I bought a penthouse with a lift but now the builder says he will not build the lift by popular demand.

I bought a small house with a communal pool but now the buider says he will not build one by popular demand.

I bought a villa with a covered communal pool but now the builder says he will not build one by popular demand.

etc. etc. etc.



Is there a polite answer for such builders? No thanks, I know all the ones with lots of stars, its the polite ones that I am asking for

PS: I am already aware of the fact that I can sue them but I am after some creative answers.

elko2 have you gone out of your way to find all these properties if there is a lift shaft then why is the lift not there what is in its place as to the rest i dont understand why you would carry on with your instalments unless this was in some sort of construction surly what ever there should be signs of these things being installed if not you should have got a progress report from an independent or am i reading this wrong

Find a legal eagle, take your contract of sale with you, name and shame the builder. Job done! Try to impose any penalty clauses.

Ismet, just tell your builder that you DEMAND these items and that you are POPULAR, he can ask anyone on this forum. That should do the trick!!!!

Very good sense of humour. To be serious, in the old days the builders felt free to do as they liked because they could threaten people with cancellation and "we will pay back your money less 30% after we sell your house to someone else and after we collect the money". Since the buyers are able to register their contracts such threats became hollow and everybody know that. So now they have to abide by the contracts or face serious litigation. No more of the type of nonsense for example "We changed the covered pool to a semi-covered pool by popular demand". It does not wash any longer.

Are you an opera singer by any chance? You know that once a buyer registers the sale contract with the Land Registry Office, the same house cannot be registered there again under a different name. suppose the builder goes ahead and sells the house to another unsuspecting buyer, that contract cannot be registered and therefore the rights of the original buyer is intact.

a friends of ours builder was wanting his final payment however the house was not yet complete, nothing serious just some slabs on the terrace, some outside light fittings and a brick BBQ to be complete as i said nothing major. However the builder asked him if he could pay him and my friend told the builder that he would pay him the day these things had been completed.



"By Friday" the builder told him on the Monday. "It will be complete then"



My friend told him that if it was complete on the Friday he would get the balance of his money on Friday.



Of course Friday came and went with nothing being done and builder came up on the Monday to "inspect" the work and make sure the payment had been done.



the builder asked my friend if he had "transfered the money"



My friend replied "no, the house is not finished!"



The builder then said " but its almost finished"



My friend told him " Yeah I know, I almost paid you!!!!!"



It was very funny to witness

In answer to your humourous (perhaps not so humourous....lol) remarks, what we have to do, is to change things!!!! Now how do we go about doing that?? Keeping the beauty of the way things are here, but instilling JUST enough professionalism to make things tick as they should???

The 'proof of the pudding' will be when the government 'wakes up and smells the coffee'!



It's all about instilling confidence in potential property buyers.



However, there will always be a 'trickle' of buyers, who've made their 'villa in the sun' retirement plan and won't be deterred 'come Hell or high water'.



'Quality tourism' - well, that's entirely a different matter!

For a start we must simply state the facts when we are sure of it. Sort of name and shame. SWB have agreed in their contracts to build a covered pool and now they say they built a semicovered one by popular demand!!! I would not even call it a semicovered one. Its really a farce.
