Thanks for that Sydney. I asked the same question on another board and someone has replied to say their friend pays £45 per month for a 1 bed! It will be interesting to see what the agents say.

As I said, on the other board, the charge is £35.



The charge was £20 until about 18 months ago, although if you had paid in advance, the rate didn't go up till you were due to make another payment. In my case, January this year. If the person who pays £20 is paying Ozyalcin direct, perhaps by standing order, they have a monthly shortfall of £15. (Unless they rent and their landlord is making up the difference)



If the person paying £45 is paying it to an agent, they should be asking some questions as to where the extra £10 is going.



There are a number of people on site who owe arrears of the monthly charges, and Ozyalcyn are taking action against them by disconnecting their water supply (which is included in the £35 charge).

Thanks for the clarification Ian. Does the £35 cover all maintenance on site including cleaning of common areas? Also would be interested in some insider knowledge - are there any blocks that should be avoided for instance.

Just to keep you updated, the maintenance charge on Patara is now £50.00 per month, it was increased in Jan 2009.

Hi,

Yes Patara went up to 50 pounds a month last January. At the moment the builders are still organising the management, but hopefully soon the owners will be arrnging their own. There is good communication between the owners and the management, with some owners having formed their own committee, that has meetings and puts any complaints/queries/questions etc. to the builders The Patara Forum is for owners only.

owners forum no longer exists. MSN closed it last month.

The patara city site fees are and have been since 1st jan this year £50 sterling regardless of size of apt. The shop is about to close on site.

There is a new site for owners in Patara, but it is now on Multiply, not as user friendly as MSN, but not too bad to navigate once you're used to it. It is, though, purely for owners I believe, and new applicants are vetted to ensure that this is the case. There is talk of the owner of the new health club taking over the shop, but not definite at the moment. Patara is a great place to have an apartment, it's certainly not been without it's teething problems(some still ongoing) but things do seem to get sorted eventually.

As for the maintenance payments, the size of the apartments is irrelevant, as the charge covers things such as communal lighting, security, maintenance of the pool area and gardens,cleaning of the stairwells and windows,etc.

My main problem is that people come in from outside to use the pool, when they have no right to do so,using beds and parasols that are for residents and people who are holidaying in the apartments. Apparently this is being addressed by security.

Hi!

That is good, you're right the security is there for a reason and should be checking and doing their job properly, it's not fair to residents if there are no more sun loungers and the pool is crowded due to out-siders coming in, I expected the maintenance charge to be slighty higher in Patara to be honest rather than the normal 30/40GBP a month, very useful info thank you again!

Nice to hear from a happy resident living there, I suspect a lot of these problems are standard for a relatively new complex ad everything will be up and running smoothly in time...

Does Patara City have their own management company now(managed by owners)or is it still being managed by the building company?
