Hi Nicky Solicitor cost is GBP 800.00 am using... MUSTAFA GURYEL LAW FIRM in Kyrenia. I met them and they seem really nice, very helpful so far. The stamp duty which is 0.5% over the contract Sale Price is payable upon signing of the Agreement of Sale. 3% transfer fee as first time purchasers and 5% VAT is payable (over the assessed value when your permission to purchase is issued by the authorities) approximately after two years of signing the agreement, at the time of the registrtion of the title deed from the Vendor's name into the name of the purchaser at the land registry office. You may also want to check if you have to pay anything to have the water and electricity connected as I know some people have been court by this if they haven't budgeted. I have bought in Augustus, the views are amazing !!

Hi Conor, what about you ? long time no hear, hope all is well with you! Yes had a fantastic time at both the wedding and in Dubai, thanks, cant believe its all over :(, aww well, closer to cyprus time . Christmas was great too, what about you, did you have a good one? Havent been to Ikea yet, we were told it was going to be really busy for the first few months and to stay away, but we promised my granny a new kitchen and shes busting to get it, so I guess I'm going to have to make the journey soon!! Last I heard for the apart was 15th Nov 2008, which to be honest I cant see, I think it will be the start of 2009? yes the pic on the website is really lovely, we are heading over on the 21st March, so I will take loads of pictures for you . Anyway have a very happy aand healthy 2008, and I'll maybe see you there Hi pilgrim, yes please from Sat 22nd - Thur 27th march ? thanks

Hi Sarah, We had a great christmas thanks, we are all keeping well. As of yet we didn't make it down to IKEA, with the Euro currently very good against GBP guess we will make the trip around the new year. I'm hoping for a later finish on the our appartment in the Brutus block.....suits me to have a little more time to get the final payment sorted out. Have you heard anymore regarding water connection or furnituure packages available? We still have to decide when to go over most likely will be August / November time. Best of luck with you're new year celebrations.

hello, I'm interested in buying at the Caesar Resort but I cannot find a date for when the complex should be finished. All I can see is a '24 month' completion date - 24 months from when? And is it on schedule? Also does anyone know how much the rental yield should be? Thanks

Hi Conor, yeah suits me too for a little later finish!! No I havent heard anymore about anything to be honest, which I'm sort of glad about, means I dont owe anything yet!! But whatever you want to no about anything, pictures you want me to take or anything else, put it all in an email before we go in march. But I will speak to you before that, anyway have a very happy and healthy 2008 to you and your family and I'm sure our paths will cross this year at some stage !! Hi Shona, welcome to the forum, our apart in the first phase is due to be finished in nov'08, with the whole development mid 2009. As far as we know it is on schedule. Rent is prob as much as you want it to be, I'd be happy with £50 a week to cover the mortage but then others in other aparts already completed are asking between £100-£200 a week in the high season. good luck

You may want to look at the Blossom Kyrenia project in the area behind the Club Zeus. With a 10% guaranteed rental income they have several three bedroom units. You make take a look at their website: http://www.blossomproperties.co.uk . Locally Unwin Estates and Hillcrest are handling this project.

The problem as per Ceasars Resort is the location and no guranteed rental. The areas is flooded with rentals available with not enough renters. This does not look to me like a good investment.

The golf course already exists. It is located right between Esentepe and Alagadi.

Whats wrong with Ceasars Location Tim ? Looked pretty good to me when i was there. Being so family orientated (Didn't see anywhere else on the Island like it) I cant see any problem renting, whether the developer guarantees it or not. There is a superb golf course in Esentepe you are right, but I know for a fact that one has been given the go ahead to be built right next to Caesars, so to me Caersars will then have everything, beaches, family orientated, golf course, right next to famagusta and also only 30 mins from larnanca where Kyrenia is about an hour and a half.

