Hi thought this may be helpful to all of us who have property, rent it out, then have to shell out on huge electricity bills because of the tenants/holidaymakers air con usage. I've had 3 of my apartments fitted and the comparison of the electricity bills before and after is amazing! If you want to save money every month, get this fitted! Take a look at their website http://www.air-con-omy.com Hope you all find it useful! Poppy

A simple question: Suppose I am the tenant and I go and get the keys copied for a small price. So I keep the original keys on the gadget and the aircon will be on all day just the same. Will this gadget be of any use? ismet

That was my initial concern, but if they do that then they are breach of the rental agreement and you keep their deposit!

Electronic credit meters are the way to go as fazo1 says. These meters allow the tenant/guest to run the a/c for as long as he likes, with the windows open if he wants, without running up a huge bill for the landlord because it's the guest who puts the credit in the meter with cards that the landlord sells him. Other methods such as timers, key systems etc., try to control the use of the a/c by putting restrictions, which can be overridden, in the way.

Hi racoonchic, What happens when you go to bed with the windows and doors closed on a roasting hot night and you fall asleep? Do you have to wake-up every 2 hours to reset the timer?

| I had 2 card meters which i bought over from the UK fited recently, just for the A/C's (thanks Vaughan/Nigel) and it seems to be doing the job, guests are now either being very careful or very inconsiderate and then having to pay themselves for extra electricity used. (But not me!!!) I do include a "reasonable" credit with each rental booking, so they only have to pay for excessive use, some people still leave them on all day whether they are in or out and also seem to insist on using duvets when its 38' Before I had them fitted I found that asking guests to use consideration & care doesnt ALWAYS work and I had a bill of £750 last Aug! | I have resurrected this thread because I am interested in supply and fit of air con units. I really like the idea that Fazo1 has. Does anyone know where I can buy and if possible prices please. If Chezzi can supply me with details of where they bought in UK please I'd appreciate it. Thanks Linda |

I take it that anyone who lets out their property has someone to clean etc when their guests have left. Therefore is is not better to do as i do, take a bond off the guests, have the meter read before and after the place is used and charge the usage and deduct it from the bond, been doing this all the time, costs nothing and never had a problem. I have fitted timers myself to all my air-cons and immersion as a matter of courtesym in case of forgetfulness but this is not necessary. seems a lot of people out to make a fast buck and not to really help people.

Our house is only used by ourselves and our friends and family but I expect them to 'pay their way' as such.
