| What you get is what you see. No waiting to see final result and discovering that it looks nothing like the artist drawing and that the quality of materials are not what you expected. Also you can ask to see the sellers PTP and title deeds which if available, is always reasurring. Flip side is that you have little choice in kitchen, wardrobes, tiles and white goods. Knowing what you are getting must cut down on the amount of stress experienced by those who wait 2 years and more and are reading many of the horror stories identifying all that could go wrong. I bought off plan and had a great builder and advocate but its still a case of "Pot Luck" There are no guarantees. Would say that resales are less problematic. |

| Hi Rosie, Just that if the title deeds are in the name of the seller/legal owner(not a TC) and they have also got PTP its reassuring because the likelyhood of you getting PTP is greater if foreigners have been granted this already. As opposed to buying from someone who does not have PTP or their title deeds and you then wonder why not? or have they been refused? Are they the rightful owner? |

| When we were looking for a place, we considered a few new properties but in the end went for a resale. When we looked at the new properties we were quite uncomfortable with the amount of pressure placed on us by the builders in terms of getting a decision from us, wanting us to use their advocates and so on, we took our time and just kept an eye out for resales. Our experience so far has been great. No hassle, no builders, no snagging, freedom to chose our own advocate etc. We had 2 independent opinions from a construction persepctive and both told us the place was in excellent shape and that we would be mad not to snap it up. So we did and I think for the money we paid, we have done really well. Happy as Larry so to speak! |

| If I could only give you one piece of advice, it is: Buy a resale at least a couple of years old and check out the view. If it can be taken away, it more than likely will be. |

| Hi Rosie. We got our insurance with As Can Sigorta. Buildings, contents, accidental damage, "all risks" on personal posessions and I think it was around the 320 pounds sterling mark. As an insurance person myself, I'm happy with the cover so am happy to pay that kind of premium. Just beware that some policies don't cover you for storm damage relating to your solar panels unless you tell them you want it! A friend of ours got caught out in Jan 2007 when the wind took his panels off and they crashed down into his garden, destroying part of the garden wall. Message 11 makes a good point about the view too. Thankfully where we bought it was an already long established neighbourhood and right opposite us is a Belediye park, so there's no real opportunity for anyone to do anything unexpected near us. |

| Def buy a resale , some resales come with furniture right down to knives/forks etc means you can just move in sit back and enjoy , def agree with the post re views , cause that is a must , also consider the area where they are suffering major water problems e.g some are off for days , also consider there may be a possible swimming pool tax on the horizon villa owners with pools , could be in for an expensive ride . Take a trip around all of the estate agents , in paticular the little villa company as he has some really good resales on the East side that are more uncrowded . Hope this helps . |

| deff buy re-sale, meters fitted etc. It's less hassle to have a bit of re-tiling done in bathrooms than deal with a new build. Following from piepie msg 15, our neighbours are selling a cracking 3 bed in Aslancak, not built closely around, fully kitted out, all the eventual buyer needs to do is bring their clothes |

| make sure the plot has been measured recently. if not make the seller get it measured before you buy! that way no nasty suprises. |

| Rosie why would you want to buy a property here when the law doesnt protect you? The lawyers dont have your interests at heart or act on your behalf, you could pay all your money for your property and never get your deeds. Do you really want to risk you life savings? |

| keeft, neighbours house still for sale, there is a couple that will but it, but they have to sell theirs first. Title deeds are imminent also. This one of the better houses around, from one of the most reputable builders. |

| Steve 33 . It is 3 years today that I agreed a sale and we got the keys on July 4th this year, 14 months late. In between we had in excess of 100 unanswered e-mails because the developers couldnt be bothered. Dont even think about the £300 per month late payments, they dont want to discuss that either. We have PTP but dont expect a Kocan until late next year at the earliest. Would definately buy completed property if I knew then etc etc. |

| Estate Agents charge between 3 - 5%. However with hardly any business being done I would negotiate a 1% fee |
