| hi just got back on sat 31/5 (THIS YEAR !)fter finally managing to stay in our phase 1 apartment. We only got water in the pool properly on 25/5 and have to say it ws fab for the final week of our 2 weeks stay. phase 2 crowd, reaaly sorry to disapoint but we have walked round to have a huge nosey in most of the blocks and there is no chance of u staying in them this year!!! ilker is a big fat liar, we waited 4 days , pestering each day for womeone to finish off some our snags and they still not done !!! have had to leave for one of our neighbours to assist with . as for your pool it is being tiled arond the outside but internally is still concrete ( it took about 10 months from concrete to tile on phase 1) unfortunatley we were witness to a phase 3 couple who had been promised by the infamous ilker that they would be able to stay in it when they arrived thurs 29/5 for 2 months with there 3 kids !! the very sensible guy has refused to budge until ilker sorted out accomadation for them. pn phse 2 there is certainly work being carried out however not to the degree most of you may think , someof the wardrobes are in, very few bathrooms but most kitchens.the green colour isnt so bad (however sorry but our cream is better !!) we will try and post a few pics on so you can see. hope some of this helps |

| p.s sorry about my typing still on cyprus time and been up for hours not loking forward to work today !!!!!!!!!!! the kids playing in the pool last week were mine i think (bit noisy sorry but they are only 8 and 3!) plus the 3 kids who live there , oh and a few strays that ilker said could play in there ............................... |

| Thanks for the update Norahs. I think the message is do not book flights on the word of the developer unless you have arranged alternative accommodation. From personal experience I can recommend the Riverside apartment, The Almonds and the Sempati Hotel. Lem |

| Too true mate. My missus said you struggled up 3 fklights of stairs with 3 X 20kilo bags in temperatures of 40+. My mate Gary reckons I've taken more stuff through Larnaca and Metehan than he brought out in his container! I'll make sure you get your pint of Efes this summer! | now theres a story robbie ,lol was told though by advocate it wouldnt be far away just awaiting transfer from you know who .however he doesnt have is in order cos the owner wont release it till he completed some jobs as promised . according to my advocate last month this could take 4months for them to sort there bits out then only few weeks to sort into our names . allother bits at district land office etc is done kav |

| Hi we are in block E phase 1 .all up and running but had to sort most snags ourselves. we have permission to perchase but no kochan yet, am very pleased with project . stayed there last month and we are told that electric meter is now fixed (we had direct connection) the pool was not full , cant wait to go back and try it. lou |

| hi lemtek Im in no.3 opposite the famous keith whos not talking to me at present. when are you over next? I beleive that no 2 is now sold to a couple who are going to live there. no 1 is a very friendly couple tek and sev ,they speak turkish and have been very helpful sorting our appartment out. lou and rene fine |

| Hi ebbern5, We are the couple who will be moving into no 2 apartment, we also have 2 children who will be joining us, ages 14 & 12. We will be out there at the end of July but will have to wait till our furniture arrives before we can move in. We will be staying at the Riverside for a month. My husband was out there in April and met our neighbours tek & sev, says they are really nice people. Well no doubt I will bump into you all at some time, so I look forward to meeting you. can anyone enlighten me on the famous Keith? or are you going to let me find out for myself.lol Debs |

| Hi Stickle , Ilker told me on the phone 2 weeks ago that all is complete with our apartment apart from landscaping + pool . The Government dept are to examine the sites electricity 16 June + this could take up to 2 weeks for approval . We received pictures from Unwins 2 weeks ago also with kitchen , sink in etc + front door on , no picture of bathrooms though but these apparently go in right at the end . We have told Ilker that we are arriving in Cyprus 2 July to stay in a hotel for 1 week so everything is ok . He says this should be ok but I will ring him on 16 June to make sure . If things dont work out as planned ,the hotels are pretty cheap so we,ll just have a good hol but hound Ilker + Kavanlar every day . What apartment have you bought by the way . HP |

