I can get 3 Villas in Catolkoy for that sum! Your client should not be paying more than £130-160k No Deeds, No Money!

walkerscott....I was thinking just the same ! If this is a genuine enquiry then I'm surprised that someone with a £400K budget is having trouble finding a suitable villa in TRNC. It's the "uninterrupted sea views" that may make it difficult , but even then half that budget should be more than enough.

Walkerscott & Cronos, With all due respect these clients are looking for something very, very special. They are aware they can get a property for £200,000, in fact they already own a property at that value and they now want something bigger up to £400,000. At the end of the day you can buy a villa for anything between £100,000 to £1,000,000 but they are looking for something around the £400,000 mark.

Cronos, I totally agree. NorthCoveEstates, I have become quite an expert on properties with full uninterrupted sea views in the Catolkoy, Ozankoy and Bellapais areas so if you need any advice please ask. Many agents leave such messages because they hope to end up with extra properties to market ... Good luck to your client though!

walkerscott, shame on you for suggesting such a thing. It must be so difficult for someone with £400k to be able to find property here. I hope for NorthCoves sake their client doesn't read Cyp44 and see all the properties that will flood this thread. The client might get money off if they deal direct to the vendor.

Ismet thank you for your constructive post we will look into that. Walkerscott - As you are the expert, maybe you can tell us some 4 bedroom villas in Catalkoy with uninterrupted views up to £400,000. We have previously sold these clients another villa for £200,000 and they now require us to find them a bigger property upto £400,000. They are only interested in finished properties where the owners have the title deeds in their name. If anyone can help with this, it would be much appreciated.

NorthCoveEstates, As I have offered, I can give advice but I won't do your legwork for you and tell you where they are located. I think you charge enquirers 4 or 5% just for introducing them to properties which they eventually buy, or do you do it for nothing? I am glad though, that NorthCoveEstates only mediate on properties for vendors who have their deeds in their own name and agree to not to allow any form of memorandum to be placed against them right up to when the buyers have received their new PTP. That is good news. Even better if you direct them to this website forum.
