Well said Sweep. We all want the best for SWB but they way some are going about it is just making things downright unpleasent. It is well known about the non payment of fees (I was told by the couple when I met them the exact reason so I am not passing judegment on hearsay) and why but that doesnt make it right that the rest of us should carry anyone not paying and they certainly should not be representing fee paying owners.



We all own we should all have a say together.



Of to the hospice now where people really do have problems.

message 30 on the property management thread gives details of MEPS are they connected to the swb builders if so there are telphone numbers etc. There is also one criticism of Vistamar but no criticism of RMS. So North Cyprus is happy with RMS then..well thats how I read it..

rocky MEPS are the company appointed to look after the gardens , dont think they are anything to do with the builder EMEK.

re RMS when and if we start to get problems with them then thats the time to start moaning and groaning and look at an alternative management company , but thats not happening and its to early so we should all support mike and his team.

As far as I am aware SWB employed MEPS so RMS has inherited them and has to continue to use them until such time as he can get the contract changed or cancelled. So he also has to put their charges in the budget for 2010. Obviously when meps are not being used anymore then there will be a figure which can be looked at for either a sinking fund for emergencies or for more amenities that the site would like etc etc .

I am writing to enquire if anybody knows who owned the land at SWB pre 1974 and if not would it no be worth while finding out. To my calculations SWB is built on about 10 donums of land, as there are at least 100 owners on the site and if we were willing to pay between 5 to 15 K each depending on the size of your plot, to the former owner for his GC title deeds. That would be a total of 1,million pounds cash with no lawyers, court cases etc to the former owner and maybe SWB could throw in a villa. Thats 100K per donum!

We would offset the cost by having undisputed title deeds, which would increase the value of our properties when ever we decided to sell.

We could get a solicitor to investigate through RMS, just a thought any way, what does every one think.

a starter would be e-mail keith and moira hunt , they had the "so-called" owner in there villa for a glass of wine . this greek geezer and his wife turned up at site claiming he was the diposed owner. you can read all the posts on it if you go and find the " sweetwaterbay built on greek land " thread.



i would have thought sweetwaterbay would have a vested interest in this as they have sixty unsold units and are offering pay maintence on them while unsold.

We have had confirmation from our solicitor that it was Greek-owned pre-74. Personally, I think it's a little early to worry about this (the TRNC government are still working on a solution) and Andy, SWB should definitely have a vested interest in this - that's who we bought off!



The problem with saying about each of us paying in so much (especially on a public forum) is that this may sow the seed with the owner or any Greek Cypriot that sees it!



Perhaps this sort of stuff needs to be kept to Facebook.

re message 30 I guess its unwise to post individual damage to properties I would be interested to know how much of the path to the beach actually remains and if there is any damage to the pool and public areas. The path to the beach carved from soft terrain in many cases looked as if it would not stand up to normal storms yet alone the recent downpours.Hopefully individual properties will be covered by the insurance arranged by RMS although to date I have seen nothing in wriitng in respect of the cover offered by this group??? policy has anyone else?. Welcome back Z I guessed your disappearance was for the insurance. Did you buy a property in Panama I understand thats what mssing people do?

I wouldn't call Andy-f a 'parasite and strounger' - because he is honest to admit that he hasn't paid, despite his regular requests to our management company for them to provide invoices so that he can pay HOWEVER - they are a number of people on our development who refuse to pay management charges (for some reason or other) yet still enjoy the facilities, along with their guests. We have been asking the management company for those parasites and scroungers to be named and shamed. Those people, and you know who you are because you view this forum on a daily basis, you really do destroy the community spirit.



ps. It's not Andy-f's fault either that a water meter has not been installed at his property.

I agree Jackie ...wots this loulouis got to do with SWB anyway? perhaps he/she or it should declare who they are and why SWB is of any interest. Andy is completely honest by decalring on theis forum he has not paid maintenance and has no water meter. I guess like most people on completion he has paid the bond which is 12 months in advance anyway.Some people have posted on facebook thread that SWB will sort out the overpayment by those of us with water meters they must live in cloud cuckoo land and I assume that they are enjoying getting water paid for by others. The sooner the site is adopted or approved then all of us will get cheaper water but without meters I cannot see that the site will be passed approved or adopted whatever the term may be.