| Hi All, We are buying an Apartment in phase 2 block 1 /4. My sister is currently in N/C and has said that progress on the development seems to have slowed down in the past 2 weeks. does not seem to be too much going on. Sanitary ware has been delivered but not installed, some kitchens not finished,doors not on etc. We will be out on the 2nd August for 4 weeks and were hoping to move in but at this work rate it does not seem likely. Has any one been given a firm date for completion. cheers |

| Hi Stuspark I would strongly advise you to look at alternative accommodation if you are coming out fot 4 weeks at the hottest part of the year. Roughing it with no electric or air con is ok for a couple of days but not 4 weeks on a building site! Lem |

| Hi Stusparks We have bought on phase 2, block 5. We spoke to Ilker recently and he told us that our apartment will be ready mid june but electrics are being officially checked 15th June, so to leave it a couple of weeks before flying out. We have booked to go on 2nd July and as a precaution have booked into a hotel for the first week. If the apartment is not ready we will extend our stay in the hotel and just make a holiday of our time. We return on 20th July and I am sure we will post our update as soon as possible. We are going to give Ilker a call tomorrow. Will let you know if there is anything new to report. HP |

| Hello HP just a little warning. make sure you definitely have back up accommodation we found, last year that we were promised our apartment (phase 1) would be ready in April - even the week before. however, the day before we checked again - still not ready and we had to book in to Riverside at the last minute. Then again in August we were told the same thing (there were electric probs mind and in fairness the apartment was finished and looked amazing). However, the week before we ended up booking into hotels again for our two week holiday in August. Even if you do end up in a muddle I promise when you see the finished thing you will be over the moon so try to stay positive. We are in our apartment until 10 August but might be able to let it out after then if anyone is in real probs about accommodation. Good luck - I really hope it is finished for you. Smudge |

| My husband comes back from Northern Cyprus tomorrow and everything in my apartment is finished. Water and Elec have all be arranged and should be connected in 7 days. We are in phase two block D. |

| Hi Gailforce That is good news. We have spoken to Ilker today and again he has reassured us that all is completed and electrics to the whole of phase 2 will be completed in one week time. Has your husband managed to gets meters sorted? When has Ilker asked for final payment and will you be withholding a sum until snagging is completed.? We are in block E(5). If you have any photos of further progress, is there a chance that you can post them? We fly out in 2 weeks. Regards, HP |

I thought that Ilker would email us to tell us of completion and ready for snagging. Also according to contract and information from solicitor £2000 should be retained by the purchaser`s solicitor from final payment until such time that proof of title deed division application document is issued. | Hi Stusparks , Ilker has asked us now to pay 3,000 asap + hold onto 2,000 until he gives us the title deeds in 3 months time . We are going to hold onto the 2,000 ourselves I think because the Solicitor charges a fortune for every transaction . We thought title deeds were ages off but it seems not so . HP |

| I think the total cost of taxes, Vat (KDV) etc comes to around £4000 on completion when you get your Kocan. I'm a bit stuffed, I earmarked £4000 for this but spent £2000 on Strongbow in the last few months. Hey Ho, here comes another bank loan. Lem |

