| UKTurk ,Ecko, The "Guru's" Can you please Clarify the Kocan (Sorry if ive spelt in wrong) Title deeds to properties, as I understand when the property is completed and keys handed over, The Vendor agrees to transfer the title deeds over via the Advocate...This process and documents are then transfered to the authorities (Land registry?) and then you wait and sweat along with your PTP and hope (Een ShAla) To get your Kocani in your name? Have I got it right or am I confused.com? It seems Back to frontwards as my Father would say!!!?? You sign the contract, pay your money, house built, handover.....OH then wait 2 ++++ years hoping you may own the property that you have paid for in good faith!? CAVEOT EMPTOR.......Is that Latin for Wallet Emptior! You stupidious Biggus Dickeous? Sorry got carried away there! Help ukturk and Ecko....Thank you Nunu1 |

| Sort of correct. We have been living in our house for 2 years and some much longer. So you can get your keys and move in before property is finished, not neccesarily 100% legal or advisable but if you want your home!!!!! SSHH on this one, squatters rights are stronger here than UK. Although the landowner will make your life a living hell if you have fallen out. IMHO not so much of caveat emptor as do your homework. |

| Elko or ecko, does it really matter? The Kocan or title deeds is the piece of paper given by the District Land Office (Tapu) to the *registered* owners of the land. In order to get the tranfer of title deeds from the current owner to your name, you or your attorney has to attend the DLO together with the current owner or his attorney and sign over the title deeds infront of the officer at the DLO. If you build a house or a number of houses on a plot of land, it has to go through various motions so that the houses are registered on the plot and parcellisation carried out so that you can have the title deeds to that particular house and not the whole lot if it is an apartment flat or a housing estate. ismet |

| Elko, We received our Kocan (apartment in block) back in October 07, it is just an A4 piece of paper titled TAPU VE KADASTRO DAIRESI - TASINMAZ MAL KOCANI. Is that all we should get ? Title deeds for my UK house has plans of site etc. I know or builder was preparing parcellisation documents before we got Kocan, as I saw them in his office. Are these held by the Land Office in TRNC ?, our solicitor did not really explain. |

| essexob, That is the one. We have got a copy plus seen the original for our site. All this trouble for a double sided piece of A4 that is printed on 60gss paper!!!!!!!! |

| Hi Elko While you are about I wonder if you could clarify something for me, if it is taking forever to get your Kocan, what happens when you die?? If you cant prove that the property is yours how do your heirs take possession of the property to dispose of (if you have made a will out) Chris |

| Thank you Elko2 I am clearer on this matter now except, I have heard part of the process can take up to two years before you pay your taxes on the property? Is that to do with Permissions to purchase or? If the process you explained to obtain your Kocan is the way then surely this can be done almost immediately on completion yes? Its the 2 years waiting bit that Im confused about that so many people have had? Nunu1 |

| If any party dies, the benefits and the responsibilities are passed on to the heirs. However any heir may refuse to accept it if he/she feels that the responsibilities outweigh the benefits. FAir enough. ismet |

| Hi Chris, Yes Wynyardman is right, when you sign up your contract your Lawyer should get you to fill out a PTP form. Unfortunately my Lawyer forgot to get me to do this.......hence 2 and a half years down the line he has asked me to fill out forms!!!!!!!! | Not a good endorsement for your advocate. With the amount she charges this is poor service. PTP should be one of the first things you do. |
