There have now been over 300 postings regarding the Kavanlar Development on this Board. Part 3 has now reached 103 so I'd like to start again on Part 4 as scrolling down over a hundred messages is a real pain.



I realise that a lot of the posters have bought in Phase 2 and are quite bored by the Phase 1 owners chatting about how nice it all is now they can move in and the pool is finished etc.



To try and ease the pain I'm posting the latest Phase 2 photo fron Gailforce.

Thanks Kavenkoy for your reply to my question about the apts in other phases being some 15sm smaller than those in phase 1. (on the previous Kavenkoy thread) Got to say not happy about this, as I think it's quite a difference. Not really sure what we can do about this! Snagging would be too late.

Don't know why I keep saying we are buying on phase 5 when it's phase 4. Maybe you or Lem could tell us if there has been anything going on on this phase. Last time we were over last October we saw that the start of the footings were in, but since then havn't heard anything.

was over last week and more than footings now .blocks are up .



the talk is of phase 6 yes phase6 .

dont ask ,its somewhere next to 5 i believe of what neighbour told me .

they also demolished the house at entrance to phase2/3 .footings and shuttering work was directly going on at the back of phase2 so would suggest that could be 6?.



on 2 in the corner there is one block that faces the sea ,in between that and next block up is where the newest build is taking place .



we will all get hoodies to wear in the winter lol

ps i didnt notice when looking around phase2 they were smaller ,a neighbout told me to go again and count the tiles .when i did i realised it was smaller buy think when you are in and furniture in place it be ok .

Phase 2 is smaller than phase 1 apartments , when i purchased mine in may 2006 , i went in to phase one apartments and actually measured the room sizes and then to the concrete pad in phase 2 where my apartment was and yes some of the rooms are a few tiles smaller. the rooms are still big though.

I still went ahead and bought because the apartments was what i was looking for and the quality finish etc.

The photo in this thread is of the Phase 2 pools, there are 9 blocks of 6 apartments in this phase (54). On my posting of Kavanlar Apartments Alsancak Part 3, I posted photos taken by Kav last week showing the full pools on Phase 1. There are 6 blocks on this phase of 6 apartments (36).

just a word of warning.



Until you get your electric and water connected you cant finish your snaging list. I am in Phase 1 and we had cement bag paper blocking our water inlet pipe and all our water including 3X 10 tons we purchased went into the other flats tanks through the fire hose connection.



Our toilet flushes were faulty and we paid privately to have them upgraded and our water immertion had blown and we had to pay for a new one and have the fuses changed.

One last thing, the water inlet valve was stuck up with calcium build up and also had to be changed.

Thankfully Ilker paid for this after some bargaining.

Hi



Just a word about the toilet flushes, they are pants. They don't use the syphoning action like UK loos but some sort of release mechanism that lets the water out and then springs shut. Except that it doesn't, so you get a persistant trickle which wastes water or it locks tight and you can't flush. There is also a bidet function on these loos which you can turn on but the jet invariably shoots across the loo splattering water over the rim, I just turned them off in the end.



If there is going to be heavy usage, I'd recommend up grading them. Also, check your sink wastes for water leaks, they are fitted long before a water supply is available and may need adjusting.

i had the opposite with somebody taking mine over 2 days .think it stopped when realised i was in ,lol.

water was a one off payment of 1000ytl paid direct to alsancak beledyier,upstairs and you require copy passport ,copy contract .



the meter has changed now from last year ,it was 176ytl and same procedure with copy passport and copy contract .go down to girne and down high street ,turn right on 2nd turning and walk to bottom .kibtek offices there .up steps and enter ,machine on right hand side ,grab ticket .you new registrations and then que left hand side (right will be paying bills) .pay your money and get receipt ,just say kavanlar phase2 alsancak etc ....then join ques for installation and timescale for fitting is determined if meters are on island.



i do here that amount has changed now and if "none" cypriot it will be around 570ytl ,if cypriot will sponsor you around 176ytl .This is supposed to be so none cyps dont run off without paying bills ,ermmm dont know about that one .



when chasing meter up after you have paid ,drive towards girne to roundabout where fountain is ,near the market .see grid station with pylons etc ?yard behind there where meter installation people hang out .

