| i have upto 14 donums of land situated directly beneath the belapais manastry , some would consider one of the most prime locations around as the monanstry becomes like moonlight above you every night ! anyone interested ? |

| 14 donums of land in such a prime location?? To be honest, my first reaction is that I am very sceptical. Are you the owner? What type of title does it have? Give some information about yourself, e.g. are you a TC national or British? Tell us something to give us confidence in you. |

| lol, why u skeptical ? yes im the owner bought it from my cousin , its egdeher title , im a tc national and british , it belonged to my local cousin who inherited from their late father , its been in the family for 20 yrs , im either looking to sell or develop if i find a partner.. give you confidence? erm , how would you suggest i do that here ? |

| Hi Majik - You may well be genuine but I do not know. However I do know that from 1 January the law says that all sales must go through an estate agent (who take 5%) and that private sales are only allowed within the family. Which estate agent is handling your land? |

| estate agent , i dont know about any such law ? are you certain , ive just bought something last week , directly withought estate agent ? i has no problems , i dont think what u say is correct ,, please check it and so will i ... if you want to buy it through an estate agent and pay them 5 % , i dont mind thou .. ! |

| hi jock if majik had the £1000 to give to everyone to gain his trust then he would not have the need to liquidate his assets by selling of his luxary houses in catalkoy or his land in bellapais!!!! lets hope majik you dont sell of everything and leave cyprus to relocate to far away shores!!!!!lol im sure there are ways around that law if it is law that only agents can sell properties like for example giving an agent a drink in doing the paperwork and admin!! if not theres another buisness you can get into majik by opening a estate agent good luck in your buisness endevaours regards ukturk p.s the 5% is not payable from the buyer it is the seller |

| Majik - this is how I understand it: According to the latest law (38/2007 Registration of Estate Agents) all sales except those specified in paragraph 20 have to go through an estate agent and the agreement has to be prepared by an advocate. According to parag. 20, parents and children and grandchildren and relatives to first degree can effect transfers without employing an Estate Agent. Other people can sell their property privately without an estate agent subject to permission from the ministry. |

| Suggest you hold onto your land and pass it to your family. There will be no land left soon - like all the others they have sold off their family heritage just to buy flash cars - but cars lose their value - looks like the locals will be living in their nice mercedes in years to come whilst the Brits will have a nice cosy house. |

| Actually Majik we still do not know much about you. Except that you are VERY wealthy. 14 donums of Esdeger land in "the Beverley Hills of North Cyprus" is worth minimum of £70000 per donum, i.e. £1m. Add this to all the apartments and villas that you say you own and are tring to sell - well the mind boggles! Anyway - I don't think this forum is the place for you to conduct a business. |

| i came here by accident , and thought id mention it on the board , i am marketing it anyways , the land being a historical site ivan means it has only 5% building rites , so you would need atleast 3 donums to build a 200 sqm villa , i dont have a scanner to scan and email deeds , nor pictures , if anyone is seriously interested i would meet them and show everything in person , if u want to see it just go up to the abbey and look down , its all that empty land you can see below .... |

| Majik - Remember that we non-TRNC nationals cannot own more than 1 donum in our own right. |

| Hi Majik, If this is the land directly below the Abbey, then I find it difficult to believe that you would be able to build on this hisorical site let alone only 5% of it. I was told by a local developer that this land had not been built on as the government had changed the laws within the last few years to prevent development on historical sites and unless there was prior planning permission in place (dating back before the new laws) then no-one could build on it. Regardless of this, I find it depressing that you are putting money before the destruction of such an area of outstanding beauty and historical interest. It is also very close to an unspoilt ravine, which I understand has recently come under new planning laws. What a shame if this is allowed to go ahead. I think there will be alot of local residents who will protest about this and rightly so. |

| well thats why they onlyallowing me 5 % , and theres strict rules to the architecture and style that would be allowed so it would blend in and compliment the area ... |
