The latest projection is: UBP 26 members CTP 16 members DP 5 members TDP 2 members ORP 1 member Thus UBP looks like in government by themselves. ismet

Hardliners ahead in Turkish Cypriot vote: early results Hardline nationalists won almost 44 percent of votes in Turkish Cypriot elections on Sunday, according to early results announced by officials in the internationally isolated breakaway state. The right-wing National Unity Party (UBP) was leading the way with nearly 44 percent of the votes, while the ruling Republican Turkish Party (CTP) of Turkish Cypriot leader Mehmed Ali Talat trailed behind with 29 percent. Officials said the early results for the parliamentary elections were based on counts from some 30 of the 620 polling stations in the self-declared Turkish Republic of Northern Cyprus (TRNC), which is only recognised by Ankara. Opinion polls predicted major gains by the UBP -- which favours close links with Turkey -- ahead of Talat's centre-left CTP. Officials expected a turnout of more than 70 percent of the 161,000 people eligible to vote in election. Courtesy of AFP

CTP looks likely to be in opposition. The good thing about the result is that it will not be a coalition. UBP will have to let Talat carry on with the talks without any change, otherwise we will have a crises on our hands and UBP will not be able to take a position against the political will of Turkey. On the domestic front, let us see how they can deal with the serious economic crises. If they wish to be successful they will have to find solutions to the problems of the construction sector and specially try new ways to lure British Buyers. Actually I can do this within a month but I don't think they will be listening. ismet

Thank you ismet, I am interested as we have purchased a place and getting ready to come out there obviously trying to lure more British buyers would include making the system fairer and making it easier to live there.

The construction industry plays a main role in the TRNC economy. Let's hope that protection is now given to buyers and problems that buyers are facing are corrected without delay to ensure confidence is brought back into the market, thus improving the economy and reputation of the TRNC to benefit everyone

dodger The reason why Talat called an early election was because he was looking for a confidence vote. He has already stated that if his party is not re-elected then he will step down. Whether he does or not is another matter. AJ

Sort out the constuction sector. Let the building/construction/development companies become 100% foreign owned. There are loads of Brits with the correct skills. Let the dealmakers put a deal together, with UP-FRONT investment. Not promises to the landowner of 5 villas, and 4 more to the building company, 3 for the building supplies company, 2 for the estate agent and a partridge in a pear tree! Abolish P2P. When you pay your first stage payment you take title for the land. New courts set up for property disputes. Lawyers to be paid on title transfer. Finally, purchasers to pay for everything, inc KDV, Stopaj Tax, Parcelisation, Final Approval, etc. in the contract. You may ask why, because the profit must be enough in the deal to pay for all the builders expenses. Who do you think is charged fopr it in the "build". Oh, and really finally, estate agents to be paid a % of each stage payment. Again, because the builder has not received enough in the first stage..(Cont)

Jack, Why would Talat call an early election when everyone knew that his party where going to get smashed.Maybe because he wants out earlier do you think, Paul.

(Cont)... ...payment to pay the agent his full whack plus KDV. Assume a deal for £100,000. First stage payment, £25,000. Out of this he has to pay architects, suppliers, sub-contractors, etc and then the cost of the land, as well as about £7,000 for the agent. No wonder they have to get mortgages!

dodger Reading between the lines I think Talat has got himself into a situation that maybe he cannot get out of without betraying his own people. Just my gut instinct. AJ

Talat, as president, had to severe his links with CTP. Talat was elected by the people on specific policies and he intends to carry on with those policies i.e. talks with the GCs. As I pointed out earlier I do not expect any problems on that front. UBP will have enough problems on her hands and will have to deal with the serious economic crises. ismet PS: CTP will have a general assembley pretty soon and I expect Ferdi Sabit ;Soyer to resign as the head of CTP or he will be pushed from that position. Özkan Yorgancıoğlu is expected to be the next head of CTP

With these figures, the National Unity Party is expected to win 26 seats, Republican Turkish Party 16, Democrat Party 5, Communal Democracy Party 2, and the Freedom and Reform Party 1 in the 50-seat parliament. Two parties, the United Cyprus Party and the Politics for People Party and 8 independents have failed to exceed the 5% national electoral threshold to gain seats in the TRNC parliament. http://www.brtk.cc/index.php/lang/en/cat/2/news/48559
