Firstly, I need someone who owns a few donums of land. It doesn't matter where. You do not need to sign anything, but you will receive a nice meal at Niazi's, for allowing some prospective foreigners to look around it. If you want more, I'll find another bit of land and miss you out. PS. The land does not have to be owned by you, or your family, and even if it is, it can be mortgaged.



Next, I need a builder. All you have to do is stick a few bits of wood in the ground and make them into a shape, that resembles a building plot. I could do this myself, if required.



Next, I need an estate agent. You will need to make up some nice artists impressions. You will be paid 15% of the price the customer agrees to pay. In CASH.



Next, I need a lawyer. You will also be paid 15% of the price the customer agrees to pay. In CASH. You will need to draw up a contract, that has a VERY big first stage payment. You can use my contract if you want.



Now, I'm going to the Mercedes dealer.

The Merc will be in her name anyway. Did you think I was that stupid?



No need for any accountants as business partners, as I don't think the business will last long enough to warrant doing accounts.



However, for another 15% you could cook my books! This scam could run until the next recession.



Now is the time to become my partner. Next week could be too late. Don't delay. All genuine enquiries will be vetted by either of the following bodies. The Estate Agents Union, The Constructors Union, and as for the lawyers, BARO (Bugger All, Required 'Onestly).

Remember, my business proposals are 100% safe. It is all income and nil expenditure.



You do understand, we won't actually be building anything?



If we get very succesful, and I'm sure we will, I'm planning to diversify into building shopping units. My idea would be to have a two-storey unit, with a half-gallery upstairs. I'm convinced this will be a good move.

Ok I'm in but on a consultancy basis, I can do health checks for all. In fact one of your 2 storey units would make a great private health clinic where I could charge good prices and give you 15%. Hows that.

Thanks for your generous offer.



I'm not sure WHY I would need your services. I think you're "jumping the gun". The properties that we would sell will NEVER be completed, in fact, they will NEVER be started. So to assume that the mugs, sorry clients, would eventually need residency, is unthinable.



It is possible that the Government, may, eventually take over my half-finished (half-started would be a bit more positive) projects, and then the clients could be in a position to apply for residency. However, I will be long gone back to the Motherland and I'll be sitting under another tree in Turkey.

I've had a private comment asking if I need help with P2P's. My answer is NO. Why would P2P make any difference to me. I have, in the strictest confidence, passed their offer of help to my cousins. They will be soliciting lawyers outside Girne District Court all this week.

I think you will need an english sounding name for the company and a website for the wonderful pictures. Can I go on forums to say how wonderful the company, estate agent, builder, lawyer all are and can't do enough for me etc etc?

pinkchilli, Don't be so silly nobody would ever fall for that scam, do you think people are that stupid ? maybe you are relying on them leaving their brains at home and expect them to believe everything that you tell them. Would never work and anyway the NC goverment would never let you get away with it, but good luck with it anyway.

have an estate of 28 homes

in 3 phases

phase 1 will be frontline 6 homes

phase 2 will be secondline 10 homes

phase 3 will be the remainder 12 homes



All detached villas @ an average of 150K each?? or go cheaper catch more silly sods LOL

You will need multiple identities for your offer to have any credibility.

Good point about making it cheaper. Perhaps, if they pay in full, they can have a 15% discount. I like to keep the figures simple.

Construction procedures to include state of the art quality, occupational health, safety and environmental requirements. I will ensure all construction companies are compliant with the latest health, safety and environmental legislation and utilize sustainable resources.

All workers will be paid a reasonable allowance for a reasonable days work in line with current ILO directives in La La Land.

Yes we should only use environmentaly friendly concrete, the local bio degradeable kind (you can tell by the lovely local flora & fauna that quickly grows through it (eco friendly water saving variety, only needing the condensation that flows down the interior walls of said environmental friendly development). Might even qualify for an EU grant.

I've decided to inform all prospective purchasers that P2P is just a formality. The land I will be developing will be pre-74 Turkish Title. We've got a nice plot quite near an army base. This should be very good as new owners will want the Turkish army to protect them against writs by GC lawyers. Oops, maybe it isn't 100% Turkish Title, but it's looks Turkish to me.



Has anyone got an old fashioned home printing set. This will be returned after all certificates/title deeds have been prepared.



I now have a very well respected lawyer. He has decided against a 15% commission, but has chosen a nice new BMW 5 series. I have agreed to make the monthly payments.



I have the difficult choice of deciding on a builder. They all seem so similar. They all have black range rovers. One does not have blacked out windows. As this is the only difference, I may choose him.

The estate agents have asked about doing the maintenance once the site is completed.



I have suggested they start the maintenance programme, as soon as we find some mugs.



All Turkish and Turkish clients will be exempt from any maintenance charges. This could be a good selling point. Anyway, they will never look at the gardens.



They will also receive two parking spaces per vehicle. They need a bit more room to park than foreigners do.