Can someone explain to me how anyone can guarantee a rental income as there is so much rental property available and no tourists to fill them. The travel companies are having problems filling the planes let alone the accommodation they have on their books. I don't think we've been on a full plane for about 18 months/2 years. About 3 years ago when the housing boom hit the island the planes were completely full and you had trouble getting on now they run half empty. If anyone buys with a view to getting an income from rentals then I'd personally think very carefully and read the smallprint.

Well said Karen. When we came over in November there were 12 people on the plane. Nearly all TRNC home owners. Most of the hotels, bars and restaurants we visited were deserted with husband and I often being the only customers around. If we did manage to bump into other people they were usually people looking to buy property or checking up on the progress of property they had purchased. Tim10 think you might need to do a bit more research? Get on owners abroad and look at the availability of the many villas and apartments throughout the TRNC. Its nothing to do with the area as I'm sure you will see.

Quite simple Kazzie. Over inflate the sale price by the percentage amount of rental income you are guaranteeing for however many years, and then give it back to the customer over the agreed period. Developer then has a better chance of making the sale because the prospective purchaser 'thinks' it's a good rental investment (even if it isn't!). They also get to invest some of your money over the same period at good interest rates but only have to give it back in small chunks. Good eh!!

The location is fine -- but a good location must also carry an promise of good rental income or capital appreciation -- this is missing.

Good rental income, however, can be found in Kyrenia because of a lack of rental properties for the students at the universities. Most locals own their own house. To rely on tourism in the area of the Resort is questionable and would only be seasonable. A good rental should provide income all year long.

When i was in Kyrenia recently I viewed loads of apartments there that were available. Looks to me like there are more places there than needed. Don't get me wrong I thought Kyrenia was a beautiful place, but for me Famagusta way, yes there are plenty of villas, but family orienatated beach front apartments no !

How do you go about getting a criminal record disclosure certificate in order to buy in TRNC? I have looked on the internet and it seems that individuals are not allowed to apply for them - only companies. Help please!

Has anyone who is currently buying a property in TRNC heard about the new rule that came in on 02.01.08 regarding contracts of sale being registered within 21 days of the date they were signed? And are your solicitors putting up their fees (as are ours) to accommodate this. Does anyone know when these new rule changes were first aired as they just seem to have been implemented without any prior knowledge.? Regards

I was told it was £240stg for depositing your Agreement of Sale at the Land Registry Office(which is a new law put into effect to safeguard your interest in the property until the registering the title deed into your names.) Can anyone else confirm if this right ?

There is another link here where the new law is being discussed http://www.cyprus44.com/forums/1332.asp it has already attracted 127 messages in 7 days. People are very angry that solicitors have started demanding hundreds of pounds on top of their original fees for getting a document stamped. The word theft springs to mind. If thie government doesn't step in and stop this daylight robbery everyone will lose trust in turkish solicitors and nobody will be buying (or selling) in trnc.

Hi SJW yeah I have just paid it. To be honest i've only recently purchased mine (December) so when i met the solicitor they told me aboutit at the time so it hasn't just been sprug on me out the blue. It's the only fee i've had to pay the solicitor so i'm not too worried, but was just wondering if it was a legitimate charge or not ? Also does anyone know how long it takes to drive from Paphos to Bogaz ?

Apparently it costs about 40 turkish lira to deposit the sales agreement at Land registry. Solicitors are charging between £200 stg and £350 stg to take it there.

I hear that Caesar Resort are now about to begin their next phase, where they' ll have 3 bedroom apartments, they're Penthouses. I'm interested in buying one of those, I think a pretty good investment at reasonable prices, their location and facilities are worth a lot, besides being so close to Long Beach

Hi again, Has anyone been advised recently on the completion date for the 1st 3 blocks? Our contract reads April 08 but I have been advised by Froodie (did anyone meet Froodie?) that it is more realistically going to be July. I can't imagine that date will be met either. Regards Jackie

Hi all Jackie we have met Froodie shes really lovely and helps if you need her to, when we were there at the beginning of March we were told ours would be done by July but we think it will go over the time, I have spoken to Jack today and he says SJW has been there and has took measurements of the apartments, when we saw them tiled this month they looked much better and bigger, they are not the massive but great for an apartment the weather is so good you dont spend much time in them away, Andy & Deb

