| Would welcome any advice and information as we are keen to buy a holiday home in North Cyprus. Currently looking a the areas of Bogaz on the East Coast however, the areas around Kyrenia appeal. Concerned about the level of development planned for Bafra and its close proximity to Bogaz and wonder if the Kyrenia region will offer a more traditional feel. Would be grateful for ANY tips and guidance - good, bad or indifferent on areas, facilities, accessability, basically anything anyone can add will be appreciated. Thanks |

| I think you should come here and arrange a long term rent (3 months) or stay at least a couple of weeks, in both locations. Try Bogaz/Famagusta area and also Kyrenia/Esentepe area. If you are looking for tranquility, I would prefer Bogaz area since Karpas is much nearer compared to Kyrenia area. I always take a day or two holiday to Karpa and either camp there or stay at one of the bungalows. The scenery, the wild donkeys and the beaches are just amazing! |

| Thanks for taking the time to reply. Sadly, we are working so can not spend the time like you suggest in one hit (bummer !) although 3 months would be lovely. I am worried that Bogaz will be swallowed up with the new developments in Bafra - what do you think ? We are taking a trip out in MArch after spending many a happy holiday in the south, although our trip to the North (famagusta) last year convinced us this was the right place to buy. You seem to provide good advice to most people, anything we should watch out for or avoid when buying a holiday home. We do not want to rent it out, just somewhere for us/our family to enjoy year on year. |

| No prizes for guessing where I'd recommend buying! Seriously, though, it depends on what you're looking for in a holiday home. Kyrenia is an established area for holidaymakers, but, yes, the town is expanding rapidly outwards from the coast. However, this also means there are lots of facilities in Kyrenia that other quieter places don't have - how important to you is it to have good restaurants, nice shops, supermarkets, banks, etc, reasonably close? Do you like beaches with good facilities such as showers etc, as there are near Kyrenia, or near-deserted beaches with just sand and amazing views, such as those on the Karpaz? As Izzet suggests, try to spend some time in the areas you are considering. My tip is to come here out of season, mid week, so you know what it really feels like - I always did this when house-hunting in the UK! |

| Hi, we've just bought an apt in Esentepe. We had a good look around Famagusta/Bogaz areas which were lovely, but once we looked over at Esentepe it was no contest. Beautiful beaches, countryside with moutains in the background....Heaven. Depends what you want, take a good look round, lovely place, lovely people you'll find your own little piece of heaven. | I know you don't want to rent out your home, but if you ever did, Esentepe is a really good bet for one reason - golf! The new golf course at Esentepe is already attracting a lot of attention, and of course it's the only 18 hole course in North Cyprus at present. If the success of golf courses in the south is anything to go by, such as Aphrodite Hills, then property near the course will be become very desirable too. The great thing about golf in North Cyprus is that you can play nearly all year round in rain-free conditions. (Why the game was invented in soggy Scotland I shall never know!) |

| If you are going to buy seriousley seriousley consider re sale. You know what you are getting. Hopefully all the snags have been taken care of. it is also in a lot of cases to have the furniture included not an inconsierable cost here. Areas, payes your money takes your chance, the further you get away from Girne the less facilities you get. Bogaz ok its near to get up the Karpaz but knowhere here is very far from anywhere and i pearsonally think its leaves a lot to be desired cheaper there of course (ask yourself why?) Esentepe lovley if you fancy a 10 mile drive into Girne lots of development and lots and lots of empty houses. Rent somewhere definatley before you buy and have a really good look round and dont be put off by whinging Brits (you are going to find lots of them here) its a great place to live even if it is raining at the moment. which reminds me if you are not here you need to allow for pool maintainance gardening etc. hope this is of use Hippo |

| Hippo makes a good point - do factor in those maintenance costs. Nothing worse than arriving for a week's relaxation in the sun and having to spend time cleaning the pool, cutting back the undergrowth, etc. Perhaps you might like to consider allowing cousins / friends to use the house in return for a nominal 'donation' towards the maintenance costs. It also means there would be more activity in the property for more of the year - always a good thing! |
