| What is an average cost for maintenance for a new site per owner, to include water and communal electricity, pool and planting and water , out of hours contact, emergencies, and experiences so far |

| From £40 per month, that is the cheapest that I have heard of to £75, that is the most expensive one that I been told about. Hope that helps. |

| H there. I think to get an accurate answer to your question you may need to clarify which maintenance method you are referring to and then the challenge would be to estimate the costs. However we will run by the different maintenance methods currently used in NC (Management & Maintenance figures are per unit per month excluding 16%VAT, the float/fund is not subject to VAT): 1- Flat Fee for Management & Maintenance + Float to cover Utility bills - Fees range from 25stg to 65stg covers all scope Float anywhere between 15stg and 40stg depending on the extent of the common areas 2- Fee for Management only + Fund to cover cost of Maintenance and Utility bills - Management fees run from 20stg to 40stg depending on the number of units & payers Fund can be budgeted within the range of 25stg to 65stg and topped up as needed 3- Fee to cover for all (not transparent)- highly risky for both owners and company- (continued on next post) |

| (continued from msg 4) In all cases to estimate the utilities cost would depend on the number of full time occupants plus an estimation of holiday lets (number of vacationers and length of stay). Also to be considered is is it a company and are they specialized in maintenance/management for how long have they been managing sites what do you get as part of your Management contract how reliable is the service and the turnaround time what are the qualifications of the staff what are their certification bodies (Quality, H&S etc
) how much leverage do they have over subcontractors what level of economies of scale benefitting the homeowners whats the quality of relationship with the builders and developers what other projects are under management and length of management whats the integrity of the management what level of reporting and communication you get etc I hope this helps.