Hello! yes I'm back, where do I start ?! Had a great time, went to the site twice, 1st time was met by Jacks father, very nice man and the 2nd we were met by Jack. It is starting to look well, just hard to imagine it all finished, although we visited a couple of sites up the road that were finished and if caesar is finished to that standard, which I'm sure it will, then everyone should be pleased with the results. Jack was telling us about the changes to the site, instead of building the 35 orginal blocks, they are making the 2nd phase higher and cutting the number of blocks down to 19, this way there will be extra facilities for the owners, ie, an extra swimming pool with a swim up bar, indoor pool etc The lines were also drawn for the tennis and football courts, which they hope to start in the next few weeks. The amphitheatre has also begun, with the seating area being built at the minute. The 1st phase is the 6 blocks, augustus - constantine, and they are hoping to hand these over around sept, Oct time and some of the facilities will be open then, but it will be cordoned off from phase 2 to allow them to work without disturbing the people who are there staying. Augustus and Cassius are painted outside, and augustus is tiled inside, I have photos, which I will send later on, send me your email addresses. The floors throughout are a cream tile which make the rooms seem alot bigger and brighter, and the bathroom is a cream wall tile, with a mosaic border, it is lovely and makes all the difference. The walls will be painted cream. I have approximate measments for the room sizes for mine, which is a 2 bed, rooms slightly smaller than I imagined, but as Jack said it is a holiday aprt and with all the facilities available, you will prob be outside most of the day. The bedroom in the 1 bed aprt is much bigger. We spent a couple of days on the beach across the road and even went swimming in the sea! Its quite nice, although we went a drive up the karpas and the beaches up there are amazing! The resort is approx 10 min from Famagusta, which has shops, bars and restaurants. Bogaz, is 5 min away, not at all what I expected, very small and laid back and the people are very friendly, but it has everything you need and the big old bazaar is well under way, this is 1000 units of shops, bars and restaurants Think thats all for now, has anyone bought a storage cupboard, we are trying to decide, but think it would be better to buy it now ?

Hi SJW, Sounds like you had a great time - did you say it was your first visit there? It's beautiful isn't it, the type of place that gets under your skin...I really miss it (especially with this weather)! Sounds like they are making progress although, as you say, it's hard to imagine it complete. It does make me feel better to hear your feedback on the tiling and size etc. Did you notice if they are making much progress with Brutus...like, is it actually built yet? It's just that when I left last April, little 'ol Brutus was a patch on the ground and the other two blocks were raring on. Apparently it was due to needing a different type of scaffolding, but they have changed our plans since then so hopefully the scaffolding will fit now! I didn't know about the bazaar at Bogaz - is it right near the the quay at Bogaz or a bit further out? We won't recognise the place in 5 years time!! I decided to buy a storage cupboard for my kit just in case I keep the apartment and rent in out to students. If I don't keep it and sell it on I thought it was an added extra for a prospective purchaser for the same reason and also because the apartments aren't the biggest. I did a deal with Jack on the price though so it may be worth sounding him out. Glad you had a fab time and thanks again for the update. Cheers, Jackie

| Hi Jackie / Sarah, Yes it wasnt the type of place that we are used too, but theres something about it, where time stands still and no-one has any worries, its a lovely place and yes it will be totally different in a few years. The big old bazaar is on out past the town, in front of hilltop. Have you seen the skyline residence at hill top? Its class, I will send you a photo, amazing huge hotel up on the mountain. Brutus is half built, so yes they are getting there, but it will be finished with the others in the first phase. I have a video we recorded of the site and if I am able to transfer it unto dvd, I will send yous a copy. Think we will go ahead with the storage, it would be handy to keep your things separate from others if you decide to rent, I will speak to Jack, thankyou. Sarah, yes I will send you photos tonight when my husband gets home to help me! The bedroom in the one bed was alot bigger than either in the 2 bed apart, so yeah its def big enough for a hol apart. | Hi Sarah, Thanks for the information that you posted, sounds like you had a wonderful time. It was very difficult gauging just how far the development was progressing, now I've got a much better understanding. Do you think the Brutus block will be completed around September '08 or later? I was thinking that it wouldn't be completed until early '09. It also sounds like amenities are also progressing well can't wait to get over to see for myself alas that will probably only happen when we close the deal. Thaks again for the brilliant post. |

