welcome at a few social.

..gatherings.

The site is really coming on, and although the heavy rain has shown up varying degrees of problems, Andy and the builders are dealing with those. When [delayed] completion was due in September, in all honesty our property wasn't really ready, and there were a host of snagging problems. When Im visited in November there were many unresolved, and new ones. Apart from the issue of the door and window locks which are absolute crap, all of the major problems have been resolved and although there are still a number to be sorted, they are relatively minor.

The properties still unfinished in phase 2 will probably be ready Junish, but I think the phase 3 properties won't be ready until August/September, cetainly Sir Geoff Hurst may have to reschedule the opening ceremony for Block 133. We have taken a number of photos for Rocky, Sheila and Andy and her Ladyship will upload and e-mail those probably tomorrow.

Keep the faith folks- it'll be a great site.

I'll be doing my restaurant guide now so probably Jackie will add a few social postings while I'm back at work. However, what I would like to stress is that the SWB/RMS staff are doing all they can to help- basically Andy & Connie do 24/7, and I can't praise or thank them enough.

Yes welcome back you two.

The whole developement is coming on at a rapid rate.

I couldn't agree more about those patio doors and locks.

They are very flimsy and difficult to use.

I can't see them lasting five minutes before they get broken.

With the terrific entrance door (apartment) you would have thought more money would have been spent on these very large patio doors.

Definitely a security issue.

Jakki the photos are brilliant thanx I am now a little worried that completion may be earlier than May although how many deadlines have swb beaten?. Another question is, is arthur on the bottle 2nite? it looks as if he has posted message 103 under the zhivago name rather than his own how did he do that? Does this evidence that he is indeed the Sylvester of the south east middleweight boxing club?

Welcome back Jakki and Arthur, Thank you for the photos of C41 and I admit we got a bit excited with photo 1 until you told us that it was sent by mistake and it wasnt ours! I am a bit worried by the Aug Sept dates as we were rather hoping that we would be holidaying then with the kids! So glad you had a good time and I hope you managed to get all you went out for house wise. Looking froward to your restaurant guide

Hmm...........let me guess. Whilst I was up to my neck in muck and bullets in NC, and didn't make any postings, Zhivago wound you up big time. Also, many of his postings are minutes after Rocky's................interesting that.........

I also forgot to tell everyone that the roller bearings have been fitted so that our pool can slide back for the launch of Thunderbird 3. I've had the strings attached to me arms, legs and head, and Jackie keeps going on about buying a pink, six wheeled Rolls Royce.

.....and another thing, one day She Who... suggested we go to Antiphonitis. I didn't have a clue what it was, but it's a church up in the mountains, a very long way up. Apart from the fact it was locked up so we couldn't look round, I suffer from vertigo badly and there are parts of the road that are very narrow, with very long drops.

Personally, I would only recommend it to complete nutters. I won't be replicating the trip, even if the thing is open.

Andy, it's been bloody obvious for weeks. You need to get away from the fishing more often and suss out the clues.

Whatever you do, if Rocky visits your flat, DON'T give him a glass of vodka, he's likely to drink it, and then throw the empty glass into the fireplace!!!

Complete it, save as into your My Documents (otherwise it will go into your temporary files), then compose a message to RMS and attach. I gave mine a different name otherwise when RMS receive it and get loads with the same name when they save it if they're not careful each one will be overwritten.

Hope this helps.

andy I know its confidential but I have sent my response to RMS and copied it by email to you. If you want to use it, save it to your desktop under a different name and edit my answers to your choices and then send to RMS.

We haven't received the RMS questionnaire yet - it may be that they have sent it to Arthur's work e-mail.

The Beach :-

Arthur and I made our way down to the beach - There are two beaches really. Because NC is the armhole of the Med, any rubbish that has made it's way into the sea, looks like it's ended up along the coastline up to Kaplica. We think that around 20 volunteers can clean up the mess in a short time. A bonfire could be lit then we won't have to take our black bags up to the site.

