Hello,



Further to my other survey on "How many people have been refused PTP" I would like to try and gain an insight into how long purchasers have you been waiting for their PTP" and in respect of what type of Deed?



I know not all frequent this site but acknowledgements from those members who do gives a reasonable indication of the "waiting game" problem ... the first survey has had approx 1000 views todate!

Ailletoo,

You obviously haven't been reading the other threads about Kochans and PTP etc.

To answer your question, the difference that it makes is that until you have your PTP, you can't get your Kochan, and if you don't have your Kochan, then your property can be sold / auctioned from under your feet.

You need to get your PTP and then your Kochan as fast as possible, so that there is less time for anything 'nasty' to happen

Does it apply when the land is registered at the the kocan office and the stamp duty paid? there was no mortgage when i did that. It was clear.

3 years 10 months and finaly got it this week. Naomi Mehmet said that although PTP had been issued some time ago they had only been notified very recently. I of course don't doubt their word for a second!

I wonder how long it takes if the property is a resale as in my case. The Kocan had already been issued in the vendors name and all VAT etc paid.

Submitted my PTP in December 2002. Later found it hadn't been submitted by my advocate until April 2004. He claimed that the government had told them to hang on to them.

Still hadn't received it when I left in April 2008.

applied 6 years ago but solicitors lost the relevant papers so had to re apply. Now 4 years and our file is "With the military"

Our PTB was submitted in Feb 2008 and we have it now. We did go to the offices in Lefkosia to chase and it was in his tray! After that it took about 3 weeks to get to Girne Land Registry and now we have it. Next hurdle.... get the Kocan from the developer!!!!! Watch this space

Our ptp took 2.1/2 years but we have been waiting since October2008 when we received them for our deeds. How long should this process take? How many other owners have had problems getting their deeds, after receving their ptp?

My son's deeds were transferred on 30/09/2009, but he still hasn't received them because, apparently, they have to be re-written, by hand at the Land Registry office, and there is only one clerk to do this!! He did receive a piece of paper headed TAPU VE KADASTRO DAIRESI and was told that this is OK until his Deeds are ready. He is now about 920th on the list!

If anyone knows how to speed things up, please advise. We go in regularly to enquire, and always it's the shake of the head and try again in a few months!

If your developer will give you the deeds there is not set time. I was told when I went to the Land Registery, regarding the PTB, that now we have it the next step is to get solicitor (ha) and developer to sort out the transfer. Our developer keeps saying he wants to hand them over but actually getting them is another thing. WHEN we get them, I will post.

mixie, this was the number that was given to me ..0392 611 1127 now before you dial this number you MUST HAVE YOUR PERMISSION TO PURCHASE NUMBER.

Not sure what you mean by 'what type of deed'?



Bought in September 2004

PtP issued May 2007 (followed Marian contacting their office)

Bought our Plcae back in 2008 previous owners had already been given Kotchan. Had our Checks done, seeing Solicitor on the 27th when we are over, hopefully with some news on how we are progresing. Fingers crossed

Ours took 18 months, we did purchase Turkish title and it was a resale where the seller had a kochan in their name.

judyr.....we bought a resale and the Kocan was in the vendors name. It still took 3 years for the PTP to come through because all the same checks have to be done on the buyer.

Yes, pre 1974 Turkish title. I have the details stored but I will dig it all out and come back to you on the exact date. I do remember that our ptp arrived on Christmas eve and we thought it was a nice christmas present.

Kochan followed in about Feb/March if I remember rightly.



My advice would to be just keep calling and visiting the office until they are so fed up with you they sort it out.

Don't go to too much trouble....I suspect that your PTP application was before 2006,and that's why you have been lucky enough to get PTP .



We weren't so lucky....chased it up for 4 years to discover that there is a covert policy in place not to grant PTP to foreigners on Pre-74 Turkish Title deeds !

Off course no-one will admit to this , but believe me it is the truth.......the HBPG will probably confirm this if you ask.



I'm glad that you got yours from earlier years......we voted with our feet and sold up.



We were not prepared to accept a system that allows you to buy and pay in full for a property but never "own".As you know,without PTP you cannot get title deeds in your name.

cronos, as promised.

Purchased house around April/May 2006.

PTP granted 24th December 2007. A day for celebration!

Kochan issued 28th March 2008.

Estate agent Unwins (no probs).

Lawyer Gurken and Gurken. ( no probs)

Genuine pre 74 Turkish title. Checked in the ROC.



I think that may prove your theory wrong? I truely don't believe that their is any covert policy in place.



If and when there is a solution in cyprus to the problem then ptp would be a thing of the past. I am sure they use to have the same/ similar system in the ROC but now they are in the E.U. thats all in the past.
