Can anyone tell me if there are any planning restrictions on what you do to your property after you have your Kocan. We'd like to cover in some of the outside areas ie. put garage doors on the area underneath the house and put roof tiles on some of the pergolas. Thanks Karen

Offically the covered area must not be more than 20% of the land area. Hence, on a plot 25m x 40m = 1000sqm then you cannot go above 200sm covered floor space. This also includes outside covered terraces. If you are less than 20% then go ahead and cover up to that percentage. You could just leave terraces uncovered for a year or so and then just take a chance and do it.

Just to clarify my comments above. The 20% rule is for villas in the country. For villas "in town" and apartments different rules apply. Best to get accurate advice from advocate or reputable estate agent.

Thank you to both Pauls for the response. Our Kocan was granted over a year ago so we may go ahead and hope the Tapu men don't come out again. The worse they could do is tell us to remove it after all. Karen
