| Hi everbody After talking to people on this forum and other forums i have put together a list of builders that i would like your input on. I would like to know what you think about the builders and the more feed back the better for us, so we can make a choice of which ones we see when we are out in N/C at the end of feb about a off plan villa All of these builders have been recomended to us by people on forums. looking forward to your feed back. 1/ Ersoy construction 2/ Sydney construction 3/ Beydola estates and construction 4/ Royal crown estates 5/ Tenas construction Thanks Paul |

| Hi Paul Can't really comment on any of the above from personal experience but I do know that Beydola have been around for the longest in NC. Sydney Construction built the house next door to us. All bricks were laid flat (which is good), two coats of exterior paint went on, also good. They seemed to take a lot of care over what they did do and they kept the surrounding area clean whilst they worked and removed all of their rubbish from site on a daily basis. Karen |

| Whilst I'm sure all your chosen list are excellent builders, if your anticipating building anywhere near east coast you don,t get better than New Villas International and Dovec Brothers and you should veiw their completed villas. Having had many years of experience in development/construction and inspected both their sites several times both builders stand apart for the quality of build and materials used, combined with exceptional finish they continually achieve. N.B apart from satified customer have no connection with either company. |

| Who told you Beydola was a good builder? At present he has 26 writs out on him and they are trying to move the business into Ufuk's name to avoid paying damages. Polar Foods are exempt as it'sa different company from the building side and under its own registered company. Ersoy, Sydney, Tenas, Royal Crown. Great Builders. Great Stone, as mentioned bedfore, are building fanatastic villas all over the island for around £110,000 but........they've just signed a Sole Agency with Unwins. It's up to you if you want to deal through them. |

| ABAG, Neither are 99%, or even 100% of the English run Estate Agents and they're still trading and until they say "Times up, all contracts must goto the Land Registry from a certain date, or any agreement entered into is at your own risk", then the present system will prevail. By the way, on the list are companies I've never even heard of! |

| Hi Paul as you know Tenas built our property and we are delighted, Karen AKA as orangekazzie mentions the property next door to her home built by Sydney Construction and yes I agree with her comments looks a lovely place. |

| TimothyCadman, hi, i was the one who recommended Ufuk. I had a large very nice villa built and completed in 8 months. Full snaggin completed and no issues. All paperwork completed timely and no problems, hence recommendation. Although from your comments, yes, perhaps this should be questioned. PaulKay, I would refer the above to Ufuk if you are put off by TimothyCadman comments and ask him re: this. I certainly will. Cheers |

| ABAG, I have just come back from NC I brought my property through UNWINS, I was in their town office during my vist, they are approved to sell houses, as you go in their office on the glass window is the autherisation certificate. |

| Hi, I can recommend a guy called Ali Yemeneci from Tenas construction, my villa was built to very high spec and completed two months early, in less than one year from start to finish. |

| hi everyone, as mcsteviet says on another thread, do not rush things these sort of lists are a brilliant idea and should be combined with looking and mooching about, lots of recommendations and... deciding what it is you really want to do, if anything! that said it is the perfect time to look for property in nc there is so much choice right now sorry if I wander off the subject but we spent ten years touring the med and completed four visits to north cyprus before we even thought of a purchase here it has gone quite well and we used a highly reputable firm and we are in a unique setting but still wish I had been aware of this brilliant forum earlier andre |

| paulkay I would strongly recommend our deveveloper seaterra yes you did say you were going to get a villa off-plan (any particular reason why it has to be off-plan?) if you change to an apartment seaterra are not the cheapest but specialize in 24-hour security and have really worked hard to do the best for us beset with some builders problems plus the dreaded word kibtek they have re-credited us all with two months service charge there are four or five of their sites on the island, by and large, in areas of outstanding natural beauty but the build quality varies a bit because they tend to use a different firm for each project plus many builders and estate agents seem to have their ups and downs... and what one client may take in their stride can drive another beserk do let us know how you get on and what you decide if we live long enough to retire (the wife says I must work till I drop dead) a villa would be really nice andre |

| Sydney Construction has one of the best reputations on the Island. His office is based is Karakum. He will take you around his sites and show you the quality of workmanship. We had a place built in Ozankoy by Zafer (owner of Sydney Construction) no problems at all, Finished to a very high spec. Good Luck |

| Can we just add, Beydola builds to your requirements, not estates to choose on...hence, you get built what you want where you want to your spec and you make stage payments. so no issues. |

| Greatstone Construction. I am adding an entry on this forum to highly recommend this builder to anyone wishing to purchase a property in Northern Cyprus. Tash, the builder, and his equally able sister/assistant, Reyhan, will go to great lengths to accommodate any changes/requests in your new build. With the added important advantage that they both are fluent in english which goes a long way in assurance that what you are asking for is being understood. All that is requested is put in writing, signed and both parties receive a copy for their records. All I have requested has been carried out exactly. The quality of Greatstone's houses is beautiful. I have just returned from a very enjoyable two week visit, during which my wife and I chose tiles etc, and Tash and Rehyan accompanied us when required and the superb hospitality showered on us by Tash, Rehyan and all the workers we came across on our many visits to the site made us very confident that the finished product will be something we will be proud to live in. A dream come true. |

