Kochan...how do you apply for it?

Hi,



Posting on the behalf of a friend who has just bought a villa.



How does she go about applying for the Kochan?

Was it private or with an estate agent or off plan??

its a re-sale, but the owners didnt have it but told her she can apply for it from ozzy alchin

are you saying that the previous owners didn't have a copy of the kocan or site plan and did your friends buy this resale without being advised at least to see the copies if not the original

At least she has bought a villa that she can live in not just a picture on paper. Her estate agent or legal rep should be advising her how to get it.but until the property situation is sorted the kocan wont be worth the paper anyway.

Who is Ozzy Alchin? ... ask your friend to check to see if there are any encumbrances on this villa, a mortgage on the land in the land owners name etc...



I do wish her all the very best, but think she should not part with any money until she has looked a little deeper into who has the kochan now etc ....

She probably means one of the biggest builders on the island - Ozyalcin - who are quite well known for having mortgages on their sites.

Surely she checked this out before buying?

I've just spoken to her, the villa is actually an appt located in Patara. I just assumed it was a villa I guess.



She has the site plan etc...and was advised there was no mortgage on the property.

goonerboy, just ask her to hold her horses until she has checked the apartment is in that persons name and check that no mortgage etc is on the land that the apartment is built on..



Who advised her there is no mortgage on the property? the seller? or an advocate on her behalf who will look to see if at the land registry its all free of encumbrances ....



Better to look now to save any heart break., all the best with it ....

she was advised by and given the all clear by niomi mehmet (?) before she paid for it. Its been registered at the tax office in her name...but someone said to her she needs to apply for a kochan (?)

My friend is in the process of obtaining her kocan for a Patara apartment. There is no mortgage on the site and no problems with getting deeds. Your friend's advocate should be able to sort this out. All taxes (including the annual property tax) need to be paid before deeds can be transferred.

the kochans in this area are currently being delivered along with the gas bills , no need to worry , if you have filled in the census form all bills and legal documents should arrive as and when the postmen do , be patient , they have a huge backlog to plough thru , meantime enjoy the sun .

All bills are in her name though.
