| To those people who have there deeds , could i ask the following questions please . what is actually written on the deeds. state apartment or villa are you now recorded at the land office as official owner |

| On the same topic, do the builders have the Kocan when they build the property? Do builders need PTP for the land? |

| On the same topic. I have the Kocan for the land our house is built on.How complicated is it to have the house registered as being there on the land at the land office. Any advise would be appreciated. |

| Neil27 as far as I know you do not need PTP when purchasing land only. Also, many builders here do not own the land they build on although they must supply your advocate with a copy of the Kocan. They usually give the landowner property in exchange for the land. This is what happened on my site. Builder gets over 10 donums to build on, landowner gets 3 x 3 bed villas to move into or sell. Because of this, it is very important that you ensure that if the builder and landowner are not one and the same, both are named as Vendor on the sales contract and both sign the contract. The other thing is that you only need PTP if you are a foreigner. |

| That's very interesting. does anyone know if people who have bought property can legally sell it on before receiving their own PTP or Kocan? |

| Many people have sold before ptp granted, deeds received and even before property completed. |

| If you buy a plot of land you must still have PTP. However it usually only takes about a month to go through. The beauty is you then can build and only have any issues regarding building regs. |
