| Just about to make a decision to probably buy off plan and need some help please. Has anyone on this site bought here? I am really interested in the phase just released. How far ahead is the development and does anyone know if other phases are completed yet? Thanks for your help! |

| Hi Jaycee - if you look back at the older pages on the forum you will see lots on Thalassa - we bought last June no problems so far although they have only just started to build ( well we think they have ) so nothing is there yet. We were told that build would start in Jan so are hoping it has. What Phase has just been released? they changed the numbering system round a while ago so i get a bit confused!!! |

| No idea what phase but am going out there to take a look on 28 Feb. Nothing has been built I have been told so will put an update on here when I get back. Will let you know if they have started. |

| Thought you might like to know about our experience. Went out to NC last July with Savills. Their PR and advertising is quite misleading. We visited the site and saw well .... nothing ... apart from land and well ... land. Told initially that building would start in 08 then changed to 2010. OK - we visited their offices and decided on an apartment. When we got back to the UK told by them that that apartment had already been reserved, but by this time we had changed our minds and found another property. This message is not to throw doubt on Savills or Thalassa I'm sure it will be sonderful when completed. We were looked after very well indeed. We just wanted a place sooner and didn't want to wait until 2010!! |

| Personally you get nothing but a flimsy leaflet every 6 months with no updates.I like the guys out there and know they are selling well,but come on Andrew or anyone at kensington developments,EMAIL EMAIL all your customers at least with a few build pics to keep us happy. Its not difficult,takes no time at all and I know they look on here from time to time so pull your finger out!!!! Stu |

| To be frank, don't buy any property off plan. Look at the experiences of others i.e Amarata Valley. There is plenty of already built property for sale. Try putting up a thread on this website asking for property to buy and see what response you get. Then ask why so many? Look at the previous threads, to see the warnings and problems people have had. Don't believe any developers promises about rental income. In fact don't believe developers/estate agents, full stop would be the advice many would give. Hate to be pessimistic, just being realistic unfortunately. |

| Hi - I think I remember Savills saying something like part of the development (the plots nearer the sea) should be ready by 2010. Honestly though my boyfriend and I expected to see a show apartment or something. We didn't expect to see nothing - if that makes sense!! |

| Hi Folks One of the reasons myself and my business partner reserved two apartments at Thalassa was one part investment and one part for personal use. However, to be realistic, if we are expecting any capital appreciation it will only come when Turkey joins the EU. There now appears to be a huge doubt about this after speaking with our Turkish Lawyer today. He doesn't see this happening for a least another 20 years. Do any of you have thoughts on this? |

| When we were last in NC last July we were being driven around by someone from a well known estate agents. A plot of land near an unused airport was pointed out to us and were told that this land had been bought up by Richard Branson. I pooh-hooed it as estate agency talk. I was later told by someone else the same story. Whether it is true or not I can't say. |

| We were also told that there were "things happening around the airport" vague but Ryan Air was mentioned bit think this was only a lot of maybe's. As for investment potential Ollie and the question of Turkey and EU etc I have long given up applying rational or logical thought to anything associated with politics. If they find oil in Istanbul, need Turkey for anything..... you just know all issues will be forgotten. So the cynic in me says lets just wait and see. At this moment in time all I want is the build to start so I can eventually sit on my balcany with a large glass of wine........ |

| If you are referring to Gecikale airport, it is being redeveloped under a government contract for air cargo, aircraft maintenance and food import/export/processing. Cyprus Aviation Services Ltd won the contract recently. 'Cyprus Today' page 3 Feb 2-8 08 Martin |

| Gooses how do you know that mate? I'm just about to compile an email to kensington explaining that their communication and promises are a load of rubbish and because of that won't be recommending them to anyone.They already lost 2 sales by myself because no one could be bothered to explain what was going on. Seems such a shame,as Andrew who showed me around seemed very good at his job and stressed communication was paramount.On that score they fail miserably.Infact I'd say the Kensington group have kept us in the dark far too long,excuses after excuses. Andrew if you do read these forums(and in your job I would definately keep an eye on it),pull your finger out,I've said it before on another thread. I'm out there first week of April and will be getting all the information plus firm plans for build,and I'll make sure everyone knows on here. Stu |