| Greetings to all purchasers on the Kavanlar development from a new member. Frankly, as a newcomer to the TRNC, I am shocked at the state of the construction industry here. I have been having a look round Phase 2 and, if anything here is finished this year, I will be amazed. I arrived, expecting my apartment to be finished – obviously my first mistake. There is no electricity and, needless to say, no water. My bathrooms are unfinished along with numerous other items. A large quantity of sanitary ware seems to be languishing outside in boxes The Ilker person, whom I have now had the misfortune to meet, is a complete moron. My view is that he says anything that you would like to hear – am I wrong in this summing up? He has offered to pay my hotel bills but I doubt his integrity. I think the final answer will be ‘yok’ as they apparently say here. My lawyer (or so he says) tells me that the contract is not worth the paper that it’s written on. Has anybody out there had the benefit of the penalty clause for late completion? Mine clearly states that there is a penalty of £500 per month but my lawyer advises that this is ‘unlikely to be paid’. Has anybody deducted this from their final payment and, if so, what is Kavanlar’s reaction? I’ve had a look round Phase 1 and have to say that the gardens are a disgrace. A charming gentleman resident in that phase told me that the original gardener stopped work because he hadn’t been paid and that the standard of maintenance since has gone downhill rapidly. He also told me that the streetlights are not working and that there is no security system in place, in spite of this forming part of the management contract. I also note that ‘Nostradamus’ actually accuses the dreadful Ilker of being on the take. In my view, there is no smoke without fire. I have to say that I will not be happy about forking out £45-50 per month for the standards that are prevailing there. Is everybody paying this sum? Several other people whom I have spoken to tell me that this development is better than others. I was lead to believe that Kavanlar are one of the top construction companies here but, I have to say, my snagging list is long and getting longer by the day. ‘Better than others’ is not a guideline for quality – only the best is good enough. After all, everybody is paying their hard earned money for these apparently hit and miss standards. I have to say that, having lived outside the UK for a number of years, I thought that I was reasonably au fait with variable overseas standards but the TRNC takes the biscuit. Not only are the builders’ crooks but the lawyers too. Having been here for several weeks now, I note that the staff in government offices is either too lazy or inefficient to deal with anything more stressful than making coffee. I will, however, be doing battle – my name is Nemesis after all! |

They have reported that the apt looks fantastic + will be ready for our furniture delivery on 7 July . The main bathroom ware still needs fitting but is actually in the apt in boxes . They said the pool has been tiled , but needs grouting . We are arriving in Cyprus 2 July and as I have said before staying in a hotel the first week . Ilker has confirmed that we can clean the apt prior to furniture delivery so long as the final payment is received less 2,000 pounds which we keep until deeds are exchanged . Ilker has been true to his word with us in every part of this purchase + we have no reason to doubt him now . Nemesis which apt have you bought , our friends [next door neighbours] were really pleased with ours + I am sceptical on these forums when member info is withheld or disguised . |

| Hi , I dont want to tempt fate really by singing praises too highly , but we have found Unwins very helpfull . They have sent us pictures every other month showing us the development of our apt , been an intermediary between us + Kavanlar both spoken + in writing whilst we are in England + offered to help with anything we may need . Maybe some blocks on phase 2 are much further on than others? |

| Just to clarify matters, my message 65 was actually posted when message 62 was the latest posting. It now looks as though I am including Unwins in the comment made. I bought through Unwins and I have no criticism of their service, in fact I have found Lynden in Aftersales one of the most professional gentlemen I've had dealings with. So back to Ilker and Kavanlar, I too had a long contract over run at £250 per month for18 months. In the end Ilker fitted me an extra aircon unit, I'm happy with that, what is the alternative, huge legal fees, endless trips out from the UK to attend court hearings where the defendant doesn't turn up and maybe compensation but no costs a few years down the line? As for the maintenance on Phase 1, MEPS currently have the contract for 1 year from November 2007, I know they are not happy with Kavanlar either and believe they were sold a pup. Its basically down to the owners to organise maintenance, hopefully this is something we can do when we go out and meet around the pool this summer. In the end, we are the owners, we should call the shots. Lem |

| Hi all! My hubby got back from Northern Cyprus this afternoon and I can truly say my apartment (which is in phase two block d) if finished. I have pics to prove. The progress has been slow, but have picked up a lot in the last month or so. The pool is indeed tiled and just needs grouting at the bottom. The elec meters are up (which have been inspected) and water is due next week. There are two couples who currently live in phase two. Maybe so other apartments are not completely finished but progress is good.. I am going on holiday in July also (22nd) and not for sure will be staying in my apartment. With regard to the construction, I have to disagree, I have viewed a lot of properties in northern cyprus and kavanlars workmanship is excellent. So much attention to detail. I am one happy customer!!!!!!! Roll on July and bring on the bbq's and beers I say!!!!!! |

