There was a brochure in the kibris paper yesterday advertising these apartments and villas.



I have been looking for a place like this to buy or rent but unfortunately this compound will be finished in three years time. Sorry I think the website is in Turkish.

The prices I found to be very cheap with a 10 year payment plan. Even cheaper when you pay upfront.The location is excellent- just opposite the erulku supermarket.



Does anyone know of something similar around Kyrenia or Lefkosa with Turkish title deeds or for rent? Doesn't have to be so big.



This compound boasts 6 swimming pools, picnic grounds, a common area, basketball courts etc



It really is good value for money and I am sure the re sale profit will be huge.

Interested to know why you think the resale profit will be 'huge'? Didnt notice any prices to be able to start to judge? Plus it's in Nicosia - I believe its only the local market buying here so don't the prices need to be cheaper due to limited international interest?



Looks crammed! Surely it would need to 'boast' at least 6 pools with that many units?



They've spent some cash on modern 3D's though. Shiny marketing always helps to shift a few.

Well I thought they were cheap because we are looking to buy a house in Nicosia and they are all much more expensive.

The prices are 60 000 Euros for a flat and 80 000 Euros for an ikiz villa. The deposit is very cheap and there is a 10 year installment plan.

Normally in Cyprus when you buy off plan the finished house always sells for more.

If you pay 80 thousand and then resell for 120 that is 50 percent. Which is huge for me. And prices in Nicosia are definitely higher than in Kyrenia.

But now that I know it's on Esdeger land I don't think they might increase so much. In fact that is probably the reason why they are so cheap in the first place.

Then again I'm comparing the lifestyle here to the lifestyle in Istanbul where there are many gorgeous compounds (and that is the way the real estate agents describe them)

I would absolutely love to live in a place like that and I think 80 thousand Euros is cheap.

DONTY I totally agree with you. I don't know why prices have risen instead of falling. I don't know why, and when I ask real estate agents they tell me Cyprus is an island, and real estate prices are likley to rise not fall- especially Turkish title deeds.

I guess I'm so used to crammed and tiny compounds from Istanbul that I think this is normal. Like I said- I'm looking for something similar and I haven't found it. Not many people in Nicosia want to pay a monthly maintenance fee, so when I saw the ad I was really excited.

Now I'm back to normal again and looking in Nicosia again. £120 000 for a 180 square metre house with a patch of a garden....Can't budge them to go any lower..

Hi Pixie we have just purchased a Turkish Title apartment in Lefkosa behind Levent College. This will be available for rent in about 2-3 weeks time. If you were interested in buying an apartment I can put you in touch with the builder, however there is no pool if this was one of your requirements.
