purchasing holiday home, agents reccommend Munir Akil, having spoken to other legals, he is well respected by them, any previous customers have first hand experience and willing to comment.

The first rule is absolutely never use the advocate the selling agent or a developer recommends to you regardless of who they are. Invariably there is a conflict of interest which can cause problems if any issues arise.



Read the Home Buyers Pressure Group website on suggested buying procedures etc. and contact them before proceeding further for independent advice. The weblink is as follows

You seem to dismiss the advice you have been given, and tho' you may well find 2 dozen satisfied purchasers who have used this advocat, the truth of the matter is this -

As long as there are no issues with the build, or with the transfer of title, there is generally no reason for anyone to be disatisfied with their advocat.

However, the instant that an issue arises that causes any conflict between purchaser and vendor, you will see your advocat in his/her true colours - if the advocat has ANY links at all with the vendor, you can forget any hope that they will act on your behalf - they are looking at repeat business with the vendor, and will do nothing to jeopardize their future income.

They will just fob you off and you have no come-back on them.

The head of the TRNC law association (whatever its official name is) stated that "advocates do not have a duty of care to their clients"

The other problem here is dissatisfied clients of any advocate won't necessarily say much on an open forum if they are still trying to get the advocate to do work for them. My advice is you need to ask around carefully and read between the lines of whats said by a variety of clients who have had more challenging purchases.



You still have the issue of conflict of interest which in a better property system are banned. After all if an advocate gets hundreds of referrals from a developer or agent his first loyalty is to them not you even though you are paying him or her. When issues arrise inevitable you are in conflict with either or both the agent and the developer.



In wont directly comment about this advocate as I only have second hand information/ feedback but suggest suitable caution and ask the HBPG if they have had many complaints about them.

Have had horrific problems with Gurkan although they were not representing me but the vendor. I could use a lot of adjectives but it might get them hot under the collar. I was told the best way to deal with them was present oneself to their office and make sure all the clients in the waiting area heard of one's 'concerns' at their methods. Good advice, they acted quickly after I did just that. Perhaps the fact that I look like a gorilla also encouraged them to complete the business the vendor had paid them handsomely for. Leave well alone.

Well halfull, just watch them, keep asking questions and when they don't answer you, walk in unannounced and ask to speak to someone. You might then be given the chance to speak to one of their anonymous staffers on a phone in reception. But they are too thick to realise that they are giving you the perfect arena to voice your opinions to all and sundry who may be passing/waiting in reception. HTH