| now hear this ,now hear this .lol yep i got back last night and phase 2 ers here we go .... lots of activity with pianters (outside and in) ,tiler measuring and screeding the pool .bathrooms have been delivered and installed in quite a few ,in fact same plumber as phase1 and his team ok ...some people are in allready and have power and water ,some were having post builders clean yesterday . yes its hot and still a building site but a busy one .guys were landscaping and finishing off the perimeter walls .i know 3 that have electriciuty on ....but think its just builders for clean and testing etc went in most blocks and can confirm what G/F says ,good quality ,good finish and some changes to phase1 . water tanks outside and stacked upat rear of buildings ,this looks hard to access especially when water runs out and you have to top up yourself etc . look smaller than phase1 ,so guys get your tapes out and check what you got .....i see 1 1/2 tiles smaller on balcony ,1 0r 2 in lounge area and looks smaller in bath rooms and beds but didnt pace it to compare to pahe1 ...may be wrong but would have them measrued and compare how they were marketed ,ie 125 or 130 sq mtrs ? an honest opinion from myself would be dont rely on july or august as i know how long the next stage could take as work does slow as red tape and heat comes into play .i was told by a "resident " that electric has been signed off at kibtek but i dont know if this is true or rumor created by the great man himself ?. kav |

| re 61 and welcome nemesis . all street lights work on phase1 ? gardens are nice with all flowers and tress now in bloom (send you pics lem) .grass is the problem on site1 .this originally was down to kavanlar just spread all the back fill builders rubble around ,then through seed down and said look grass......meps took over and realised a problem.they corrected all the irrigation system which wasnt working properly ,raked all the debris out and have told us later this year will be reseeded for next year . only yesterday 4 gardeners were on site ,then the communal areas were brushed and mopped .......i know nothing of first gardener not getting paid ,as i know the first company that put the plants in on kavanlars orders (he very local) i would think he been paid by now . security is little issue i suppose as we keep having nosey sods from phase2 and 3 wondering in ,lol. we opted for no guard but i here that when phase2 is up and running its up to us all then .camera system is in place around perimeter but not working yet for live cam. we all get to know who is staying and we have 5 or 6 residents who live on site ,they only the week before had some "visitors"around the pool spread out ,after some chats they soon picked their gear up and were cleared off . kav be interested who you spoke to on site? |

| Hi all Just got back from northern cyprus (16th)it looks to me if phase 1 is finished we went by there nearly every day to see our apartment at the top of the hill which is not finish no water in pool (waiting for kibtek)snagging list on going grounds not done the builder who is a she is 7 months pregnant dont speak a lot of english keeps making promises that she can not keep and this is while we were there at least you have water in your pool ,flowers to admire, it does look nice the balconys look big but i am not a big complex fan if it is any thing like the one in kyrenia which we have stopped in also nice big balconys but to many rules & regulations they impose for the site and paying the pleasure for it I did notice some apartments on the front are for rent or for sale? |

| Hi kav We stopped at patara city and there if you dont pay for the upkeep of the pool and the surrounding area you get named &shamed on a board near by telling these people they are behind with their payments? some sun beds were broken and i think they used the wrong tiles round the pool because when getting out the pool the tiles come very slippery a accident ready to happen. |