Bathroom Accessory Store :-

Has just opened downstairs from the office - we are getting a quote for glass screens for our wet-rooms - they will also be selling dimmer switches and the like.

DVD/book library :-

Any ideas ?

as I said Andy open it and save it by using save as (eg Andy Qs) on your desk top. THen change what you want and add your text then save again on your desktop. Then attach it to an emial to rms..there may be other ways but this is the one I can describe to you

Andy

Its not the best to fill in and some of the text boxes do not work.

To fill in your x beside your choice for each question, double click the box you want to put your x in. A small screen pops up and you have an option called Default value. Click on where it says "checked" and that will put the x in the box you chose. Once you are finished click save as and enter a name for it then send it back.

Hope that helps

Well - RMS had sent the form to Arthur's work e-mail, he then sent it to me and it came out blank - think we'll wait 'till our next visit in May/June. Have to congratulate Mike on his knowledge of swimming pools - I thought one just had to fill it with tinkered water!!!!! Whilst we were in NC Mike was conducting trials on the heating system for the pool, we were tempted to try it out but my poor 'flu got in the way - not so brave as Phil!!!!

jakki, did mike not comment on the cost to heat the said pool? arthur B18 sent me a e-mail saying he thought the cost to heat it would be very high and would be better to have some retractable cover fitted for the cooler months? im all for a heated pool by the way

Re : Heated Pool

Mike said that he was researching costs for the cover from various companies -

it turns out however that the cost of heating the pool was not as expensive as first thought. I'm sure once Mike has made a decision he will let us all know.

Andy, lets be clear once and for all. Rocky=Zhivago. You may be able to blame your mate Kenny for "superscousers" but unless he's set up another Zhivago, it ain't him. It's our carrot crunching mate from Ipswich who has absented himself to deepest darkest Zummerzet.

Also Zhivago has the same joining date as before so Kenny is in the clear.

Hi folks the thread makes interesting reading just back from a day on business. Yes I reside in somerset yes Ipswich Town are the best football team in europe and Arthur seems convinced I am Russian. Yes Ipswich had a russian player a long time ago and his daughter is now one of the top british players and no I dont like Vodka. This does not mean I am a Russian and Andy if you invite me to your appartment I wont smash the glasses. As for the identity of Zhivago I guess we must wait I have a suspicion that Arthur is pointing the finger to take the suspicion away from him. After all who else would build a missile launcher in their garden and he admits it is false and the whole thing slides back so he can launch his missiles. I guess we should have a giggle over the whole thing coz thers not much swb news so Zhivago keeps us guessing....Lick venenko which plot is he buying I bet he wont eat your raw fish Andy..

JESUS H CHRIST-

Andy, read through the whole history of the threads with "Zhivago" entries. Interesting how most are very close to ones by Rocky. The boy down in Zummerzet is pulling your plonker big time.

My last words on this- if you keep on, Sir Geoff Hurst WILL perform the opening of Block 133.

Arthur

P.S. I met Martin Peters a couple of weeks ago and got his autograph.

P.P.S. I don't think Ipswich Town will have aspirations to the Premier League for next year, perhaps League 1 [only said to wind up Rocky]

kenny b are you confusing your arthurs? or is arthur confusing us? Isnt there an Arthur living on site and one in Essex who may have many identities and a launch pad under his pool. This could point to under cover work by the Russian contingent at swb. even I am confused as to which arthur is zhivago, soldjier nitsin or lick yoorvento.

Kenny, Jackie & I own C34, you're possibly thinking of Dorothy & Arthur who own B18 [if my memory is correct].

I'm afraid your mate Andy has been led a right dance by Rocky/Zhivago. I suggest that if we're all around during one of Rocky's visits, we make him feel at home KGB style by attaching some electrodes to his testicles.

Rocky has doctored some photos we sent to him- his talent for art is more Lenny Peters [who was the blind geezer in Peters & Lee] rather than Picasso or Rubens. However, he could probably plough a fairly straight furrow [ooh arrr].

