I purchased an Alsancak property in Nov 2006 kochan is now ready for transfer I'm told I need a copy of property tax being paid, this is the first time I have been made aware of this tax my questions to any that may know are 1 how are you informed that this tax is due for payment 2 how is this tax calculated is it on the area of the property or on total area of which the property sits 3 being that I was never sent a tax notice is it likely fines will be imposed for non payment 4 has property tax got anything to do with the annual payment which is added to the water bill for rubbish,lights ect

I would be very grateful for any information

Hi, had similar situation last month, went to beledeysi, charged 100tl+25% for having pool. This is an annual charge added to my waste collections,mossy spraying,street lights mean my annual equiv of comm chge will be around 100 pounds was 1300 in uk

Hi maggymay,



My understanding of property tax is that it is payable by the person who holds the title deeds to the property. In your case your builder. Unfortunately the builders/developers are passing this cost onto their buyer as in our case. The property tax invoice will have been sent to your builder as he is the legal owner of the properties until transfer of deeds takes place. This tax has nothing to do with the council tax, for refuse collection and spraying etc. It is determined by the size of the meterage of your property. The tax will have to be up to date before transfer can take place. Who pays this will depend on your builder/developer, in most cases it is the buyer who pays, as the builder will say he doesn't have the money.

Paid mine 18 months ago and was 1.5% of purchase price.

Sorry Richard but this was not property tax you paid. Property tax is paid to the Belediyia and everyone in the Esentepe area is now due and accruing interest.

1-Once you apply for a water meter in your name then the Beledeysi will issue you a bill which can be paid yearly or half yearly normally in April & September.

3- Yes but they dont normally ammount to a lot.

4-No this is payable in addition to your council tax.



I think Richard is thinking about the Stamp duty.

we usually get a note or letter saying it is due.
