bit blustery and windy at times ,odd shower and cooler in evenings.



sat out for 2 days and was quite pleasant . bit of a mixed bag .

Hi everyone



I am new to this board.

I have bought an apartment on Phase 5,they tell me it will be complete May/June 2009,however was over in February(never again far too cold) and it from what i could see it looks more like the end of the year!.Is there anyone else who have been told the same completion date for phase 5 ???

We are also new to this board and are buying in phase 3, we are hoping that our apartment will be ready in April/May which is the last date we were given,the people at kavanlar are very nice and polite but are also very laid back so a degree of patience is required.So good luck with phase 5,the sooner the whole complex is completed the better for everybody.

Problem is that they will always give you the answer that you want. Consequently bide your time and don't buy flights etc on the basis of their responses. very frustrating but you could then eb left with the choice of wasting monies spent on flights or spending more on renting accomodation. Been there and got the tee shirt. However, the finish and the build are good

I am ok for somewhere to stay when i come over that is not a problem.

I have a clause in my contract which states that if the apartment is not completed by April 2009 the vendor will have to pay me £250 every calander month until the apartment is finished and ready to move in.Has anyone else got a similar contract and been paid anything for late completion?

Every contract has the same compensation clause, every apartment has been has suffered delayed completion, usually by many months, but getting your hands on any money... well, you could e the first. You might be able to push them to a freee A/c unit if you moan enough.

I have just been in a phase 3 apartment today, the kitchens have been fitted and the kitchen tiling is underway. All the internal doors are fixed so only the bathrooms need fittings and, of course, they need decorating. The outside is a different story and it will be some months yet before the site is ready. I would say forget it until September.

Same story here!

According to my contract, Phase 2 was scheduled to be completed December 2007 and was actually almost there by October 2008!

As stated before, many times the progress can be slow but the finish is generally first class. Snagging can take time though.

We are over in April so hope to see all the snagging has been done by then.

As far as £250 per month compen, forget it and be glad it gets finished and finished well.

As someone said in an earleir response, "Kavanlar has £50000 - £60000 of ours and they owe us £1500, who is the loser???" Be Patient!!

Just a bit of info, I rang MEPS about maintenance fees and how to pay them without having to transfer money out to North Cyprus Banks from the UK with the associated bank charges (£20 a time from Lloyds).



You can pay the monthly fees to Meps Trading Ltd, Turkish Bank (UK) Ltd, 84-86 Borough High Street, London SE1 1LN.



Their sort code is 40-51-98 and their account number is 18-7585738. Swift code, if needed is TUBA GB 2L.



By the way, the monthly £40 maintenance fees now attract 16% KDV (VAT) as someone bubbled them to the Tax people, so add a further £6.40 to your payment. I think this is due on all unpaid monthly fees, so if you paid in advance, you're ahead. If not, you will be billed for it.



MEPS also operate a float for emergencies, technically this will be returned to you if it hasn't been spent but they did ask for a £100 per apartment owner for the year 2007/2008. It may have gone up but don't be surprised to see it added to your maintenance bill.

Maybe they will pump your unwanted rainwater in to phase three pool. Its probably the only way that we will get a swim this year. Still we keep hoping and will be out in May to get an update on progress. It is however good news that your pool is almost ready , and when it is will you send any spare builders up to phase 3.

Spare buiders seem to be in short supply woodies. They ghost about between sites, one day you see them next they have faded into the shadows. At the moment there is a small 'ghost squad' trying to lay out the flower beds and footpaths on phase 3 in between the heavy showers, It will all work out well in the end, I'm sure, but when will the end be?

phase II pool news; speaking to Bahar today (MEPS) she explained that Kibtec inspected and passed the pool electrics last week and she is pressing ahead with an application for the 3 phase meter. She is pushing to get the meter installed this week and MEPS can start to clean the pool and fill it. This, she hopes, will all be done before she needs to return to Turkey in two weeks time.



Ilker has promised to start his work at the end of April.