Hi Sarah, you had a good time then, i spoke to Jack and he told us you had been, its going to look great when done, its hard to see while they are still buliding, our other place at turtel bay was a buliding site when we bought it and it looks fab now. we think it looks bigger in the bed rooms at caesar now they are tiled, and ours is painted outside so it looks better we are looking forward to our next visit like you say the laid back ways they have and everyone goes out of there way to help you Deb & Andy ps Send me your number phone number you have my email address and we will ring you

Hi Sarah, Thanks very much for the photos. The apartments look like they'll be ideal...very exciting! I'm all for packing up the mutts and my rucksack and living the simple life in my shoe-box in the sun ;) Also, just wondered if Jack happened to mention any extras such as central heating/aircon or whether he's sorted out a furniture package? Cheers, Jacs

hi sjw thanks for the great photos, well appreciated .Judging from the room sizes the only difference between 1 and 2 bed appart. is the extra bedroom i thought the whole 2 bed appart. would be alot bigger.Exactly how far is the beach from the resort,my sister has visited and insists that the beach is not as close as stated in the write up?But looking at your photos it looks pretty near to me. Thanks again Sarah

Hi Sarah, The beach is approx. a 5 min walk but it is a small beach and is just off the coast road. There is some lovely beaches (Long beach) fairly nearby and lots of little tracks off to little beach areas. The best beaches are at Karpaz, Golden Beach in particular - def. worth a visit. The inaccurate things are timings for travel to areas such as Larnaca airport, Ayia Napa etc. We were stationed at the military camp just by the Famagusta (Black Knight) border crossing and during the day it could easily take 40 minutes to get to Caesars. Famagusta traffic can get quite busy and during the summer it can take quite a while to get through the border due to holiday makers. From the border Larnaca is a good half hour further on, the airport 40 mins, Ayia Napa 20 mins. To be honest the general opinion from most people stationed on the south was they preferred the North and would rather spend their time there. Cheers, Jacs

Hi Andy/Deb, Thanks for that. I wasn't sure whether to take the furniture pack offer just for ease but if you think it's feasible to do it cheaper out there then I will. How was delivery on the larger white goods, beds etc? Is your apartment at Turtle Bay one of Jacks, or another developer and are you pleased with it? It's a beautiful part of Island. We nearly bought at Tatlisu, I loved the area but it's a bit remote at present! Cheers, Jacs

Hi Conor, no prob, you are welcome, I think the latest the first 6 blocks will be finished will be novemeberif not before, yes Brutus will be included. As regards to things to do in the area, the best facilities will be in caesar resort for the kids, also there is go karting in famagusta we seen around 15 mins from the resort and also seen an advert for a water park in Kyrenia? Did you get the photos ok ? couple of lovely restaurants nearby also and also shops for what you need. Caesar will also have a bar / restaurant and a mini market. Hi Jamie, we stayed in a villa, worked out £100 for the week, but wouldnt reccomend, I knew off an apart in hilltop just up the road, which is beautiful, about £100 for the week as well, let me know if you want the owners email. Hi Jackie, no prob for photos, no I think that was the only think I forgot to mention to Jack was the air con, he did mention the white goods would work out around £1000 and appartently there is a council tax, which is for emptying the bins and works out around £30 a year. We got our stamp duty paid when we were out £195 in total and then the solicitors fee. We also met a british soldier who is stationed in the south at the minute, and was over in the north looking to buy a property. My solicitor says there is some sort of vote happening today 1st april and it looks like it will go in the norths favour, let me know if anyone knows anything about this ? Hi Sarah, the beach is 5 min walk from the resort, its just alright, serves the purpose, but there is amazing beached on up the karpaz any other info, will be on soon, sj

Hi Sarah, Thanks again for the photos, the latest artists impressions that you emailed are absolutely amazing. I was so thrilled to see that the changes made to the development will enhance the resort even more. Gosh I'm really going to have to get the skates on start earning some money to pay for the appartment lol. Sounds like there will be loads for the kids to do this is really going to be a great investment for us all.