| As the newest member, I have to thank you all for your comments and evaluations, some of which make interesting reading, so be it, many are totally naïve and live, in “Cloud Cuckoo Land”. When it comes to purchasing Overseas Property, the most gullible and stupid, are in fact the English who have been “Ripped Off’ and cheated within every European location and beyond. Quite wrongly, they think buying property here in the TRNC, is a Dream. In reality, there are literally hundreds of thousands of so-called unfinished properties here, unlike Kavanlar Apartments, with water and electricity, so forget, buying Off-Plan. Yes, too many of you think, quite wrongly, that these apartments are an investment for the future. Quite apart from the cost of flying here to Ercan, now with 139 US dollars, per barrel, soon to hit 150/200, let alone the total inconvenience of time and changing planes, you may have purchased thinking, you have a Holiday home in the Sun, which when you are not here, you can rent and make a profit. Nothing could be further from the truth, and for those, way before you, they can’t even give away what they own, let alone rent. First, I would like to reply to the High Priest where you stated, Mr. Ilker has been true to his word with us in every part of this purchase and we have no reason to doubt him now. Really pleased that you are satisfied and happy with Mr.Ilker, however, there are many others that wouldn’t agree. In this respect, I would refer you to the comments made by one intelligent individual, Phild, who has incurred the normal experience with this individual. Take his expert advice and learn before it’s too late. In short, being a born Liar, don’t believe one word he says and as to Unwins, they are one of the biggest Mafia here in the TRNC. Check out their past history back in the UK and find anyone here, with the exception of your good self, that can say one good word about Unwins. Their infamous Reputation is defies the imagination. On the basis which I previously stated, any Kavanlar Contract, isn’t worth the paper upon which it’s written. For example, it does everything for them and precisely nothing for the Purchaser, and every client for Phases 1/2/3/4/5, their so-called overrun clause, is meaningless. Imagine as Kavenkoy has stated, 18 months in his case, in their infinite generosity, they have awarded one free Asslick Air conditioner. Knowing full well the Kavanlar mentality, where they purchase the cheapest rubbish they can find, these Asslick A/C’s must have been rejects, or a Job Lot. Ask anybody who has the misfortune to have one. Imagine the lounge (28 sq.mts) unit, 24,000 BTU’s, consuming 2.5 kilowatts per hour, will only reduce temperature by a mere 2 degrees Centigrade having worked incessantly, for three hours. What absolute Magic? And because Kavanlar are, in their opinion, God’s Gift to the TRNC Building regime, when this unit is finally fitted to your balcony, you will need Wellington Boots to transverse the area. Why, because, they never considered or made any provision for water overflow and the so-called drain at the apex, is quite useless. And when you move in to Phase Two, check out your fuse box, why, because it has been wired totally incorrectly with fuses that are totally incompatible with the devices fitted, in particular, the so-called Hydrofoil system. When it comes to your roof water tank and its rubbish boiler, guaranteed, what you think is yours, will in reality, belong to somebody else. Yet more cost to rectify, and don’t bother calling Mr.Ilker, because he doesn’t care a damn. And at this point, according to an ugly rumour, Kiptec will have verified and checked your apartment’s connections. Wrong again, it’s called “Back Hander’s” and don’t believe one single word. Then again, think about how much it will cost you |

| Nemisis, Firstly I would appreciate it if you to reconsidered your tone. For someone with only 2 posts you are already well on your way to making things personal. Through respect to a fellow poster I shall refrain from petty comments and continue to post in a respectful manner after all that is how we do things on this forum. It is clear to see that you have done your homework or at least have an opinion on how things run in Northern Cyprus. However, as someone of Turkish Cypriot decent most of it is not news to me even though I have been considered naive. I do not understand what your mission is. Are you simply upset with slow pace of the development or just peed with how things run in TRNC? Either way for someone with such high level of intelligence and insight I would have thought you would have done your research BEFORE choosing to buy a Kavanlar development let alone in TRNC. Anyway, you still have an option. You could put your property up for sale and hope another "totally naïve" English person living "in Cloud Cuckoo Land" clearly not aware of global economy and price of oil barrels will buy off you. |