There are reputable lawyers and builders/developers here but the bad ones are pulling the good ones down with them. If the Specific Performance Law was changed and the KDV was payable direct to the tax office, then it is a win-win situation for everyone. The buyer gets their title deeds, the tax office and government get their money and the developers deliver what they contractually promised.











Without a change in this law, it means you cannot take action against your vendor to compel them to transfer the title deeds to you. Thus some unscrupulous developers are not adhering to their side of the contract and are not willing to transfer the deeds to the buyers, using this a leveridge to extract extra funds from purchasers.

Some very lively postings whilst I have been away. Nemesis seems to be new and has raised some very valid criticisms - many of which are legitimate - but do not seem to be finding favour from some quarters.

Keith is coming in for a bit of stick too. Who is Keith? He sounds like someone I would get on with famously. Not good manners from Jim and Isabella to publicly lambast him for not paying the less than wonderful MEPS. Even if it's true, surely nobody's business but his and MEPS. Perhaps this famous Keith is not a Brit and doesn't give a flying .... about bringing the Brits into disrepute. Come to think of it, he sounds more interesting by the minute.

Pleased to see that PhilD has the unlovely Ilker and Unwins sussed. Lemtich castigates Nemesis for calling Unwins 'mafia'. Perhaps Lemtich knows less than the soothsayer about their past history and dirty deeds. Just like the freemasons? Hm, then again, perhaps not.

Lemtich is also unhappy with the querying of price differentials for electricity and water connections. Like Nemesis, I see absolutely no justification for ripping off foreigners who bring money to this country. In other places this is called discrimination and in the EU would be illegal.

The car parking problem is answered by telling people not to have a car?? You what? This is called bolting the stable door etc - they all have at at least one already don't they? This bizarre view doesn't alter the fact that Phase 2 has crap parking arrangements.

Congratulations to Kavenkoy on his in depth knowledge of Greek mythology. I'd love to be so clever and not just the poor soothsayer that I am.

Interesting posting, Just like to take issue with a couple of points, I am not happy nor unhappy with price differentials, I do understand it although I don't agree with it, yes it is discrimination but the TRNC is not in the EU yet and again its who you know.



As for Unwins, I am fully aware of the allegations and stories made about this Estate Agency including that made by an ex member of staff, and I stand by my opinion that rather than being a "Mafia", they use local connections in the same way other small town business groups do, its who you know not what you know writ large.



Back to the parking, it is tight, I shall probably be moaning about it myself when I stay out there. All I can say is that hopefully not everybody will be there at the same time and have a car. But what's your answer? Build a multi storey car park as well on site?



As for Keith, I have never met him, he is in my block so I hope we can be good neighbours, I can get on with just about anyone because I try to see where they're coming from and like to listen.

I believe that there is not a lot left to do in the majority of apartments but this seems to be the slowest part. When my sister visited a couple of weeks ago she said that there was very little work activity going on in the apartments.

I think that being there tends to push things along a bit.

Incidentaly still waiting for my apartment to be completed.

As for all the bad postings about Ilker and Kavanlar I have found them to be nothing but good to me and my daughtewrs and all the things I have asked them to do has been done

Peolpe need to realise they are not in the uk and things work differently here, things may not get done on time but they get done in the end



So stop windging everyone and things might get done without bad blood between everyone, this island is too small for things like that

I have lived here a long time and you will all realise that one day

I will be moving into apartment 2, block 5, phase 1. If anyone can find out if the electricity and water meters have been fitted. The last we heard was they had misplaced the keys to the apartment so they couldnt get in.

thanks for the information Susie. We ahve always found Ilker agreable and pleasant. Dates in the TRNC are negotiable. Can cause some irritation but compared to others we have no real complaints.

over the winter months (nov/may) no meters were on island .so no meters were available for powering all the outside and communal areas.

These typical areas are pool lighting ,street lamps ,power to the pump in pool,lights in communal building areas like stairwells ,entrances etc .

Hi Cooper. Pleased the clean went well. Told you they were good! They did some snagging while they were there and organised the guys to fix things for us. (Going the extra mile I think). They both know their way around language and process over there.