Hi Conor, no prob, it looks amazing, its soo exciting. I asked my solicitor a question last week re title deeds being safe and he said I dont want to answer until after 1st April, but its looking good for the north, so I dont know if it was a vote or talks today or something, maybe I will email him and ask ????

Turkish Cypriot English language weekly CYPRUS TODAY newspaper reports the following: A Multi-million-pound shopping development comprising 1,000 shops and stalls is set to transform the fishing village of Bogaz, (occupied Bogazi), near Gazi Magusa (occupied Famagusta) which the developers see as being like Las Vegas within five years. An Israel-based company plans to start building a traditional Turkish-style bazaar complex this summer and the project is due to be completed in three years. An area of 45,000m² located 400 metres from the village on the road towards Bafra (occupied Vokolida) has been earmarked for the ambitious project which is set to become the biggest one-stop shopping centre in ´North Cyprus´. Various housing developments are currently being built in the area which has a population of about 2,000, rising by another 1,000 in the summer months. Nine hotels three of which are nearing completion are planned for nearby Bafra (occupied Vokolida). A spokesman for Big Old Bazaar Developments Ltd said: We believe Bogaz is unique and the future is there. It´s going to be like Las Vegas in the next five years. We have a vision and we think now is the time to invest as the area will be unrecognizable in a few year´s time. Bogaz is close to the airport and only about 10 minutes from Bafra. We hope people coming from the airport will stop at the Big Old Bazaar and we will run shuttle buses from the hotels.

Hi Jacs we did not buy from Jack at turtle Bay it was a company called Kensington we are really happy with the apartment when we did our snagging there they came and sorted right away. We have a few friends now at Turtle Bay its one min from the golf course. It takes us 40 mins to get to caesar resort on the new road, and we have made a few friends at bogaz who live there when we are over we go and meet up with them at the moon over water We bought some furniture fron Ikea in the south and some from a place in Kyrenia called Botanica We have bought in Cassius first floor when we bought it Froodie showed us a field and we thought we were mad and was a bit worried, we have since met Jack a few times and he is a lovely man and very helpful and always meets us when we visit the site. As for all your white goods you have to shop around for them we bought a washer on our last visit from nice guy near the 1001 and one shop his name is Amac and his email address is amachozturk@yahoo.com.tr tell him Andrew & Deborah gave you email and ask when special offers are on. regards

Andy & Deb, Thanks for all that info. I'll make a note for nearer the time... Agree, was scary buying something that was just a field at the time but like you say, Jack's a nice enough guy, and Froodie was brilliant all along, so it did ease the worry. Well, not too long to go and lets hope it's a successful as your other apartment. Cheers, Jacs

Hi, We've just reserved a property (Claudius) and we're wondering how everybody is furnishing their apartments. We've been offered a package from the developers, is this the best way or is there a cheaper way? Did anyone pay an additional cost for storage and if so how much extra? Thanks for your help, lookin forward to meeting you all Ringo

Hey ringo, welcome to the forum, there are loads of furniture shops in kyrenia / girne and a few in bogaz, it really depends on you, I havent heard that yet from Jack, so I would be interested in seeing what all it includes. We are thinking about the storage, we recently stayed in a villa and it had one, to keep thinks such as a bbq, brushses, mops, kids toys etc etc, so we think it would benefit in the long run. If I remember they were £3000 and the undercar parking £2000, did you have a look at their website ? anyway keep in touch, sj