Hi everyone, I have just joined. I only came across this forum a couple of days back and found that you have all been discussing a development that I was considering to purchase on in phase 6. From reading everyone's comments, it appears that the builders may be a little slow and it can be frustrating but the end results seem to be good, all things considered. Am I right in my views or is there anything I should be aware of that hasn't been covered? A friend of mine purchased a property off-plan near Karakum and the builder is behind in completion (although it's nearly ready now) and she's had no end of headaches and hassles, but it hasn't put me off. I actually work for a property developer in Bahrain at this moment and have also worked for one in the Algarve, so I am familiar with delays, it doesn't bother me really, as long as the end result is good.

Hi Casacoco. As other members say you do have to wait for the finished apartment,but it is finished to a high standard by a reputable builder.

We are purchasing in phase 3 and although late is now almost complete, my brother was over last week and he tells me that all that wants doing now is the bathroom fixtures fitting and the pergola installing. The outside still hasn't been painted but this has been delayed because of the rain and Kavanlar tell me that this will be done next week. I realise that we will have to wait for the pool tio be tiled but we can live without that for a while.

Hi CasaCoco, welcome.



Cooper is correct the apartments ,apart from silly snagging things (especially plumbing things ,small leaks etc.) are excellent.



One thing though a few people who have bought on phase 4, were shown our phase 2 apartments and in some cases phase 1 ,they were told that theirs would be the same size and they are not . they are in fact a lot smaller, especially the toilets and the bedroom with the en suite. so beware if they say that they are the same and bring a tape measure.

Phase II pool news: back to the drawing board; even though it was passed electrically, Kibtec has raised some new concerns and are delaying the installation of the meters. Bahar (MEPS) is on the point of tearing hair out and is back in discussions with Kibtec to attempt to resolve the problems before she returns to Turkey to be with her husband. I must confess, I am impressed with Bahar and MEPS, they do try hard on our behalf and often urge Kavanlar over resident's snagging problems

Hello all,

We had a couple of weeks in our apartment, 5th - 19th April, the first time we have stayed in it. Weather was mixed but generally warm and sunny most days, cooler at night but bearable.

Marion and Geoff, Apt 4 Block E have been really great, cleaning the apartment, getting some food in etc.

We went looking for white goods, seemed like EVERY electrical shop in the area! Finally on the way back into town we passed a Blomberg shopjust through the Nicosia roundabout. There was a Cypriot there ( Sal) who grew up in Australia and he was so helpful in translationg for us. His mate has a new marine shop next door. Fridge/freezer, washer, oven and hob £1300 fitted. 1 year guarantee for the hob 3 years for the others.

Still waiting the A/C units despite Ilker's promises, and the ballcock on the roof tank doesnt work, though he sent plumbers on 2 occasions to fix it!!Al in all we had a good time and got a lot done. Looking forward to coming out again in October

Likewise I do not write very much on this forum but the Pool saga seems to be going on and on. I agree that there is strength in numbers and that the Kavanlar residents should all get together to put pressure on for the pool to be sorted out. Otherwise we might not get pool filled up this year.

A cause for concern for phase 3 people: our friends are buying in phase 3 block 2 and were measuring up their main bathroom for washing machine and a vanity unit only to encounter a serious problem. The bathroom door, which opens inward as they all do, is set centrally in the wall. This leaves only 54cm space ( in their case) where the washing machine is sited and the depth of the washing machine is 63cm. This means that if the washine machine is fitted with the door open then it cannot be closed or, if the washing machine man fits it with the door closed, he is locked in the bathroom forever. Isn't this just clever!



By comparison, in our Phase 2 apartment, their is a depth of 74cm from wall to the door architrave.



All the phase 3 block 2 bathrooms are similar, the best of them apartments 1 & 6 measure 61cm. Block 4 has similar problems and we have not checked the other two blocks. Ilker has been informed of this problem and is investigating. The only solution, move the door!!!!

hi niftyduo re the washing machine problem we have bought on phase 3 block 1 apart.5 and would appreciate the measurements for our bathroom if at all possible and no trouble.....I realised that the aparts were a little smaller but I thought it was mainly in the living area.