| Stu - copy of email from Fiona at Kensington was concerned to receive your e mail saying that you are disappointed with the amount of information you have been given regarding your purchase. Please accept my apologies. Firstly, please accept my assurance that Thalassa is most definitely going ahead. To update you, the chief engineer has now received confirmation that the plans comply with local building laws. The site has been cleared of trees, which have been relocated. (Licence had to be obtained for this) Estimates for all materials including interior finishes have been sought, as this is required before the tendering companies can give their price. All the tenders have been received and three companies have been given the chance to come back with a revised price. Two of these companies are well know to us and have an excellent reputation. We are requiring a significant guarantee from the construction company so securing the right company at the right cost with the right backing is of up most importance and not easily/quickly achieved. Ironically, if we had not received over 30 tenders, this process would have been completed sooner. We estimate that the announcement of the construction company will be made on the 1st march, with construction commencing on the 25th March. This is the information we have been waiting for to announce to clients, but unfortunately the confirmation has taken longer than we would have wished. We are working on February’s news letter as we speak which will include the information above, so not only have you got this hot of the press, its actually before going to press!! I do hope this puts your mind at rest and once the newsletter goes out, our other customers will feel calmer about the situation. Believe me, the day we dig the first hole I will be down there with my camera. |

| Gooses thanks I got the feb newsletter saying basically what you said,still no excuse,they are a nice bunch and I like them but comms is still a big fat zero from me.It takes nothing to send an email updating vendors,lots of my mates have expressed an interest but i simply say "I have no idea when,whether it'll be built etc etc". Lets see whether those camera shots appear,I'll be there from 7-12th April so don't you guys/girls worry I'll have a camera at the ready even if they don't. If anyone has any burning questions I'll get some answers as I intend to visit them on the way back from Bafra,not to nag but to get some info. Cheers stu |

| I have heard that they may be using Eurocoast to build. Work has not started yet. We are looking to purchase there but we are going to wait until we know who the builder is! |

| The builder is to be appointed by next week ( they are down to 2 but I dont know who) and will be announced in the March newsletter! The build will now start on April 1st.... yes that really is the date we have been told. I am now thinking well at least we have more time to save up for the next intalment due when the footings are finished I do believe. |

| Hi Everyone if you want to see their previous work, check out Turtle bay village in Esentebe. I bought pre plan in march 05, there was nothing but barren land. and to be fair to the Developers, (Savyon),they met every deadline almost to the week. and completed Phase one by april 07 as promised. A few post buiding snags but nothing serious. i was tempted to also buy at Thallasa, but decided one apartment was enough. best of luck . bob |

| We visited Turtle Bay and it did look good so nice to hear from someone who has actully bought there. I am still convinced that Thalassa will live up to its publicity and lets face it the dreram of NC is that it is laid back and a lovely pace of life so we should expext a few delays. Wish patience was a strong virtue of mine tho....... |

| Have now visited and signed my contract. There is a viewing platform with a lovely view, some greenery, olive trees and what will be a really great beach one day. Foundation work we were told was due to start in March so have read on here that it's now 1st April. I didn't take any pictures as there is nothing to see yet (apart from the wooden viewing platform). Hopefully someone will take some pictures and post them when there is something to see?? |

| Yes its crap isn't it,if they'd been abit more pro active in keeping purchasers up to date last year I bet they'd have sold more through word of mouth.And to be fair the much heralded newsletters say nothing new which is why its time to start getting regular photos/updates on the development. I won't go on as i've done that on another thread,but hopefullly once building commences things will get better. Stu |

| bobsyeuncle - I am surprised by your comment about Phase 1 being completed by April 07 - we didnt take possession of our apartment until August and there was no supermarket, no restaurant, no beach bar, no heated pool, no mini golf, no nothing really - Phase 1 still is not complete. No landscaping been done yet either. Our apartment was finished in August - very pleased with that and the finish excellent - cannot fault Savyon for the build quality. |

| Hello all - we purchased two apartments toward the end of last year. I believe that N.cyprus represents a completely unique investment opportunity that cannot be replicated anyway else in europe. As prices have been completely neutralised throughout the split there is clearly an opportunity to 1) purchase a front line holiday home at "bargain" prices. 2) see clear short & long term investment growth. The political power change in the south will help to motivate negotiations on a reunification at some point soon as both the south and the north are receving external pressures to resolve the situation. I personally believe that if there were ever to be a reunification then it will be under a bi-zonal community initive rather than a complete power share over the entire island. The opening of the border at ledra street is a step in the right direction and whilst Turkey may not enter Europe for some time there will be a seperate drive to sort out N.cyprus before their proposal is intially accepted. (This "drive" coming sooner than Turkeys accession). Most of us already know that if cyprus re-unifiy there will be an almost immediate eu entry for the TNRC because the south is already in. In any event, before re-unification, it is likely that Travel embargoes are dropped as international pressure heats up. (Espicially from the Americans who have their eye on the B52 Landing strip on the Karpas peninsula). This will no doubt contribute to economic growth as tourism picks up from the increased accesability. It is my belief that as talks start to gather pace you should see some upward capital growth in anticipation. One of the main reasons we invested in the Thalassa project was that 1) Savills, a FTSE 250, company, were marketing it 2)The exteremly low rate of finance available on outstanding balances and 3) location on the Famagusta coast. (previously the "marbella" of cyprus). |