Hello Lem. Do you know if there are electric meters for the apartments in block A yet?



Really looking forward to being there at the end of the month. Our kids are looking forward to meeting some people of their own age to get away from "the rents".

Personally, I'd love two weeks with my mum and dad playing old music and shopping for lovely furnishings.....

As far as I know, meters are available and electricity has been sorted out for Phase 1 communal areas. I'll be out there in 3 weeks, can't wait!

Hi all

got back from cyprus today,

Phase one has all electrics running including hallways and outside lighting.



Phase two has not had any paper work put into place yet, we were told to go into town to get leci put on and after some 30 minutes waiting we were told the kavanlar had not submitted the neccessary documents, the same with water.

Ilker told us it will be next week (I think this is a turkish week)



The flats have all been locked and keys taken until owners have paid their final payments , this was confirmed by Ilker.



The cost of the electric includes the cost of bringing it to the site so as there are more flats in phase 2 than in phase 1 the cost pro rata will be less. aprox £350.00 instead of £400.00 in phase1.

Also all the roads were being tarmacked while we were there.

the appartments we managed to see needed a second coat of paint and they were fitting the baths. otherwise except for snagging they looked fine.

Hi Stickle , this is HP using Susies computer , we are here now yours needs sink in vanity unit in main bathroom .

We have furniture , whitegoods + curtains in , waiting for water + leccy only ,

Come over when you can + you can complete everything else . Bring plenty cash , 1300 ytl for water , 700 ytl for leccy , current wait week to 10 days .

Will report when we get back on details .

40 deg today .

Susie cleaned apt + did a good job , £150 which is cheaper than the rest + very worthwhile as it would have taken us 3 days in this heat .

Hubby was over in the TRNC in April. I know he arranged with the workmen to cut the worktop to fit the hob and sink, but when he arrived back to the UK he was contacted and told they couldnt find the keys to the apartment. If you can get in touch with Tec, he will probably be able to update us.

It is true, the electric is necessary to test the goods and suppliers like to know they are working after delivery. Strangely enough, the curtain supplier wouldn't put the tie backs on the wall until the electric was on, this was to make sure if he hit a hidden cable, he got the shock, not us.

normally they want to check all white goods are ok and can be tested for guarantee.



then when they leave them they know they are working etc .



i had mine dropped off whilst i had no electricity and just accepted they should be ok .when electric was tested by kavanlar in quite a lot of appartments there were obvious small faults ,ie lights wired wrong way ,small shorts on board ,air con units trip box all the time ....then when set up everything ok .



i am also out 5th (manchester flight)

You don't want things delivered and then find out weeks later when you have electric that some or all are not working so its best to wait



I can still clean though because kavanlar will give me electric for the day

One more question. Anyone knows what happened to the "pergola" on the roof terrasses ? Noticed they have not (yet) been installed ? Anyone know if the BBQ is there ?



Our appartment was delivered 13 mth after expiry of the contract, which allaows us 13*250 GBP reduction in purchase price. Any one of you have the same? How to handle it, I was planning to deduct it from the last installment, but if Ilker holds the keys .......... Advise pls.

norahs right. Late completion deductions could cause you endless hassle, worry and not get you anywhere. We looked into it at the time as we'd lost rental income, but were referred to other departments via our solicitor and we were going to have to fight the battle via courts £££££. When we saw the apt we decided that even with the wait we had good value for money and were extremely happy with our build, despite a few teething probs. We had already negotiated some white goods at start of contract which eased the pain a bit.

When I was over there last year I was very impressed with the quality of phase 1. I also met quite a few people who advised me that,in their opinion, the development was the besy on the island.I also looked at some villas that were built built by Kavanlar and they were fabulous and the owners were delighted.

OK they were late but it appears to me that all developments in TRNC run late so I really am delighted that my units in Phase 2 are ready and I am looking forward to seeing them later this year.

Ilker has been very helpful with me.

I think we should all be talking up the development.

Hi Lemtich, and all Kavankoy owners. Congratulations to all users on keeping a good level of interest in the site. It makes good reading and we can learn a lot from it (and make a positive contribution too we hope).