You are fine boroboy, your measurement is 99cm to edge of door so you have loads of room since the washing machine requires only 63cm. Actually blocks 1 & 3 are fine, it is just the bricky who did blocks 2 & 4 who was drunk on the job and the bathroom doors are too central and, importantly, not to plan.



Phase 3 apartments are not really smaller just a different shape being longer and slightly narrower but the balconies are bigger.



They are starting to tile the outer pool area so progress continues but as to when it will all be finished, well.... August maybe

Pool news phase II: none at present but there is an interesting development. It seems there is an active well on phase II which will be used to fill the pool and keep it topped up. I feel sure that phase II residents will be happy to sell water to III & IV for their pools at competitive rates.

Gemma keeps me posted on the overall progress and like you thinks august is realistic for completion - mind you Kavanlar recently sent me an email saying they were still on track for end of April, which of course has been and gone! Anyhow coming out in mid june to start the process of measuring up and kitting out.

niftyduo - thank you for your information on the phase 3, block 2 bathrooms, we will certainly contact Ilker re ours as we wanted a vanity unit fitted around the washing machine, we are in apartment 6 and by the look of things a washing machine never mind a vanity unit won't fit in. Do you know of a contact re a vanity unit as we are still in England and would like ideas on who would provide and fit them. We will be out in Cyprus later this week so look forward to seeing you all.

Hi Woodies, your bathroom door frame measures 61cm from the left wall so you will just about get away with it. Our vanity unit takes up 63 cm so yours, which will probably be about the same size, will overlap the door frame by just 2cm. It will not interfere with the door opening.



We got ours from Mepas, the bathroom shop where you probably went to order your floor and wall tiles. The do not always have models on display but you can choose from their catalogue. You are welcome to look at ours.

Phase II pool news: again, no real news. Kibtec say there are no technical problems but have found an omission in the paper work which will cause yet further delay. MEPS now planning to run the pool pump from their on-site apartment electricity supply to get the pool up and running until the matter is resolved.

Pool issue is not resolved. the Issue of the pool being rin from the Meps office is a non starter. The pool needs a separtae supply.The real issue is with Kibtec and Kavanlar as they did not parcelise any land for the Kibtec installation in phase one. The land is not registered to them and they are stalling on any installation of meters on any of the Phases. This might mean that those in Phases 3 and 4 may not get meters. Might be useful for all to e mail Kavanlar and ask if this is true. |Bahar is attempting to resolve the issue but is facing non compliance from the one who is proposed to be kidnapped. Phase II pool news: an electrical feed has been set up from Block i to the meter box at the pool side. MEPS have promised to start cleaning tomorrow and filling on Monday. Progress at last? As always wait and see!!

Not only do we have an electrical feed from our block, but we have had the pool cleaned today, so exciting!! Poor Baha has had enough to cope with, and unfortunately, the problems they have encountered have been inherited from Kavanlar, so lets hope that we will get the railings around the pool etc. It is going to be far too dangerous for children, bad enough for us oldies getting up those steps leading to the Pool, so hope that will get done as well. Weather is great though - so that makes us happy, at least.

ref message 40 to you all .....ok a week later but i think weather not been as good this year,lol.



it seems appartments follow same lateness,same build timescale each month which then leaves to al these other jobs similar problems .

The pool is great news , but I'll be surprised if all the lights in block I don't blow or at least dim .

Now this has been sort of sorted when will Kavanlar sort out the remaining jobs + finish the site properly .