| I'm with you with regards to Sydney Construction. You couldn't ask for a better builder on the island. They really want to give you the best property that your money can buy and we have one to prove it! It took us 5 yrs to decide to build rather than buy resales and all our homework has paid off. We are more than happy to recommend Zafer at Sydney. Also, just a point - we ensured that we looked at properties that builders had built 5 to 8 years ago so that we could see how the buildings stood the test of time and if your builder has nothing to hide he will show you. Also knock on doors, we did of every property that we passed that looked like a Sydney building and just asked! |

| Sydney construction and Nurtas Properties are great builders. Really good quality build you can trust. I have a house built by Nurtas and I am more than pleased with everything. He is building 3 bed villas in Bellapais. |

| beydola has numerous court cases against him which never seem to get solved my friend had to return to uk cos house he built is falling down which he denied he ever built case still goin on 2 and half years later |

| Beydola - keep well away, he will build so you think what you are asking for but at an "extra price" and he has many many rits against him. We know someone who asked for a well, yes he would do it. The next door neighbour asked too, they asked without knowing that they had asked (if you understand. Beydola did 1 well between the 2 of them charged full price and had no licence to do it!!!! If you want to buy then buy a resale, with Kocan, and use a so called "solicitor/lawyer " advocate of your won choosing, never never one the estate agent recommends. Unwins might have a cert in their window, but they are not on any official list that I know of, neither my friends know of. Sue |

| It is all well and good recommending good builders, it does not matter how good they are unless they are financially sound. Look for the likes of Ozyalcin, Haci Ali etc who have been around long enough to weather any housing market glitches. AJ |

| Big Ears I would like to point out that Unwin Estate Agents are number 144 on the Certified Members of North Cyprus Estate Agents Association list and i will happily forward a copy of our certificate to anybody who is interested. Not only are we on this list but we are also members of the EEAU ( European Estate Agents Union). I do not want to get into a debate about this, but get bored of reading lies and feel that sometimes more research should be made before making posts. KKJ |

| KKJ well said. BIG EARS... tut tut tut... you should really do your homework before posting on forums like this. Unwins are fully registered and can be found on the official Government list as well as being part of the EEAU which is a well recognised International Union. When you make unfounded and untrue comments like that we have to wonder if your other comments have any substance!!! As far as builders are concerned you can't go wrong with Greatstone and Kofali who build in Alsancak, Lapta and Karsiyaka have also got a fantastic reputation. Personally would recommend Sydney Construction we have an apartment recently built in Ozankoy and my husband a Contracts Manager thought it was first call, also from my point of view was very nice. Zaf the owner is friendly and accommodating and as far as I know has a totally trustworthy reputation. I have friends whose villa he built and it is superb. Not sure about sole agency, I would check with Donaghy & Beyler about that we bought through them, they also were excellent, worth checking their website, they are still advertising Sydney Homes Apartments. | I also suggest that you do a search through all previous posts that identify problem builders. Although for some reason some posts appear to have been deleted. I wonder why? They didn't appear offensive or rude and consisted of people sharing their experiences with potential buyers or those having a similer experience. Santa Fee, Troy Lake and Wellington have received much bad press recently,on boards throughout Cyprus. I am sure HBPG will steer you to the builders who have consistently maintained a good reputation. |

| We used Safer at Sydney Construction to build our house too. The house was finished early almost 3 months before the contract stated and finished to a very high standard. What i will add is that prior to the hand over Zafer went around the property with us and there were a couple of things which he was not happy about with regards some of the finishes that we had not noticed. He had his men on it right away to solve it. Even after we had taken possession of the property if we had any problems he was very prompt at putting them right. To give you an example the ballcock on the water tank on the roof failed and we had almost 10 tons of water overflow one night during the night. The upstairs of the house was flooded as well as walls and wardrobes. When we woke up Zaf and called Zaf his men where there within the hour and sorted the immediate problem with the water. Within a few days he had our wardrobes replaced and redecorated. Further more he installed an overflow system cont |

| and a tray so that if it happened again the water would be spread over the roof in order that the gutters could cope with the water. He then installed this on all the houses on our development. A novelty in the TRNC that there is a builder who actually cares and takes pride in what he has built. |

| Hi, Our villa was built by Sydney Construction workforce. We are very pleased with the finish. Our water and electricity was all up and running when we purchased the property. Had a two year defects guarantee, which was honoured. |