Cheers sj, We are a bit confused because we thought the storage & car parking was included. We bought through "islands blue" and were quoted £2500 for furniture without white goods which seem pretty steep. We even thought of send the furniture over via removal company. (what's your thoughts) So if you dont buy a car parking space does that mean we've no where to park? Sorry for bombarding you with loads of questions!!! Thanks Ringo

Hi Ringo Jack (developer) told me they were doing a furniture package for GBP 1500.00, not sure what it included though. We got all the white goods and two aircons thrown in as part of our purchase price so not sure what you'll have to pay for them. We're going out in October and will probably go and source the furniture we want then, and see what jack is offering. SJ is right the storage rooms are GBP 3000 and roofed parking GBP 2000 so if you got them included in your price you did well. We are going to have the storgae room I think as ideal to keep all your beach stuff, bikes etc safe in. Don't think we'll bother with roofed parking as only in hire cars so just park in the car park. Cheers Jamie

Hey ringo, no storage and parking are not included, you can however park your car outside, the under parking is like a garage underneath the apartments but with no garage door, sounds very irish, huh ? to keep the heat from the car in the summer months. Thats quite good for furniture, cos Jack the developer quoted £1000 for white goods and sofas we were looking at was £1200, so if you were getting everything for £2500, thats good. what size of apartment are you getting ? Its all very exciting! have you been out yet ? we were out at easter and cant wait to get back !! where are you from ? we are from NI, talks soon

Hi SJ & Jamie, Thanks for all your help. We have purchased a 2 bedroom on the 4th floor of claudius. Our home town is in god's country (Newcastle upon Tyne). Not being cheeky but did you buy straight from the developer or through a middle man/ company? How much did you pay? If we're being too nosey i understand your silence. Really excited about the development but we're just trying to get our heads aroung buying our first property abroad and any hidden cost!!! Any help is appreciated!! Cheers Ringo

If you've got a picture of the show room, any chance you could forward it to me. Last question... how are you sourcing your furniture for your apartment Thanks again for your help. |

Have you been to the resort yet? Up until easter we have never been to cyprus at all! dont no about furniture yet, if the north and south would sort themselves out, I would pay a visit to ikea in the south as for electricals such as kettle, toaster, george foreman etc, duvets, we have been buying one thing a month and putting them away to take them out. |

Are you renting out or living there? no we haven't been out, we thought we would wait till its ready or nearly ready cos the flights are really pricey from ncle. Did hire a car? and did you have any probs crossing the boarder. The last time i was in cyprus the north was a no go area and they said if you crossed you might lose yr car. Any other tips/idea's appreciated. A really BIG thank you for taking the time to reply Regards Ringo |

Hey ringo, no problem, anytime. we are buying it as an investment / holiday home. We got picked up from Larnaca by a car hire company, £30 each way and no we hadnt any probs crossing the border, on the way home our cases were searched and I was panicking, as we had our stamp duty forms in them and I have read from other forums you can get arrested for having any property info, in the end, I got talking to the policeman who was from London and they were looking for cigs or alcohol, which we didnt have. We then hired a car in the north. I can forward you other photos that we took. I priced flights to go back in sept, but I think we might wait now until early next year. anyway will send you these photos now

Hi SJ, Thanks for emailing the new photos - it's really starting to come on know. Re: crossing the border - we would quite often get stopped but it was only checking for beer and cigs. We did hear a story (and I don't know how true this is) about a couple who had purchased in the North and were talking about it on their flight into Larnaca. Apparently, the air hostess asked for their boarding ticket and when they got off the plane the Cypriot police where waiting and they were detained. They were accused of buying a Cypriot owned property illegally and they were only released when a representative from the developers/architects proved the land was pre 74 Turkish title deed land. As I said, I don't know how true this is - it came out around about the same time as the Osman case went to court. After living on the south for a few years, and making both greek and turkish friends, there is still sensitivity on both sides so I tended not to get too vocal about my purchase. Soory to blah on but I've just remembered about our TV blowng up after a storm - we had purchased it online with Amazon and it was the cheapest one with the best write up although I had never heard of the make. We took it to an electrician in Protaras and he refused to even look at it and was extremely unhappy with us. The next electrician explained that the TV was manufactured in Turkey....he wouldn't fix it either, haha!