1. Fit the remaining outside lights that are missing .

2. Mend the retaining wall seperating phase 3 from our entrance road which is about to collapse .

3. Mend the rear retaining wall which is about to collapse .

4. Replace tarmac + drainage covers ripped up by their heavy vehicles .

5. Repair building corners that have been damaged by their vehicles .

6. Provide a secure entrance to our site as on phase 1 .

7. Provide Pergola for the pool area .

8. Provide railings for the pool area .



If we all email Kavanlar we might have the standard of finish that was promised , no wonder they are using Site 1 in their ads + on their website + not Site 2 .

patience my friend ...ilker completed ours (some jobs quickers than others lol) ...entrance will only be done when all large vehicles have been done ,thats presuming you are getting same as 1 ?.



if your waiting for tarmac then you be waiting a long time ,we been waiting 1 year or more for a patch 15ft(2) to be redone after a subsidance ,got to stage now if it aint done we will be getting it done and billing kavanlar direct i think .



all jobs get done and if same schedule of works ,pool on 1 completed may ,lights when signed ff kibteck then arch was done around july

Hi, we have also bought on phase 5 block 3 apt 3, we were told when we bought in July 2008 that it would be complete july 2009. I got email last week from estate agent saying the latest date for completion was october this year. All the windows are now installed and the stairs have had marble laid, swimming pool has had the concrete poured, but apart from that dont know much else. When we spoke to developer in Feb this year they said it would be ready July but not in its entirity. Hope this helps a bit

it was done this weekend. The wall was partially demolished and rebuilt.



The pool is being filled but not yet reached the level of the winter rain.

we have also bought on phase 5,can't remember which block but it's the ground floor apartment nearest the private bungalow.They emailed me last week asking for the final payment with pics of the tiled kitchen/bathroom....so i reminded them i had a clause in my contract stating i only make final payment when the apartment is "key ready".



We will be out 12th june and i will check on the progress but realistically i think it will be 2010

Haven't been here for a good part of the day, but Phase 2's Pool looks pretty well full, went out with the torch and lo and behold there it is - Hope it stays that way. So for all the visitors coming out, get your bikinis and men - your shorts on and I am sure we will, at long last, be able to cool down during the really hot months.



Cooper are you able to give swimming lessons? Afraid hubby might just drown me with all the moaning we have done.



Feel positive Baha has our interests at heart and the railings will be done soon. BUT, it is very unsafe still for children, hope we don't have any little ones running around unaccompanied.

Thanks for the info, we will also be out there in June, around the 22nd i think, where do u normaly stay when u r out there? we stayed in the riverside (not so good) and the green hotel, it was fantastic, nice and quiet, pool 2 ourselves everyday. Hope they get there fingers out on the build for phase 5 and have it ready this year, but like u said 2010 is more like it.

this is a small world, I was in KZ for nearly 3yrs in the Tengiz field,finished October and been in Gabon since then,hope to be back in KZ soon.



We've had a bungalow in Karsiyaka for 2 yrs now,theres 6 of us who worked together in KZ bought there.

Hi niftyduo . Sorry we missed you, we will no doubt meet up another time. The situation at phase 2 has not changed , no pergola and no fence. The pool is looking fantastic otherwise , I did the toe test and it seemd to be very warm,however it is dangerous without the fence.

For any phase three members the news at the moment is quite good ,they have been working hard on the pool and it is ready for tiling and a quantity of blue tiles have just arrived on site, and the top soil has been laid ready for planting.

The hot weather has arrived in bucketfulls, so working getting the apartment ready for occupaation is a bit slow,I have some sympathy for the builders. Still things are looking good.

Hi Nifty duo, still no progress on the railings. All waiting anxiously still.



Change of subject: I know most people in our phase has had a problem with the plumbing, leaks etc. We went a bit further and had our indoor swimming pool on Saturday. Not going to complain too much, because it does not seem to help, however, would just like to thank Mary and Alistair for their help with all the mopping and sweeping out of the water. Only took 3 hours, and then the Plumber arrived - not that the Plumber could have cleared it.



Anyway, thanks again Guys. We are so lucky to have such a nice bunch of good neighbours.

Its interesting that this thread has chugged along for weeks to reach 98 postings yet there have been 2788 viewings.



The other contenders are Sweet water Bay 227 postings 2492 viewings and Citrus Gardens at 137 postings 2468 viewings.



Why this high rate of viewings to postings, is it a buyer thing or something else, perhaps more sinister?