Hi Arthur you have nearly convinced me that you are not zhivago but I am not sure yet. Its a clever ploy to point the finger at someone else. Anyway who is going out at Easter we know Andy is and possiby Northsforme, anyone else? The forum is relatively quiet apart from find the Russian. Arthur is your place completely kitted out now the other half has been involved?

Rocky, put together two tables to fit either side of the fireplace, a coffee table and three chairs for the bedrooms. Hung two wall lights and one ceiling light which was an absolute pig- without Andy's help on the latter, I'd have never got it fitted.

When we go back, i will have three more wall lights to fit, one ceiling light fitting for the lounge and three light shades or whatever The Boss wants in the hall and landing. We are going to replace all the outside lights, but that can wait.

We'll probably buy a few more bits from Ikea on our next visit which I will have to put together, so I don't expect to be sitting around on my backside.

Nonetheless, even now it is more like a home, just needs a few finishing touches.

As for Zhivago, do you think you're schizophrenic; perhaps you're in two minds about it!!

Regards

Hi Andy if you mates r going out please ask them for a couple of shots of C32 especially the front view also it looked from the last photos that no ac units were fixed internal or external and no kitchen units were fitted. If they can take a shot of those areas that would be great. It might be an idea also to destroy arthurs thunderbird missle ....tell them its hidden under his pool in C34. That should keep them busy digging. Zhivago is quiet is he in Moscow do we know?

Hi Sheila/Phil,

When we were over both floors of your villa were pretty much tiled, but neither staircase [inside or out] was. I was deputed to ascend the stairs. I assume it's something to do with the order of construction. Your downstairs bathroom was fitted out and wetroom [can't remember if taps etc were all in]. Kitchen was at the "bare bones" stage of being fitted. I know you want the place ready for a family holiday [in August??]. If SWB, or more precisely Emek get their backsides into gear, it's possible. Andy said that pressure was on to get the remaining phase 2 properties complete.

Hi Arthur,

It will be good to be out there in June to see how things are getting on and then we wil be able to assess if the holiday is feasible in Aug if not we may have to rent a villa again like last year. Our neighbous in C40 who we have also met in the Uk will be out there at the same time in June so that will be good to see them again as well.

Andy, my best guess is that your property will probably be ready around August. It's difficult to say as th builders seem to suddenly get a move on, and a lot of work is dome quickly. Equally, at times they seem to fart around and nothing significant happens for weeks or months. All I can say is that the builders won't be going off starting new plots as the line of apartment blocks at your [Kop??] end of the site is the final phase. Also, I think the remaining villas & bungalows will be completed perhaps June, so all efforts would then be on the apartments.

As you can see from the previous posting, Tractorboy has been at the vodka again.......................

Thanks Arthur for the info I wondered when my place would be finished. I was hoping May coz it seemed a lot further on than other Phase 3's, and we are supposed to be having a holiday there in July. If it aint ready I will ask if anyone has a 3 bed unit on SWB I could rent? Anyway are there many Phase 2's to be completed not many contribute to this thread we are quite a small club really. Some of the villas seemed to have been finished for months now. Its a lovely sunny afternoon here so I am going to get the lawn tractor out but before that I will have a tipple of my favourite day time drink, thats tea Arthur.

Hi Phil,

No offence and I've got nothing against bikers but my apartment is really close to the bar and I wouldn't be too impressed if it was turned into the watering hole of the local Hells Angels chapter.

loby is your apartment now completely finished and furnished I may have missed your postings since you have been back. When are you due out again?. I am planning May but its wait nd see I guess depending on on completion. Do we have to wait for completion to arrange the electric meter because I would like to check the electrics as part of the snagging. Also is the water on when you go to complete? How can one do snagging with no water and no electricity.

