| Hi All Have read through some of the posts on here and now have my own question......... Looking to buy 4 bedroom villa (already built) with sea views, maybe a marina, walking distance to amenieties, possibly an ex pat area where do I start? Thanks in advnace for your help xTinkx |

| Thanks guys - in reply to msg 1 have just been browsing through and reading the posts in general and you are all really helpful Really looking for some advice with regards to estate agents who may be able to help or any to avoid and also your suggestions/recommendations on which areas would be good for me to look in. Looking for somewhere which would be good for elderly relatives to visit (hence close to amenities) but also somewhere which would be good for holiday rentals |

| We used Stringer Estates and found them to be very helpfull. The only thing I would say is to buy a resale, there are some really good bargains to be had, do not buy off plan, no matter what you are offered. Lapta, I think, is a nice area. |

| Hi xTinkx, I could recommend 2 estate agents Ian Smith and Donaghy & Beyler. I would buy a resale property, where the owners have already got title deeds in their posession. It would depend what you like on a holiday, if you like bars and restaurants then West of Kyrenia would be best but be warned it can be noisy from these bars discos etc. If you like it quieter then East of Kyrenia is best, Catalkoy and even up in the village of Esentepe might suit. | xTinkx though I personally hate it ,has to be Esentepe area for what you want.Expats and Marina , Dont know what stage the marina is at. On no account buy offplan and only buy where the owner has title deed . The info is all on this site and on HBPG. |

| Whatever you decide - DO NOT BUY OFF PLAN Take the advice given, buy a re-sale or built property with title deeds or you could be in the same mess as a lot of us in the future. Remax in Kyrenia main street are excellent - I do not know how we would have coped with the problems we have had if it were not for Remax. |

| Hold off until new laws are introduced that safeguard buyers. The risks of something going wrong are high. You simply need to read what is on this forum to see what could and has gone wrong. Builders taking the money and never delivering, PTP refusals, Mortgages taken out by the developer on the house and land you have paid for, builders demanding that buyers pay their taxes, never receiving the title deeds.............and the list goes on. Rent, its a lovely island and renting is cheap. Don't gamble with your money because that is what you would be doing. Sorry to be so negative but the above is reality for many purchasers. |

| I would not buy in the TRNC - too many risks as there are no effective laws concerning property, the legal profession are virtually worthless and government rules and regulations are constantly in danger of change. Mark |

| humbug !! Avoid Unwin Estates and Alpan Uz. If the land owner is Mustafa Baykan he is in legal battles with Alpan Uz over several projects including the one I bought into so you could expect a long delay ( 3-4 years in my case) or non delivery and no refund. Be careful and avoid the pitfalls of others |

| I bought off plan from Cafer Yucelgazi (Also: CaSa, Aspire Tourism, Aspire Trading Ltd, Aspire Construction Ltd-who knows what else?) The land owner By Hasan Sungar President of the Estate Agents Union. I got an Advocate (I thought) Ayhan Sener who is a TC born in London (turns out she the advocates wife). She conducted all of the initial business-when I asked- what happens if Cafer goes bust/dies she said 'you will own whatever is there at the time i.e. if their is only the Karkus you will own it and you can get someone else to complete it' Well well well, 3 years on all of this has happened and we cannot do that. We thought that we had covered our backs - but unfortunately we are now in Yucelgazi/Sungar/Sener Shxx. By all means go to TRNC, but rent - there are expat rental properties which are excellent value. Now apparently Cafer is trying to buy the land from Sungar - How?? he has no money, why would Sungar selling to someone who has a reputation for building disasters in TRNC |

| Tinkx - My 4 bdrm 3 bath 2 storey genuine pre '74 Turkish Title would be ideal for for you because it features all the attributes you seek. We bought this house because of ease of access, i.e. no steps to negotiate - this was vital as we had our wheelchair-bound uncle. Even though you are unlikely to be granted PTP, pre '74 Turkish Title is still the safest buy in TRNC - this is indisputable. If interested, please post contact details and I'll get back to you. |

| Cronos: Whether or not 'Honesty is the best policy', I've always tried to make it mine - unlike the estate agent and 'advocates' I've had the misfortune to encounter! Actually, otherwise, we have a great lifestyle here! The only reason we're selling is that I need to be living in New Zealand to draw my pension, so I need to return ASAP. However, since Turkish Title is now commanding premium prices, no way will I be giving our house away! |

" The same applies in our case....because it is in such short supply there will always be a market for it....apparantly TC's and British TC's won't touch anything else. However,it is only right and fair to point out,as you have done, to any Brit/foreign buyers who may still want to take a chance to acquire "internationally recognised" title deeds,that PTP is unlikely to be granted. However,to try and put a bit of positivity on this , this is the TRNC....laws change monthly,the "settlement" talks are still ongoing....who knows what the rules will be in 2 or 3 years time? |

| You'll be making out paint-ball fans are ex-special forces next. nice one hookie no thats not what i am saying just avoid the deliberate posts that are trying to put off people. nothing wrong with helpful posts my profile says nothing about paintball and special forces but i have completed all security programs in relation to vip bodyguards getaway and the likes. i have freelanced in oman and other places but dont see that as any of your business. we could of course hook up and i can explain the finer points if you would like. paint ball and airsoft are a way of relaxing without killing someone and as i am sure you are aware more usage of this has become part of us and uk forces training one to be realistic and one its less expensive and less dangerous then using live ammo and blank ammo. unlike the laser targeting system which is not truley accurate when you hit someone with a paintball round or and airsoft round there is a visable marker and usually a bruise to boot. |
