I have been advised that my kocan is ready, on asking my advocate for the amounts payable they have respoded "all you have to pay is 3% of your purchase price as transfer charges plus £250 incidentals for publication in the press, deed charges, community charge change over etc plus if any difference in calculation by Tax Offices of the valuation converted from Pounds to Turkish Liras. The 3% I understand, can anybody advise on the £250 additional costs?

They are trying it on as usual !! do not pay it until you get a full breakdown of what they are charging you for.

Hi, Just had ours done by Naomi Mehmet and we had £250.00 charged which I understood was just the solicitors fee for handling the transfer. We also paid £500.00 for the local tax for the Kochan but got £470.00 back............... This was because although purchase price and everything else was in STERLING the local tax was in TL and they took the lump sum to cover any fluctuations in exchange rate. Hope this helps.

I have just sold a flat for my daughter and the buyer only had to pay 3% plus 1% of the 3% to the Belidye and that is it. When I bought my last house 4 years ago the same applied so nothing has changed. I use Unsal Gurok and I paid for the transfer for both parties and it cost me 100 tl and that is it.

publication in the press of free. deeds charges are covered in the tax you pay at land reg. community charges are the Beli payment. The £250 is for the lawyer to do what you paid for in the initial payment for conveyancing. Go to land reg with your builder (as we did) and it will all be done by the land reg staff without any additional rip-off.

Tonyf It is normal practice not just there in the TRNC but in most places, when you employ the services of a lawyer\barrister\accountant\advocate to do things for you You agree a price and have to have to pay a fee, and I do believe that here in the scrupulously clean UK the norm is around £250 an hour for the work of a conveyancing lawyer. Most people there are of the misapprehension that their fee charged at the outset by the Advocate covers everything including finalisation, not so, the initial £1000 or so is for assistance with purchase, PTP, communications etc. the £250 to finalise is for the advocates time & their staff having to go to the land registry on your behalf etc. It can be done there by the individual thus saving the £250, if they are on the island and know the system, it suits some to pay a fee to get it done and your fee sounds about right, some others may choose to save this amount and do it themselves, it's your money so it's your choice as the saying goes.

clairegordon, If Naomi Mehmet is working for Gurkan & Gurkan? I'm not the least bit surprised there's a new money making scam for future victims to have to contend with!!!!! cooper, It's called Insularitis ( a disease endemic of small Islands)