| Be careful with Sunbeam Estates, they appear not to pay your rental income into your account! A friend of mine has rented his property through them and the tenants have been paying their rent for the past year to Sunbeam, but they have yet to actually pay it to the owner, despite their assurances that they would! |

| Our villa and estate is built by Great Stone construction, very good build, villa is late in completion, but there are not many builders finish on time, and alot of builders don't finish at all, but at least we have ours finished, and true to their word. Roger |

| Our first villa was Great Stone, finished on time, and just what we wanted. Unfortunately due to various reasons are having to sell now, but if we could pick up the building and transfer it to where we are now,we would have done!! Tash listens (mostly) and you get what you ask for. |

| LAPTA 2 ---Greatstones are no different to all the other builders in the TRNC, My deposit was paid in april 2006, and my villa is still not ready,this 18 month to completion is a dream, its excuse after excuse disipite all the payments being made on time, and now we find that there is an injunction on the land placed there by the original owners. and Greatstones are not now answering emails. We have had to cancel moving now 4 times, because of the delays`s What started off as a retirement dream is now a night mare, Not a good way to start a relocation |

| When looking at builders ,dont look at anything they have built that is less than two years old.The final finishes and paint jobs on most nearly always look good when just completed. Same idea when listening to recommendations of estate agents, lawyers,builders .Try and get recommendations from people who have finished the process and have their title deeds and are staying there. |

| This is a very old thread brought back to life. Some of those singing the praises of their builders are no longer doing so. It has always been a problem people praising their builder long before completion or having lived in their homes. Anyone taking advice from the above comments should perhaps narrow it down to those who have their title deeds and have been living in their property for a couple of years and can confirm that the whole site is completed with many happy customers. HBPG advice and recommendation would also be useful. |

| You talking about the primary builders or the secondary oes. There are two distinct industries here. 1) Primary builders Buld what they call houses hand them over and ignore you. 2) secondary builders. The ones you call in to repair and correct the faults the primary builder forget to do properly ( euphamism). Never met a good one in either category yet. The secondary ones get you by giving a cheap price to do some major work. Do it well and fast , so you're impressed. Nex job you feel confident about giving it to them. The price is horrendous the quality of work is like my primary builder if not worse (is that possible?) Do it yourself, bring a builder you can trust from some where where you can sue the arse off them and get a result if they "f" up. ´cos you can't do it here. The list seems more of who to avoid than a list of ood builders. Still where's the list of the shortest books in the world got to, "TRNC Good Builders"? |

| I agree with message 47 regarding Kofali Construction. When we were hoodwinked by the estate agents as soon as there was a problem, ie they played dumb and didnt know anything was wrong!!!! we dealt with Kofali direct and had no further problems. We don't want to go to see a builder until we know the procedure for permissions here so if anyone has had an extension done here can they tell me what it entailed. | A lot of builders started off with good intentions. But most of them had little experience managing their budgets and projects. They all jumped on the bandwagon. Now the Market is slow they are all struggling. It's the same in the uk but the uk has safeguards for buyers. In cyprus the system is open to abuse and now there seems to be a lot of unscroupulous individuals in Cyprus. Give it 2 years and I think the market over there will be busy again. |

The property market will not be busy again until there is a wholesale change in the TRNC laws to protect foreign buyers and not actively discriminate against them. Until such time , then sites like this ,the HBPG ,the FCO should all continue to serve as a reminder to the dangers of purchasing in NC. Unlike 4 or 5 years ago at the start of the boom ,people CAN'T say they haven't been warned ! |

You might be right if Turkey gets fed up and delivers an ultimatum to the powers that be to sort things out and get the economy going.Better still if Turkey engages in direct rule. Or, NC becomes included in the ROC and therefore part of EU. When that happens EU law will makes practises that are at present legal, illegal. However until that happens ,agree with cronos,the housing market will continue to decline.There are too many others places competing , where prices have dropped due to the recession ,and where one can buy without all this nonsense. Ref "dont blame us say lawyers" thread.What is any potential purchaser going to think reading that? The ROC must be rubbing its hands with glee when it sees articles like that in the press in world wide web. Talk about self inflicted wounds. |

| Hi Shel,contact Sunbeams Estate agents and construction( info@sunbeamsestate.com Tel no.0533 849 8959) They offer free advice without any obligation. To get permission depends on the size of your land and the percentage that has all ready been built on. They will visit your property and advise you accordingly. If it isn't possible to make an extention for any reason ( i.e.the foundation is weak etc)they will tell you. |

| Its an interesting read, looking at old recommendations. Its a lesson to us all not to recommend a builder until you have a completed project, including mains services, and a full 'kochan'. RodgerDodger, and Chick123, How is your build going with Greatstone Construction. We are using this developer and ours is still not finished after 4 years, road has finally only just been completed last week. No form of mains electricity or water on the site. I wish now I had taken a recommendation from someone with a completely finished villa and site, as there appear to be enough good ones on the island according to the above posts. |
