All, this is probably very cheeky, but seeing how everyone on here is very helpful and has knowledge of planning issues in TRNC, just thought maybe someone might have some advice for me with an issue I have in the UK ?



We have just been granted a certificate of lawful use or development for a 24 sqm mobile on some land we own with our property. Now we have been granted this, just wondered what our next step maybe to replace the mobile with a larger one, or for an actual dwelling ?

I'd ask a local architect as they should be well up on local planning regulations.

I personally would think you would have to re-apply to the Planning office.

From memory I seemed to recall that if you had a shed on a plot of land for x amount of years you could then demolish it and replace it with a permanent one but I don't know how big it would be allowed to be.

is it in the green belt, or a garden?



any upgrade (size) will require planning permission, and if it is in the green belt, there is very little chance if geting a "new house" unless u have a very special reason.



can u use the mobile all year or is there a time/use condition?

May depend on what area you are in.In certain areas the Government wanted more housing,so planning laws may have changed in your area. Your local library should have copies of planning laws etc.. Ask a planning officer to come out to the site and disscuss your proposals,they should be very helpfull. As Karen says speak to an architect they will know the guidlines. Sounds like you may be half way there if they have allowed a mobile already. Be nice to your neighbours you will need them on your side,ask them what they think. They will probably prefer to look at a house rather than mobile unless you are a pikey, in which they wont want you there either way.Not even free tarmac and lucky heather will do it. Im no expert just had a few dealings with the council.

It's part of the garden (3 acres in total) it is occupied 12 months of the year fully independant from the house.

Why dont you make an appointment with your local planning department for an informal chat, they may not be prepared to give you a difinative answer without a formal application but they should be able to indicate if your proposals will receive a sypathetic response

permission is for mobile home which is easily removed with no building work involved permanent fixtures need concrete footings this is when you need planning permission its something along this line rayza

hi jamie



got a similar issue with a friend last year .he had builts on his land a large brick "stable" .he put in his own drive to it and full mains and was purpose built 130 sq mtr ,full foundations shaped like a 3 bedroom bungalow .



he bought a horse ,3 labradoors etc etc .



now he wants to change its use (suprise suprise) to a bungalow .

it needs nothing doing other than windows and full fitting out to convert.



he has had planning officer round 2 weeks ago ,spun him a yarn about his elderly mother and father living on a estate and having hoddies and druggies etc and wants to move them here for safety reasons .



he has decision on 18th june but they have allready hinted he should be ok .



hope this helps .its farm and country park restrictions and other way around he would have no chance .
