Yorgozlu, You are right. You can still not take the title deeds until your PTP is approved. Therefore advertising the title deeds provides no incentive to buy or safeguards your purchase.

Many people will buy any car as long as they like the colour! Is property purchase, North or South, [to the uninitiated] any different? I think not!

Those buying property in Cyprus - island-wide - should be called 'Mushrooms'. Why? Because, to get a good crop of mushrooms, you have to keep them in the dark and feed them bullshit!

There is a way you can buy this property with no risk. Agree the price, and once the PTP has come through then get all the searches done once again, making sure your legal representative double checks there is no mortgage and\or memorandum on the property. If all ok then (and only then) part with any money. The question is, will the seller wait the 2 years or so for your PTP to materialise? Michael

CJtill/Msg 14: 1./ Contract of Sale - valueless, as unenforcable. 2./ So you really think that having PTP will protect you? 3./ Your 'legal representative' is entirely trustworthy? 4./ What happens when the Vendor refuses to hand over the Kocan/Title Deed? Go on, buy the property on your terms - you know it makes sense - and that's all that matters!

its really sad when a small lovely island with wonderfull weather and mostly nice islanders and places are spoiled by persons who are full of greed and goverments who think of their back pockets and not their country or people who but them there SHAM so even if you are trying to do the rite thing wether selling or buying evryone is full of suspiecion.

marisa, You still have not confirmed what the title is?? If it is pre 74 there may be a problem of getting ptp, unless it is a British person selling to a British person.

If the TC has a pre '74 Turkish Title, it's almost certain that PTP will not be granted to any foreign buyer - not even Turkish [mainlander], as in the case of our two separate neighbours - so back to 'NO KOCAN - NO MONEY' - ONLY THEN CAN YOU BE MORE SAFE. But not completely safe; because if there was ever a mortgage on the property taken out by the Vendor, even though fully paid up and discharged, the Vendor's signature can be easily forged and the fraudster, e.g., a crooked bank manager, can help himself to a large sum of cash on the property the buyer has paid for in full. You'd better believe it - we just had it happen to us, and it cost us thousands in useless litigation!
