Hi Maziar, If you could guarantee PTP and Title deeds on all your sales rather than the car, holiday and white goods, they would go like hot cakes.

I think knocking £15,000 off the asking price might get them moving.

Quite right, Any purchaser should insist that the contract specifies cash payment, in full, on the day that the property is handed over, complete with PTP, Parcelisation, planning permission, Buildings approval / final inspection, all services installed and connected, access and roads sorted, and of course the Kochan - just as you would do in the UK. We've let these buggers get away with it for too long - there's no way that you would fund an otherwise penniless builder in the UK by paying him IN ADVANCE for the materials to build your house on land that he probably doesn't even own, e.g. he's just done some sort of a 'swap' deal with the landowner - who he will probably fall out with anyway.... I can't believe how we fell for it ! And then they go and arrest my hairdresser! (I know that it has nothing to do with it, but I'm still fuming!) Keith.

Spot on Keithcaley. The way forward has to be, you get the money as soon as we get the PTP, Deeds and take possession. If this was the system nobody would get burnt!

Maziar.....msg 7 "I'm not the seller .(I bought Apartment from them)." Could I ask what type of property you bought , how much you paid , and which "offer" you chose? Is your property finished and have you taken possession? Have you received your PTP and kocan? Thankyou.

Do people really pay all monies in cash before completion? I hope not. This is just asking for trouble. No matter what discount is offered, surely this would just be leaving yourself wide open with nothing to bargain with or no incentive for the builder to complete? Definitely not a good idea and the way to conduct business in the TRNC.

Hi Maziar......you are right to admit that property purchase in NC is risky, but you are either very brave or very foolish to gamble that you MAY lose all your money.....even with a relatively modest outlay of £35K. What further surprises me is that you talk as if you haven't yet been to TRNC......have you bought this purely off plan in London ?? I hope this turns out well for you,but I would suggest that you don't try to promote this development to other people just yet as they may NOT be in a position to just accept losing all their money! Good luck.

massage 14 Now you made me worried.Do you hear anythings bad about this development? the way you saying is like there is no development in TNRC ,which will finish their jobs . I had spoked to few people who bought apartments from them in past and after 3 years they recived they Titels.

Maziar.....no I'm not saying anything bad about this particular development. What I'm saying is that property purchase in TRNC is a risky proposition at the best of times, and you have left yourself wide open to problems. Can I ask again....have you visited TRNC yet to see this development or have you bought off plan in London? Also.....are you a Turkish Cypriot? This will have a great bearing on how you are dealt with when buying property in the TRNC.