Have you guys seen the sea terra mortgage thread and has anyone asked their lawyer to confirm the position. Is it worth us collectively asking our legal reps to look into this matter for us and share the fee. I feel that swb are a reputable company but it times of financial stress strange things happen.

is it worth geting Naomi to do a search and sharing the cost between us. A clear search would increase the security of a purchase at Sweetwater Bay and perhaps even stimulate some more sales. so could SWB themselves make a declaration on their website and Naomi confirm the position?

andy it seems as if most baywatchers bury their heads in the sand.. I posted the risks on a very old thread before cyprus 44..and was told in a private e mail form a member of the thread not to post any negative information. I can understand the thought here but we have a common fianncial interest I do have faith in swb however these are hard financial times and a statemnent from the devlopers supported by Naomi would no doubt help the purchasers and even help the developers sell the remainder of the properties. If the developers remain silent on this point is will be of concern to me.

andy I will email Yoav tomorrow and probably Naomi we all have an interest in the development being succesful. Collectively the purchasers and the developers want this prestige development to continue to be a success notwithstanding the reunification issues which are another potential headache. Although I cannot see the worst case scenario working that is giving the whole site back to a goat farmer for him to maintain. I am sure we all accepted there will be some compenstaion to be paid but when thats paid the sky is the limit.Yoav did say he would post some info regarding that matter but it aint happened yet.

Hi All

With reference to all the other SWB threads simple answer ignore them I hardly post anymore because of all the crap on C44.

Seaterra I do feel really sorry for the originators of this thread but if you read it, it tells you that when they tried to register their contracts they found there was a mortgage on the site. I registered mine last April and there was nothing. Once you register that is meant to be your protection. i assume we have all registered

Naomi Mehmet is she working in cahoots with the developer? Of course she is we knew that from day one, who do you think was giving the legal talks to all prospective clients about the pros and cons of buying if you think any different then you are burying your head in the sand.

With regards owners who dont post thats easy read all the crap on the forum.

I will be out at SWB in 11days time and cannot wait

N4 me whilst there may not have been borrowings at the time of your contract that does not prevent a developer from borrowing at a later stage especially when sales are slow. I used to be a Bank Manager and I had friends who were caught in the late eighties scenario in Spain. a similar credit crisis as today althought the interest rates were higher.. Good luck in SWB a superb site lets hope it still ours for several years.

We paid Naomi this time last year to register our contract for us - thinking about it - we haven't received confirmation as to whether this has been done or not!! One would have thought that if a solicitor is in receipt of any information that is detrimental to title, his/her client should be informed immediately. I will contact Naomi today. Naomi was recommended to us by Savills when we initially went out with them to NC in July 07 and not by SWB.

Hi all,

Regarding registering your contract at the land reg and paying your stamp duty on your contract means thats once its registered technically no-one else can take out a loan/mortgage etc against your property.

Equally as far as I am also aware that when you do go to register your contract they will inform you if there is currently any charges against that property so its then upto you to go ahead and register of firstly find out what and who has put this charge on your property??

You do not have to neither I dont think cvan register your contract unless there are no outstanding charges against it?

Your lawyer should have paid the stamp duty and registered your property for you already in which I asked them to forward confirmation of this and I asked them to send me 2 scanned copies of the signed and stamped receipts from the LRO for my registered contract and a stamped dated receipt for my stamp duty paid - for my records!!

CONT....

ALWAYS ASK FOR COPIES OF ALL RECEIPTS FOR YOUR RECORDS- Do not take peoples verbal words for anything get it all in WRITING!!

There was a huge flux of registration of contracts in MARCH last year as the NC government introduced and amnesty and gave owners the option to register at 0.5% instead of 1.5% as they found many hadent done this and were unaware of this as they had not been informed or advised this by primarily their legal representatives.

Saying all this you have to bare in mind this is NC and rules and regulations can change daily here so its hard to keep trck of what is really going on and what is required whoich also causes alot of confusion for people.

hope some of this helps!!

