Please bear in mind, there are no solicitors in the TRNC. Lawyers a plenty but it's not the same thing and many fall foul of the Lawyer's lack of accountability which in theory should exist but in practise, is non-existent.

I would not be prepared to recommend Gurkan and Gurkan - they are possibly the slowest firm of advocates in the TRNC! Ms Eylem did some work on the winding up of an estate for me and, apart from giving me all the wrong documents, decided to close the file after about 4 months for no apparent reason. They told me it would take 3/4 months to finalise the work - I'm still waiting nearly 4 years later! It would be a cold day in hell before I would use them again.

Since a 'Contract of Sale' doesn't appear to be worth 'jack sh!t' when it is violated by the (local) vendor, why would anyone either want, or need, to employ the services of a ' rip-off lawyer', when all it takes is a 'Noter' (Notary)?

Take the advice of the bar association and do not touch any alleged advocate in Girne. Go to Lefkosa or Gazi Magusa.



The ones in Girne are all in each others pockets and those of the builders. Certainly 2 named above have some doubtful reputations once things step away from the norm.

Be extremely carefull. Particularly if it is property purchase. The current legal and political climate offer no reasurance whatsoever to any property in the TRNC.



Advocates in the TRNC are a million miles apart from Solicitors found in UK.

There is very little duty of care or accountability.

Buyer be ware, ask, check, re-check, investigate, take nothing for granted and pay no money up front. Pay only for work done and agreed. Pay for finite results and be prepared to negotiate particularly in the current and challenging market.

Everything must be written down and recorded, even the simplest of instructions should be in writting and categorically answered.

If you are unfortunate enough to have to resort to litigation then be prepared to spend a lot with little prospect of sucess. Be very very secure in your own mind first.

RE msg 17, cyprusishome: VERY, VERY GOOD advise. I only wish I had read it some five years ago. It would have saved me a lot of stress. A LOT. It is dangerous or even forbidden (?) to name lawyers you are dissatisfied with - but I think this is allowed: DON'T GO FIND A LAWYER IN GIRNE/KYRENIA. I changed my lawyer (much too late) and found "a tiger" in Nicosia (thanks again for the tip F.!). I'll be pleased to mail you her name if you want to change/need a lawyer. In that case mail me at hansdoeleman@allcrusades.com .

BE VERY, VERY CAREFUL - YOU MAY BE VERY SORRY FOR A WRONG CHOICE.

Problem in a nutshell: "We used xyz for our house purches - no problems and very good service". The "xyz" mentioned can be any lawyer and a problem can arise any time until you have the title deeds. Unless you have the title deeds its too early to make such statements.

No matter who your lawyer is here is a list of pitfalls:

1. Make sure you do not pay just more than a nominal deposit until your contract is registered with the land Registry Office free of any mortgages. That automatically means that the owner of the land is party to the sale contract.

2. Make sure the payment stages is tied down to the progress of the works and not to a certain timetable.

3. Make sure the last payment held is big enough and is linked to the ability of the vendor to deliver the full title deeds. Otherwise there is no incentive for him to spend more money and complete the formalities. Indeed it may be to the advantage of the vendor not to issue the title deeds and try to earn more money from the site management.

We used one of the recommended lawyers on this board when we could not get our house finished. The Lawyer in question is known and respected. We paid £1500 because the contract was rewritten and signed by the builder. The infrastructure is incomplete only because the pavements aren't finished and the street lights aren't working. This is year 5. An additional problem is the builder passed the boundaries into a small part of "green land" territory building an extra house and 2 pools extra for a greedy British Millionaire resulting in an enquiry. For a lawyer go somewhere else than Girne.