To all at SWB, your thread is both helpfull and mainly factual which helps to share information and give help and advice where you can. The reason i write is i have met and spoken to Andy F on a couple of occasions a top bloke who talks a lot of sense who has bought a property on the site to enjoy the fruits of his labour with his family.

What annoys me is someone like this "loulouis" hides behind a computer spouting their poison through offensive messages that spoils the thread.

Let's try and keep this thread positive; right or expose any wrongs, but don't criticise those who own up to not paying, and not being able to pay because they haven't been given a bill for it, or had a water meter fitted. That is down to the developer and management company to resolve- it doesn't need "helpful" comments from third parties.

I have had a policy document for the insurance because we have now received a statement of what we owe RMS and the insurance was on there so I asked to see the insurance policy. It was emailed to me a couple of days ago but was surprised to see it only covered £25K worth of building and £10K of contents! I have raised the issue with RMS because surely we need it to cover what we paid for it - not just £25K.



AndyF - I can't believe you still haven't had your bill for maintenance - you took your place over at the same time as us and we had our bill at New Year. Favouritism - that's what it is?! By the way, who's your mate? Nice chap isn't he? (not!)

MM in this country the insurance is usaully for total loss clearing the site and rebuilding...if you own a villa of course you still own the plot (????) I am sure that the rebuild cost is a lot less than what we paid..however I also beleive it unlikely that £25K would cover the cost of demolition the site clearance and the rebuild so I will need to check with RMS exactly what my cover is on my villa. Arthur how do you know where Andy has been dangling his worm did Mrs J T know where JT had been dangling his?

thankyou all for your kind words . strange after i posted on here that we had not had our invoice for maintenance and that i had asked on a number of ocasions to be sent it so we could pay and today i got e-mail from connie saying we have been billed from 1st feb but they have still not sent it to us . says some got lost or something , anyway at least they have made contact.

Andy, as your mate, can I suggest it's time to be a bit more selective in your language, before you get another yellow card. Would hate to see you sent off for retaliation.

Has John Terry got an F connector- it appears he has.

So at last there seems to be some movement regarding billings going out. I believe it's over a week since I posed the question regarding the progress on fitting water meters and the "adoption" of the site so that the water charge reduces, but had no response. I will take this up next time I'm out if I haven't had a reply.

To whom it may concern ,yes I am a sky engineer not a fitter (city and guilds in electronics) . I own some apartments on a complex not far from swb. I witnessed first hand what damage spongers, sorry non payers, can do at a site . we now have a new MC whom i hope can pick up the pieces and make our investments safe. All sorts of excuses were used by none payers including we havent had a bill yet : We havent got a meter , why didnt they pay something on account .ie pay some money into the MC office obtain a receipt and stop sponging or you just might cause irreparable damage .

Hey Tangerine man mes 53 the same as posting abusive nasty posts can do for your health!!!!! When have i posted a nasty abusive post. ?. The only abusive one is your friend AF who for some reason gets away with swearing on this board . I have met your abusive friend in a bar in the TRNC watching a football match. he was told on numerous occasions to kerb his language in front of young children and woman he was very lucky then that he wasnt jap slapped. so maybe he is the uncouf one . I speak the truth as i see it . and as for my health i am very well thankyou.

first three weeks aug see u there mate, thanks god the ice has gone woke up last week and the lake had froze over with all our gear still in it and couple of inches of snow below my feet, bloody frezzin!!!!!



we could night fish it would be interseresting to see if it comes alive after dark as surley it must be to hot to feed during the day?

Andy, Sweep & BPF- I take it from your posts that you go fishing in all weather [night & day]. Must get very cold, sounds like a good excuse to wear "ladies undergarments" to keep warm.............at least I guess that's what you tell the Magistrates!!!
