I have a small one bed cottage in Lapda. In the Turkish quarter. Its got a lovely garden all mod cons including aircon. Now I was looking to start doing holiday lets thinking around 150 to 170 GBP per week. I contacted a established agency A...villas whos fees would probably leave me with very little if not owing them money. Has anyone any suggestions or recommendations. I think a 15 % fee would be fine. Perhaps there is a new agent?

i take it you dont live in NC ? can you not manage it by means of letting it yourself ,then ask somebody locally to change sheets ,clean on day of arrival etc for a small wage ? if you can try google like holidaylets.co.uk etc They charge around £130 per year to advertise on their site which includes 3 or 4 photos and descriptions etc .The person wishing to rent it contacts you and pays you direct etc kav

You probably need to reconsider the amount that you charge against your overheads for holiday letting. First there is the 15% commission...then the cost of cleaning it prior to the guests arriving (minimum of 50tl at a guess), the cost of laundry when they leave (approx 15tl per load at local laundry) and the cost of electricity (most people allow between 30 and 50gbp per week for a 2 bedroom apartment) and water whilst they are here...then take in to account wear and unforeseens, like blocked loos, blown immersion heaters etc etc, need also to have a point of contact for the holiday guests in case they lose their keys, break anything, run out of water etc etc.

Thanks Tinkie - My family live close to the cottage so will do all. I think 15% is ok and fairly standard. Amyvillas were charging a flat rate of 12 pounds per day.