| Dear Nemesis Can I just correct you on a few points. I have not incurred massive expense fighting Ilker or Kavanlar through the TRNC courts because I am a realist and know that was a fruitless exercise. I did my homework on the TRNC track record on contracts, advocates and builders. I chose to stay onside with the builder and was given an aircon unit for the 3rd bedroom, I've got an idea it was a Siemans. Yes the labourers do work long hours and I have watched them rendering the buildings at 8 o'clock at night perched on scaffolding that would give a Health & Safety rep in Britain a heart attack. But they appeared to take pride in their work and I don't believe they are unskilled. Yes I paid a 1000 YTL for my water meter but don't forget a very large water main had to be built to accommodate the site, do you think the locals should pay for that? Yes, electricity meters cost more for non residents on new builds but again, do you think the locals should pay for all this infra structure with includes cables, sub stations and new generators to produce the extra capacity? Have you checked out the price of copper on the world market lately? You also have a big problem with Unwins, but essentially they are Estate Agents, paid to advertise and sell a product on behalf of a builder, they are not Site Agents although I believe their After Sales are one of the best. Mafia? I don't think so, local connections yes. But check out any provincial town in Britain, the old boy network exists everywhere, they're called Freemasons. You criticize us poor Brits for buying somewhere that is affected by high air fares, but so is everywhere, not just Cyprus, and I don't fly into Ercan because it takes too long and its cheaper and quicker to fly to Larnaca and get a hire car or taxi. I didn't buy my apartment as an investment or to rent it out, I bought it because I really like North Cyprus and the way of life and because it was cheap compared to the rest of the Med. I paid £49,950 for my apartment, I live on the Isle of Wight where holiday homes are also advertised, £49,950 would just about buy you a one of those caravans that pretend to be chalets with a veranda on an ex holiday camp site here. As for car parking, are you a complete petrol head? Does everybody on site have a car? New builds in the UK don't have car parking now to encourage use of public transport. Well Ilker or not, I know where I would rather stay on my holidays. Lastly, I think it would be helpful if you told us about own purchase. What phase of Kavanlar did you buy on, what sort of apartment do you have? Penthouse or ground floor, did you buy through Unwins, did you use their recommended advocate? What made you decide to buy on the Kavanlar development? Was it to live there or as an investment? Answering some of these questions would be very helpful to a lot of us poor suckers. | Some news for Phase 2'ers. The Electricity connection control was done yesterday as planned and the good news is that the Board have given their approval! The next stage is for Kavanlar to pay for the meter connection and flat owners can then apply for their own personal supply. Source: Ilker |

Hi all.....We have bought in phase 1 and are absolutely delighted with our apartment and also with the way the complex is shaping up.....remember it is still early days. As for MEPs these guys have been as good as their word and i for one think we would be hard pushed to find a better maintenance company. | kewen on a previous thread we suggest you should compare what you were bought measurement wise and then actually measure your appartment . i did this last week after a neighbour on 1 told me .i went phase 2 and paced it .only rough i know but would agree with my neighbour and jimmi64. the balcony is 1 1/2 tiles smaller ,the lounge similar ,and then the bedroom ar back 2 smaller. i didnt do bathrooms as it would suggest the build is around 10% smaller . so it could have been marketed with what you see on phase1 then sold a slightly smaller appartment i suppose. you did have some better touches ,ie handles on kitchen cupboards are far better (i had to buy some in uk) ,and you have bathroom furniture which all pahse1 ers had to buy themselves ....least they could do have it measured when you ready ,there is a guythat advertises full snagging list as he is professional surveryer type from uk retired there kav |

| Have you signed the petition to amend the Specific Performance Law? Without a change in this law, it means you cannot take action against your vendor to compel them to transfer the title deeds to you. Thus some unscrupulous developers are not adhering to their side of the contract and are not willing to transfer the deeds to the buyers, using this a leveridge to extract extra funds from purchasers. Please see this weeks edition of Cyprus Today (June 21-27), who are covering this very important issue. The petition was started some time ago by Ismet Ustuner, a very helpful and knowledgeable member of this board where legal matters are concerned. The petition is backed by the HBPG. | Hello to Everyone, I have bought apartments 5 & 6 in phase 2 and I am mighty glad to hear some good press about the development. Ilker has sent an e-mail saying that he wants the final payment.Has anyone else made the final payment. Would anyone be interested in snagging my apartments for a fee as I live in Hong Kong and cannot make it across in July. |

| Hi Mackeral I'm out on 25th July for 4 weeks so I would have plenty of time to snag your apartments, Kav and I also know what to look for re the water storage tanks and electrics having been there ourselves and we both know Ilker quite well so getting snagging done may be not so much a problem. I only paid my final payment after snagging and electricity and water meters were fitted. Lem |

| Hi Mackeral We have bought in block 5, apt.5, phase 2. We will be out there on 2/7 until 20/7 and will be meeting with Ilker a few times, no doubt. Also we will be snagging our apartment either ourselves or with 'professional' advice. Let us know if there is anything that we can help or update you with. Which apartments have you bought?