Some of you may know about the 'problems' I have been having with curtains!! Just a word of warning really - Hayhay - a curtain maker (opposite Mermaid Fabrics) was recommended to me. However, what you ask and pay for isn't necessarily what you get in the end!! My main bone of contention is the curtain hanging in the main bedroom. The three curtain poles were put up at different heights - two single curtains also different lengths and a par of curtains that didn't meet in the middle and were around four inches too short. I had asked for the curtains to be made extra long and had asked for blackout lining. The ling was a cheap gold coloured nylon fabric - yuk!! The curtain were poorly finished when I had been told they would be hand finished with weights. After a long story the curtain maker said he would let the down the hems - so I brought the curtains back to the UK and tried to sell them on ebay - guess what they didn't sell - they are that bad!! Having curtains made in the

I think it's good to remember you don't always get what you want - so please be quite specific.

Arthur and I went to a shop in Girne to have cast iron piece made for our fire place - this was on a Tuesday - the man said it would be ready in two/three days - he said he would call us. Anyhow, on Friday we dropped by - 'I always call' he said 'when it's ready' - 'but you sad two/three days' we said 'well' he said 'you should have said you wanted it on Friday'!! You just can't bloody win!!!

Hello Rocky,

You are right, we are using Mermaid and we shall be over in Cyprus April 15th and the curtains are scheduled to be installed on the 17th so I shall update accordingly.

Have been rather busy lately and not posted at all regularly but hope to be a little more proactive in the future. Sweetwater looks to be coming on really well and we are really looking forward to our visit.

Good luck,

Alex.

I hope Ronaldo picks up on this thread with regards to Mermaid he had lots of problems and found their after sales poor. His experience put us off and we used Fiscos and the Curtain shop negotiated lots of freebies from both companies including matching table runners ,cushions, pillows and tie backs.

No problem with either company I will definitely use them again.

Rocky, as ever you are a very brave [foolish?] man. Those comments will get you castigated.

Regarding Jackie's comments, Hayhay cost os £1020, but ti wasn't just for curtains for our bedroom and the blind on the stairwell and to the right of the fireplace, we also had sailcloth woven into the pergola. The real thing is that you have to be VERY VERY specific. Just remember that whatever you ask for, they will want to do it their way. Jackie was quite specific with what she wanted, but they still did what they wanted. As an alternative, if it goes wrong you can blame me...............!!!

Just a quickie to let you all know that we have heard this morning from a Nicola Wadsworth at Naomi's office - she attached a copy of the Land Registry receipt and this confirms that our contract has been registered. We assume that as the contract has been registered this means there is not a charge on the land (we hope)!!

Jakki not sure about that- the deeds cannot be issued as far as I know until parcelisation has been completed thats when there could be a problem over any borrowings from the Bank by any developer..it happened in Spain in the late eighties. I doubt our individual plots are even recognised anywhere yet anyway but the overall land could be under a charge. Thats why I was seeking an assurance from Yoav and Naomi. Its a plus plus for everyone if a formal announcement could be made re the security of any investment in the site.

I registered my contract last year at the Famagusta Tapu, I was under the impression that this gave me the protection that another mortgage couldn't be taken out on the land, so I think I'm agreeing with Jakki on this.

If parcelisation means that all properties need to be registered and cleared before any deeds are issued, that doesn't seem correct to me.

rocky-re, message 180, I was told it was finished but without the white goods to save any damage during snagging so I don't know what state it's in now.

There was temporary water on so the water could be checked.

When I arranged for the electric meter, at that time it was taking over a week to install so there was no electric when I was there and I couldn't check if anything did work or didn't.

I've only left deposits with Botanica and Mermaid so nothings in yet.

Sheila are you married to three different men ?

One's a Roy Keane lookalike, one's a French Parisian artist (the one next to you) and one's an extra from Easy Rider.

loby you may be agreeing with Jakki but do you both know?? I cannot see that simple registration would prevent a bank taking the whole site as security, have you checked this out? If you dont know if you place is finished satisfactorily have u paid alll the monies or did you get your lawyer to hold the balance? I beleive we can hold back 5% cant we?

rocky, I don't know for 100% but it's not something I'm worrying about.

I feel everything as of yet as gone as expected and we don't appear to be one of those other unfortunate sites that have had financial or any other major problems.

I'm been happy with my dealings with SWB (except for the updates).

