| Does anybody know if there is anything stopping our developer from never putting in electricity on our site. This is the third summer we have been told we will have electricity, only for it to not materialise. I understand some people have 'builders' electric and some have 'emergency electric. I dont know how the system works here. Our villas are mainly complete, is there any way we can apply for this ourselves? As this build has taken four years there are now some people living on site. There are 19 villas altogether with many coming over for holidays to another summer without pools or aircon etc. Is there a solution to this? Can our developer continue to do this for an indefinate period? Any advice would be gratefully received. |

| Hi Crprus8, There are nine villas on our complex, we all got together and paid our deposit's to a solicitor and our builder paid any shortfall, we have just got our connection through after 4 years, it also helps if someone is living on site as they can make the most noise. In the first instance go to Kibtec, after of course you have spoken with your neighbours. Vicki |

| Hi Paul, just the little matter of getting a meter sorted when we get their. Cyprus8, all residence on our site went to one independent 'Solicitor' someone had used before and found to be on the straight and narrow. They in turn got hold of the builder on our behalf and negotiations began, it was decided each of us should pay an amount of money each, and the builder paid the rest. Vicki |

| Our builder is Greatstone Construction. He has just told us we will have mains electric within 4 weeks. This is a common occurence. This is the third summer that we have been told one month...two months....four weeks etc...and on it goes. Again we will hope there is some truth in his promises. We have no choice having made our final payments now but to 'hope' We chose to pay in full to help with the cash flow of his company, and to save on the tax incentive. Thanks for advice re solicitors, its an option we hadnt thought of if it goes on much longer. There are 19 villas on our site, so be a lot to organise. Will keep you posted of any progress. |

| Hi Cyprus 8 like you we are on Esentepe 1 and desperately waiting for electricity. If the electricity had been installed earlier we would have been resident in North Cyprus by now. Similar situation to yourselves in that we believed in the builder and have chosen to pay the final payment. I had commited to staying in North Cyprus and hoped making the payment would be beneficial to the builder and also to ourselves. I hope that the latest communication you have had is truthful and that electricty will be available in a few weeks. Perhaps then some positive posts will be on Cyprus 44. The houses are well finished but the delay in completing the site has been getting everyone down. Our solicitor had implied before the final payment was made that the company may be prepared to provide some extras in lieu of the delay in completion of the site but I would only be too pleased to see the site completed. Keep up the good fight. |

| Hi Lindi. In order for the electricity to be 'finished' in a few weeks. It has to 'start' first. There seems to be the stumbling block. Yet again customers were told the electricity would be starting this week. Its now Thursday evening, so perhaps they are starting tomorrow. If not, back as usual to......neeexxxxt weeeekkk. |

| Unfortunately, there are many sites where the developer has failed to honour his contractual obligations and has not provided electricity to the site. Some of these owners have had to club together at additional expense to themselves and get the electric infrastructure and connection paid for by paying direct to Kibtek or employing a private company, such as Sinsan, to finish off, so yes, it is possible for the owners to club together. Another problem here is trying to enforce the contract that buyers signed for in good faith believing that the terms and conditions would be honoured by the developer and frequently the developer/builder fails to carry out his obligations. The only alternative is to take court action, which is difficult, very lengthy and even if you obtain a judgement in your favour, getting any compensation is still a problem. |

| Thanks for info Kibrissibel. If our builder had been honest with us over two years ago, and said he wouldn't be putting electricity in for years to come, we would have been able to make an informed choice. We would have got together and used some of our final payments to get the electricity infrastructure done ourselves. It was infact suggested by one of our villa owners a year ago. This would have helped with cash flow issues for our developer as well. But we were always being told we will have electric in a "couple of months", "another month", "a few weeks" endless promises. The hope was always kept alive, thereby making us believe there was little point in us organising contractors to complete it ourselves. Now in hindsight this would have been a much better thing to do. We are still in the same position with the same promises, but most of our final payments have been made now, and electrics still due to start last month, week 'before' last, this week, now next week....... |

| Strange, isn't it? If your vendor provides electricity, this in turn provides money and taxes for the government on electricity bills, you would probably go and buy electrical items (aircon, white goods etc) from shops which in turn would provide further KDV payments and boost commerce and the economy (not to mention buying petrol on the way - more taxes to government!), you could fill your pool up, thus providing labour costs to pool maintenance, money to pool chemical suppliers etc, the list could go on... |

| Kibrissibel, you are so right about the above. If we knew we were going to get our PTP and title deeds we would most certainly be out there buying new furniture, possibly a car to leave over there and we might have considered trading up to a villa. As it is, its not worth the hassle and stress. Can this Government not see how short sighted they are being? Everyone I talk to is reluctant to commit anymore money and with the reputation the TRNC is getting very little new investment is coming into the country. Does not inspire optimism. |