We are Bev and Tony and Wysiwyg stands for what you see is what you get - what we post will also be straight too. We made 4 trips to TRNC before buying and in our opinion Kavernlar have previously delivered some of the best build quality on the island mainly in the mid price Villa bracket from nearly 60 properties we viewed.



If they dont give in to the added quality pressures of building multi apartment complexes they will continue that good reputation. They are smart businessmen so understand this too. They have done everything they said they would in our contract so far and we look forward to completing on that basis.



We heard about Cyprus 44 for the first time last week when we were out viewing our apartment (No 6) in Block 4 (D) on phase 2. We bumped into High Priest and his even Higher Priestess who are neigbours in block 5 (D) - and just moving in!



We also met Susie who is also moving in to block 5 - both new neighbours were very helpful and seem delighted with their purchases so far (as we are). If all neighbours are as good we will have made a great investment in Kavankoy.



The only bits we can add that may help others today is that the electricity connection payment was 913 Turkish and we got beaten by time on the water connection but understand that if we had reached the front of the queue on our last day it now costs 1300 Turkish?. Not cheap on these costs huh! We will have to pay for a half tank of water to test plumbing etc before completion and then connect to mains ASAP. (Thanks High Priest for this tip).





If anyone sees any sign of the pergolas going up on roof terraces on phase II please let us know as it looks as if it will be a final touch.



We would also be keen to hear from all neighbours on email at Tonro@live.co.uk too. We expect to be out again in Sept/Oct and look forward very much to meeting more neighbours each trip and keeping in touch.

those meter charges have gone up quite a bit from last year .I knew kibtek put it up as standard for none cyps or you had to find a TC gurantour .



water is up 300ytl since last qtr of 07 ,most of expense is bringing water from mains to site i believe .

What are all our problems on phase one? We live here and couldn't be happier. A gaunt face I have yet to see - all burnt to a crisp with this heat.

Thanx. Act, I wanted to cited my pleasure on my flat as there are many sayings about deceit works and many compunctions of my friends who bought a house here. Hi Oldenziel, just saw another posting from you which answered my question and you are our neighbour on top floor which is great. We were out ten days ago and block 4 is moving nicely. All is done to what has been refereed to as "first" finish stage. Please email me. Have some specific comments about top floor. We had so much to do this trip that we forgot to take pictures!!!!! Did take 1 of phase 1 pool with water in and it looks just great.

Sorry to all phase oners for using you as the reference point but not sure Ive seen another shot of this yet? Lemtitch offered to put up pictures for the less able web posters?? I will try to send it today. Phase 2 pool is now all tiled and deck layed all around. No railings, pump or Gazebo yet. Now that our pool is clearly defined and path ways, lighting completed it looks a lot bigger and seems to push the apartment blocks apart somehow making the communal area look much bigger too!

Hi Gailforce, we are pleased to hear from you and to hear you are a neighbour in Block D. Been away for a few days with work so not online. It seems as if you are quite advanced with power etc. How long did it take for kibtek to connect up to the apartment. We are being told that the units wont be fitted till the power is on. Seems odd when there is power on site to fully test any units in each apartment?

Have you found a tiler yet? We have some good local contacts out there and will ask if you want?

Just back from a wek living in Block Five (E) on phase two.People are starting to move in and the place is improving all the time. Snagging was done almost immeidately. Ilker was very, very helpful. Workmen sent roound in a very short space of time. They need to be supervised when snagging as they will only do the fault you report unless you get them to check the consequences of their actions. Particularly anthing to do with Solar Panels and water. Apartments are fairly clean and it is possible to clean yourself if you want to. I did over 3/4 days. Water total costs were approxiamately 1400 YTL as you have to have a Council tax receipt before the water can be paid. Took about two hours as they process the council tax (about 80 YTL for everyone on the contract. They then ring you when that is ready and you go pay. Kibtec is 750YTL and then £60. Don't know why one bill was YTL and one was Sterling.



No developments on the roof terraces. A pleasant and non confrontational approach has meant that thouse who were there last week got most things attended to.



To High Priest and Preistess thanks for the Hosiptality and the friendship during the week. No doubt you will read this and post what you thought.