I haven't paid all my money, there is a set fee in my contract that I can hold back for snagging, in my case it works out to approx 3%. I didn't involve the solicitor I just held back the money with a note to that effect.

Jakki Loby N4me have you read the cyprus today thread in particular Elko postings 10 & 11 it seems to support my thoughts. Hopefully Naomi and Yoav can put our minds at rest. I cannot see how a major development can be financed without Bank support. I would aslo ask what guarantees of any worth can a lawyer and development company provide. At the end of the day any Bank should lend responsibly and consider that the purchasers have a financial interest and should not extend the borrowing to put at risk the end consumer...however they wont give a toss if all goes belly up the Banks grab what they can . Zhivago what do you think can you give us your Russian opinion not tainted with Vodka.

may see you in May then Z good point re only plastic by the pool. I hope to go in May for the snagging although I will pay Rainbow to oversee. Just checking my contract it appears that they may all differ I seemed to think that people mentioned a 5% retention until snagging issues were sorted but my contract say £2000 UK. Also I would have expected the white goods installed but may be wrong here also. Anyway off for a Florida break soon.

Rocky- we had a £2k snagging retention in our contract rather than a percentage. I'm convinced that different contracts have different terms- some of the later ones are, I believe, significantly different.

Hello all please see response from Naomi...E Mail received Monday 23 March..Thank you for your email. Searches on this site are being conducted on a regular basis – every time a new Contract of Sale is registered by us at the Land Registry, the Land Registry check to see whether there are any encumbrances on this site and every time, these have come back negative. The last ones were just a few weeks ago and the registration of such a large number of Contracts offers protection against the registration of encumbrances. Therefore, there is no need for concern. ....Now we can all sleep better and feel sure that Edith, Yoav and Connie are looking after us. ok Mike n Alan as well.

I wasn't concerned but well done rocky for chasing it up.

Andy your block may be sold but it looks like I've lost a next door neighbour, it was sold but it's back on the market by the look of it.

It must have been something Zhivago said.

If they get the asking price I've got a nice little profit already but with the VAT, furniture and all the other expenditure it'll be a while yet before I'm back in pocket.

Thanks Rocky for letting us know re Naomi. Loby I think I prefer the easy rider version of Phil the best!

Jackie and Arthur are you pleased with the pergola stuff that Hay Hay put up for you? Really sorry to hear about your curtain saga.

Just checked and there are now only 2 bungalows 2 villas and 34 apartments left for sale.

Amyone out soon can they please check out my upstairs bathroom it should have a wetroom and not a bath. And I would love a photo of my finished roof and white rendering

Anyone not sure how then send them to us and we will put them up. If there is anyone wanting the password to look at the shared photos on Snapfish let us know and we will send it out.

Just want to say, what really gets my goat is that there seem to be so few flights in the busy periods.

They all seem to be full or cost the earth.

I could have a holiday in a hotel for the cost of a flight.

We have spent hours trying to find flights only without success.

Does anybody know, if you go via Larnaca can you bring household bits and pieces from England and take them across the border without any problems.

Yes Sheila, I did enjoy the efes. I'd had a long flight without a drink, and my hands were starting to shake............................

Your visit in June/July overlaps with our visit in June. I have several efes and bottles of wine in the fridge that will be ready when you arrive.

Rocky- Jackie has several mink coats [don't ask me why], so if you feel that way inclined I'm sure she wouldn't mind you borrowing one. Good news about the searches on the site- well done.

Actually Rocky, when it comes to coming out of the closet, I'm a bit worried about Andy. You remember the Shakespeare phrase "methinks the lady doth protest too much" ? You've probably noticed how Andy APPEARS to hate Liverpool, but do you think he goes to bed wearing a "I love Rafa" teeshirt?

Only speculating of course..........................................

