If you go to The Moulos Inn and ask Janet nicely (chef/cook) to cook for you on a private basis, you will not be be disappointed. Her food is Italian with delicate flavours!!

hey folks it looks like I am moving not within SWB but offsite, may need to rent from one of you for the occasional visit. If I rent off site I know I can come for a drink and I am sure no one will mind me having a swim and using the showers and toliets will they?

for those travellers coming this week end it has been scorching here one day when in Nicosia a public tekperature guage read 43C. SWB Bar is open but not all times varies a bit...best meals Efendi in town and Joya a few mins from SWB but did not have time to visit all the restuarants. Tuesday is Ataturk celebrations and the air show and fireworks in Girne about 6pm me thix anyway we are booked on a boat to see the action from the sea. Been on a few walks have not seen any snakes but a few cats roam SWB. One night a fox came to our terrace looking for food. Taken the boys to Korineum golf club for lessons very cheap when compared to UK. Last visit as owner but will be back..

Sorry Rocky, if you 've sold & you then come back, you could well be politely asked to leave!

Just to give reassurance, if one of your erstwhile friends such as Beyonce was to turn up, I'm sure we could make an exception for her...................

We're thinking of selling also (if the price is right, of course) - we'd like somewhere closer to the UK - France or Spain - so that we can take our beloved Westie (Robbie) with us - nice thought just to jump in the car and off we go!! Robbie has his own passport now!!!

Hi Sam -

We're not selling at the moment - it's just something we're thinking about - Rocky has sold up - contact him and I'm sure he'll be happy to help you.

We're over in September/October so we may be contacting agents beforehand - but who knows what's around the corner??!!

As I understand it, there's a queue of Russians waiting to buy up villas, not sure about apartments. Good luck - Jackie

message for Sam - there is a demand for front line properties at Sweetwater Bay hence an agent contacted me and I agreed to sell. Good time to sell is when the development is new and not looking tired (a later problem if you get several non payers). The main reason I sold was the attitude towards other owners by a few of the owners ( lack of community spirt) . There are some great people who own on site from many countries and I have made many friends (possibly a few enemies as some did not understand my humour.....no there never were termite mounds ) also I do intend to find out who Zhivago was. I think RMS should paint a big red cross on the outside walls of any non or underpayers payers. N E Way my agent was Sandra Kilic of Landmark she was brilliant in following things through. She was recommended by Moira.

Andy,

I heard on the grapevine it was SWB's new secuity bunker containing heavily armed committee members to stop infiltration from non-residents

Rather encouraged as to property prices. C38 was for sale in January at £105,000, now up at £120,000, an increase of 14% in seven months, which equates to 24% per annum. Think I'll hang on................................

Arfa I thought you were an accountant , I have not checked your months calculations because I thought counting to 12 was not beyond you but percentages appear to be your weakness. I make the increase 14.285714 per cent. I hope you dont guess figures when you send out your invoices! Anyway prices also depend on supply and demand and there is a demand for the villa type moreso than the bungalows although the bungalows have preferred positions. The site is complete (just about) and that does impact on prices, it is a superb site and many purchasers would like to buy there. Now I have moved out this will have further increased the prices...

Arthur....msg 25

Advertised asking prices may well be going up.....some developers are blindly optimistic!

But actual sale prices have probably dropped by about 30%.

Message 25

14% in 7 months SWB must have something no other site in the whole of the TRNC doesn't have, a bit like buying an apartment for 50,000 today and putting it up for sale next week for 70,000 any buyers NO thought so

Rocky...... No matter what else, Arthurs calculations are spot on.......its pretty easy to work out, though whether its true is another subject altogether.

Rocky.....although his optimism is flawed , Arthur's calculations are correct.

A £15K increase on a £105K property represents approx 14% in 7 months.....so forecasted to a yearly increase over 12 months ( per annum) this would be 24%.

Just a pity it's not happening !

I note you said approx ....my figure was more accurate and that was my point.... it was only jovial anyway ...but even then either you cant read or operate simple percentages

Rocky....for reasons best known to yourself you seem to be intent on having an argument.

Arthurs figures were correct to the nearest 1%.....good enough for what is a hypothetical scenario anyway.

You seem to have a high opinion of yourself so please enjoy your own company.

At least someone can do their sums......Well done Cronos....

All is not lost Rocky......you would probably still get an A* for A level maths....(no doubt you would choose to leave out the bit about division and multiplication).

Cronos & CJ Till- Rocky & I are good mates, but of course although my figures were not at first view as accurate as Rocky's, he had not seasonally adjusted his results. My own figures allowed for this.

To get some real understanding, you need to view the various goings on over the SWB threads, then you'd understand my somewhat "tongue in cheek" offerings.

Although I am chartered accountant, and must therefore be considered intrinsically tedious, Rocky was in a previous life a banker, and consequently a far greater object of scorn & contempt.

Just a post to see if there is anybody out there. It all seems to have gone very, very quiet. Even the usual suspects aren't posting.

I am aware that a number of owners will be at SWB in the next couple of weeks. Perhaps those who are could respond, and perhaps meet up for an Efes or two at The Bay Inn.

Or do I have to get out the ouija board................

Just to bring SWB back to the top...... Don't forget we have an owners group on Facebook here http://www.facebook.com/mint1955#!/group.php?gid=6741911401&v=wall

Just for fun, to meet your neighbours etc.

Pose and discuss topics or leave a general question for either Mike at RMS our site Management company or the build team at Sweetwaterbay that everyone may be thinking but not asked !

Leave hints and tips for new owners or people new to SWB or even Tatlisu and North Cyprus to make it easier on initial visits etc.

Wow what a fabulous time awe had. A treat to meet so many new owners and to catch up with old friends. The gardens are flourishing and the site looks great as always.

Just checked out the SWB website and there are only 24 apartments left so lots of sales since I last checked.

All the villas and bungalows have now sold. Although I know there are some available as re-sales. The 2 one beds at number 122 are in a lovely position and are bargains at £39,900.

Permissions to purchase are going through ok at SWB as well.

The old expensive contract with the garden company is now finally over and we have on site gardener services.

Just random input from a happy Sweetwater Bay owner who is marking time before re appearing for a long stint out there
