| please excuse a rather dumb question but: can anyone advise, if a villa is located within a "development" there's still annual service charges to pay even if the purchase is "freehold" (as they obviously all are in trnc) and can somebody give me typical figures, and what you get in return otherwise if the villa is a "stand alone" property or a similar resale where only the purchaser and seller are involved, there are no s/charges? last question, if you own a "stand alone" villa what do you do when away, just turn off the gas and lock it up? think this is very possible in many parts of north cyprus but it is nice if neighbours keep an overview on each others' place my guess is that a stand alone villa is best overall value except that the purchase price is higher because the running costs are lower though if it is a cheapie, off the beaten track, it could be very hard to sell on... also I think of the horror stories you read about builders handing you a piece of paper with kibtek's and the beledisiye's adresses on when you ask about getting connected to water and electric oh so the answer is a fully connected resale isn't it? granted that the sales contract will implicitly include greasing the seller's palm with thousands of quid for connections. taxes and kocan etc etc any general comments greatly appreciated andre |

| Hi Andre See my reply today to wether to buy off plan or resale. Either way I dont thinkit is any cheaper in running costs for a villa on its own especially if you have a pool. If you are going to do the job properly then you need a gardener and a poolman.Unless of course you like spending all your time there gardening and cleaning the pool. Personally I am not in it to do that but my wife says I am a lazy b----- bbreezyboy! |

| thanks your reply breezyboy, and very sad to hear about your experience with builders etc I hope you got the property for a reasonable price and it is in a good setting then at least you have something on the credit side it sounds like your 100 e-mails are a waste of effort and they just bin them, and you would do better to camp out there or confront them in person did you think of getting a better lawyer, property complaints office and hbag? or find a tc intermediary of some sort to reason with them? my rather pricey penthouse flat is from a highly regarded developer (seaterra) and is within a sought-after location... but without being able to stay in north cyprus continuously, have found even the most simple of things exceedingly difficult to get done properly at long distance and everybody seems to want their "cut" one way or the other... for example there was quite a lot of snagging at this particular site and in all fairness seaterra has tried very hard to please but actually getting things brought properly up to to standard has been a quite exhausting process the original reason in starting this thread is to find out how many people bought villas in a development, and how many did their own thing as it were... and their contrasting experiences especially regarding costs and absences good luck with your battle, andre |

| bought on small development (New Villas International) no problems, build and maintenance service excellent. They also offer the maintenance/ repairs service to any property owner, worth considering if your stand alone. |
