Does anyone have a copy of a good mananagement agreement that they would be willing to share, we own on a site where it appears our builder has done a runner and left us owners to sort things out ourselves. Any help would be appreciated

Offer the management out to four companies then all vote on the best company that has come up with the best service contract and price , remember you can alter or add anything ro the contract that is fair to both owners and management before all of you sign . Just sign for 12 months so either management or owners can be released if all are not happy . Hope all of this helps !!!!

Hi Oxoners,



Before you start, ask all owners what they expect from a management company. You then type this up and you ask 4 different management companies to put in a tender for the services you require. They will then come out and look at your site and put in a quote. You then discuss the quote and decide who you want to hire. It would be best if you formed a committee 5 members maximum, they can then agree to oversee the changeover. You will also need a set of owners obligations, so that everyone knows what is expected of them.

good advice from Pipie and butlers wife



- sweep RMS do not run a fund under management system at SWB therefore you will not have transparency or accountability - no axe to grind with RMS but its no the same system.

In addition to management agreement you need a set of rules that your development will be run on, assuming you have more than just a handful of owners, you need to have an owners committee and your own rules stating what is and not appropriate. I formed the owners association at Sunrise Beach Club in Bogaz and you are welcome to a copy of the rules if it will help you, please email me off board, kind regards.

Thank you for your kind offer but at the moment rules and regulations are the least of our problems - what we do need at the moment are rules and regulations which apply to our management company as they seem determined to do as they please and treat unit owners as mere vassals!!

Hi Milou,



We had three years of this with our management company, you just have to stick together and keep chipping away. Keep on complaining and sending emails, explaining that it is your money and it is your development.

Eventually they will get the message.

thanks- communication is our biggest asset: our client accounts are posted on-line on a monthly basis with total transparency(all receipts are available for audit in our office), detailed maintenance reports are also posted on-line monthly, we have taken on large sites with major technical problems and sorted them out on behalf of our clients with the original builders, we carry regular quality/tech inspections and exceed our ISO 9001 quality assurance requirements, and finally we are flexible with the payments/contracts to accomodate the client- hope this helps.