Hi Guys n Gals we have certainly not taken long to get to over the 250 postings on this thread who want to do the next one Part4. I have had an email from Connie indicating the handover of Phase 3 commences shortly so I guess all Phase 2's are done then, any comments?. I expect to be an early Phase 3 as mine is well on hopefully Andys mate will get me a photo or two especially kitchen and air con units if they are in. I am not sure what is deemed to be completion. Anyway things will happen I am sure when we get back from USA, we are orf this weekend will need to sort out a trip to NC for May or June have to get with Julia Roberts though. Andy did you notice that Rafa is the newest member on the thread? I hear he is buying in block 130.

To be honest Rocky I think the villas were all phase 2 [although I stand to be corrected]. Timing is really a matter of how work progresses on the individual properties- if they put workers on the property it moves forward rapidly, if not it sits "dormant" for weeks/months. I think the fact that they are getting down to the last knockings should mean it will all move forward relatively quickly.

"Completion" however is another matter- our experience was that completion was nothing like, and although Andy had more Turkish builders crawling over our property last September than flies on dog crap, it didn't hide that it wasn't really ready. I think/hope that they have learned from this and when they say competion is ready, it really will be.

I believe that the villas will be ready June [latest July??], and that the apartment blocks at the end will be ready August/September. I believe that Sir Geoff Hurst has been booked for the official opening of block 133 around that time.

you stand corrected arthur I requested and it was agreed that mine was moved to Phase 3 as my 2008 holidays were all booked and I did not need it until 2009. Funny if I had left it as it was a 2009 completion may have been realistic!!. Anyway I am getting a little nervous that we will have to book accomodation elsewhere for the family if it is not complete by July. There aint much to do though looks like white goods in the kitchen (we couldnt afford stainless steel and solid silver like you) and air conditioning only. Was your water on when you took pocession? If not how can one snag (yes it is an N) without water and electricity. Also can you set up a standing order or bill payment for electricity and water??

Rocky- water and electricity on site [which wasn't the case at our completion], so shouldn't be a problem. When I went round your property there was nothing that made me doubt it would be ready by July [or earlier]. I'm sorry, but Jackie is probably more forceful than Mrs Rocky and I get told what I want regardless of cost. We have paid an amount in credit on electricity [and I intend to keep it so]. I assume that as the water will be supplied by RMS managing the site we will be individually billed for water. No doubt Sir Bobby Robson will do the opening of C32.

Arthur I think it makes sense to pay electricity in advance having experienced problems in Spain previously. Although standing orders were set up for electricity and water on two occasions because they had sent bills to the penthouse and of course there was no one there they turned the supply off. This meant guests had to go to the water and electricity offices and pay the bills plus a small penalty charge and then wait for the supllies to be switched on. Is the KIbtek deposit used to meet ongoing accounts or is this just held as a Bond?

I'm certain it's only a bond, and I think you lose it if you don't pay an outstanding bill. That's why I'm trying to keep approx 250ytl in credit.

The way I understand it is it's a deposit and as Arthur says if there's any damage etc. they would take it out your deposit.

There's a standing charge, I think it was 10 TL per month and I've left money in credit to pay this and extra for the electric bills.

One problem I can see is if this gets low and I'm not aware of this it could go into the red and get disconnected.

Andy F. I think it was says they put a letter in your electric meter but I generally won't be there to see this.

thats ok with me comrade but I am more interested in whether one can set up a standing order or direct debit for utilities surely you baybuyers who have completed have looked into this? perhaps not. I was told

by Garanti that I could do internet banking ut have not tried that yet. That aint no good if the electricity bill is in NC and you are sitting at your computer at home. I did not know that RMS invoice for water is that correct?

Rocky- the water is tankered [or tinkered] in to the siteholding tank, and then pumped to the individual properties, therefore unless I'm much mistaken we will be billed by RMS for water usage [I'll certainly check this when we're next over].

The electric bills are left by Kibtek in the meter boxes [Connie collects those not present]. I have a feeling that if you don't pay a Kibtek bill they can take the WHOLE of your deposit, that's why I'm not giving them the opportunity by leaving a large credit.

Perhaps Zhivago can get some more info on the whole topic if he hasn't been on the Vodka with meths chasers.
