Tax on Carob/Olive trees!

As I understand it, when land is sold there is a stopaj tax paid by the seller which is reduced if the seller is a private individual, as opposed to a professional seller. But has anyone heard a ruling that, if the land is classified as having carob or olive trees on it then it is not possible to pay stopaj tax at the private seller rate - ie. that more stopaj tax is due? This is a new one to me!
