| Can anyone shed some light on the Property Tax please ? Turtle Bay residents are all now receiving demands for this tax but it's the first I've heard of it, despite taking possession two years ago. The developer tell me that it's payable every year but they paid it for us in previous years. It's payable to the Belediye at a cost of 1YTL per square metre of property per annum but it's not connected to the TRNC equivalent of council tax. Are other residents, particularly in the Esentepe area, getting this demand too ? Thanks. |

| Mick868 - have you received any other bills for taxes. e.g. the TRNC equivalent of 'council tax' or just the one you are asking about? |

| Hi there, we did not get any bills until about a year after we moved in and had to pay up on the arrears. |

| As I recall, we received a demand for the Council Tax payment late last year but I'm sure it was called a 'council tax' rather than a 'property tax'. So have I got this totally wrong ? Are they actually one and the same thing ? Both seem to be calculated by the area of your property and both are paid to the Belediye. It's just that the developer have told me that they paid the property tax for us last year and I KNOW I paid the council tax. I've done a bit of research and can't find any reference anywhere to paying both. Help please ! |

| count yourself lucky that its not uk,atherwise it'd have been £1000+.Yes it is true and payable to your local belediye every year and when it is due it comes with your water bill. |

| Hi Mick 868, I live in the Esentepe area and we have been paying Property tax for 2 years. It is worked out on the square meterage of your home. It is different to the council tax, which is paid to the local belediyia for Street lighting, refuse collection and spraying for mosquitos. The property tax will need to be collected and paid as a whole for the site, unless you have been parcellised and have your individual title deeds. Every month you go over the time it has to be paid by, interest is charged at 4% per month. It is difficult to collect this from all owners, as some of them refuse to pay, also when properties are empty or unsold this causes problems. I would ask your management company to help in the collection of this for you. The butlers wife |

| re msg8 the butler please do not take this the wrong way just trying to wright info "property tax" and council(belediye)tax are two different things "property tax " is paid %3 is paid once at tha time of getting your title deeds "council"(belediye)tax is paid to your local belediye for the individual houses, it comes added already to your water bill it is calculated 1tl per square meter how it is done for sites or apartments,I dont know,so dont want to give false info so ,please be careful |

| cont,msg9 street lighting,refuse collection,etc are all added to our water bill monthly hope the info helps |

| Hi. yorgozlu, I am sorrry but you are wrong, in the Esentepe area we are not on mains water, so our council tax comes seperate. property tax is paid also to the belediyia it can be paid half yearly or yearly. The tax you mention is a totally different thing. The butlers wife |

| Hi Mick 868, I am on the committee on our complex and I am at present involved in collecting the property tax from all owners. I suggest you ask for the bill for this from your management company. As I say it is worked out on the square footage plus a share of the pool areas of your site. The butlers wife |
