| mess 2 Thats my number one as well, with the add on that the lawyer responsible should have a duty of care and should be financially penalised for any irregularities dependant on his culpability. |

| Hector, the legal system in the TRNC is based upon the UK legal system - it is a left over from colonial rule - sorry. My change to a "Rule" or "Law": Traffic Law's: Change the law so that a De-Restriction speed sign has to be displayed following the end of any speed restriction. When is it that 50 changes to 65 or 65 to 80/100? Nobody seems to know. |

| ilovecyprus, It started with the Estates Agents Law. The TRNC judiciary know that laws putting right the ability to buy property in the TRNC on a level "playing field" is paramount. Times they" are a changin" Modification of the Specific Performance is number 1 priority. It is unnescessary. It only applies for two months after you sign your contract. IT IS NOT APPLICABLE! Contract Law allows for specific performance.......so you can now ask the judge to instruct your builder to hand over your Kochan, if you have complied with your contract, and he hasnt. He can no longer sell or mortgage YOUR property. Exciting times in The Courts of The TRNC. I hope that my builder is reading this...........if he can read!!! wynyardman |

| I think there should be a time scale when complexes should be parcellised after they are built. At the moment this can drag on for years with the builder/developers blaming the government, when in reality they are delaying the process because they do not want to pay their taxes on exchange of title deeds. | First and foremost and in order to restore confidence, bring in a specific law that makes it a criminal offence for any lawyer or person acting as a legal advisor to act for a property buyer for the purchase of a property owned by or being sold by anyone they are or have in the last 3 years also acted for. |

| I would also wish to see a second more administrative change to the law to also greatly help restore confidence and activity in the property market: Make Permission to Purchase automatically granted upon completion of a declaration by the buyer of whatever conditions/requirements the government wish to be met. If the buyer is proven to have falsely declared any information then the property can be subsequently sold by the authorities and funds thus gained handed back to the buyer, less any costs incurred. |

| Third on my list, would be legislation, backed up by an enforcement inspectorate, to ensure environmental problems stemming from residential construction work is minimised. One law would be centred around a time limit of one year placed upon any residential construction, other than that of large complexes who would be granted individual exemptions. Any contractor exeeding the time limit would be fined and continued violation leading to revocation of their building licence. This in order to reduce the number of half finished projects that scatter the landscape. All existing part completed constructions would be granted 12 months from date of the new legislation. Second law would be that it would be illegal for any builder to leave any materials for more than 24 hours outside the boundary of the construction site and all rubbish/unused/wanted materials to be dumped at one of a small number of created dumping sites. |