| hi guys, we've received our contract from the developer asking for the deposit and noticed that we have to pay a connection charge for gas and water, any idea how much? also we have decided to buy our furniture from ikea(works out alot cheaper) however do you think we'll be able to hire a van in the north to transit it or do you think they would deliver to the north. do u think there be any problem?? | Hey guys for anyone who hasnt received the showhouse photos, its because they are not being delivered and they are being sent back to me, not sure what is wrong ? Ringo, yeah that is right about the water and gas, although no-one knows yet how much. Also with the current political situation, you are not allowed to carry furniture from the south to the north, it will be taken from you at the border and confiscated. There was someone who got a taxi to ikea and luckily for them there taxi wasnt searched going over the border so she got all her ikea furniture over, but at the min I would say its just too risky! We have all already thought about it ! The safest way would be to get the ferry to Turkey and drive to that one! anyway good luck , SJ |

cheers SJW, That's thrown a spanner in the works!! What's the crack with furniture etc, taking it across the boarder? I just thought it was booze and cigs! I've had a look at ikea in turkey...it,s miles away! Wonder if i could hire a chopper drop our stuff off and leg it!!! What do u think?? (only joking) Back to the drawing board i guess!! but thanks again! speak soon! Bye Ringo

Hi Ringo we bought lots of things from Ikea and took them across the border in the car, if you hired a van they would stop you and you pay tax on new items, You are aloud to take a certain amount of goods over the border but cant remember how much i think its around £150 pounds each but ask Jack, you can buy all your bed side tables ect from Ikea, but big items you are best getting in the North We bought from a place in Kyrenia called Botanica they were quite good on prices for beds and suites and we bought our dining table from them, we will go back when we need furniture for Caesar you really need to take as much as you can from home as i have said before. regards Andy & Deb

You are allowed to bring goods to the value of 135 Euros per person from the South into the North. The Green line regulations are being revised by the EU at the moment. It looks as though the South will have an increased limit for imports from the North, but NOT the other way round. HT

It's always worth looking around. I have no great problem with Bafra and use the Belediye beach on occasions (nice cafe), but would it suit everyone? I would be asking where is the nearest shop, doctors, bar, restaurant or any other facility? Bafra is a fair way from almost everywhere, and that will suit most people fine. The mooted hotels etc may be built one day, but "this is Cyprus". Larry PS, I have had a look around Artemis, and it did raise a smile

nancy08 welcome to the forum, of course you are going to get people who dont have property in the bogaz area slating it, but by far caesar is the best value for money on the island. By all means visit the whole of the north, we did at easter and drove around 500 km, but kept coming back to Bogaz, as nice as further north was, it was too built up for us. good luck deciding xx

I live full time in Bogaz. The advice is, look around. Bafra is not Bogaz, and may be lacking in facilities. If you come back to Bafra, and like it, great, no harm done. Larry

Hi Nancy, Wish you well in deciding where you want to buy. Personally, I agree with SJW but everyone's different. I have friends who have bought near Kyrenia, some are pleased, others aren't. I think, value for money, Caesars is a good purchase and the surrounding area can only prosper. Many years ago Famagusta was 'the' place to holiday and, speaking to the locals (both north and south), if/when the island unites it will be once again. Whatever you decide, the whole island is accessible and very easy to travel around, so I don't think you can go wrong. Good luck, Jacs

Hi Martin and Irina, cant wait ready for a holiday now, we will be staying at Esentepe just out side of Kyrenia as we have an apartment there, its only 40 mins away from Bogaz. When you go over you should visit Kyrenia town its very lovely and the Bay is great. If you want to stay near to Caesar resort the salamis Hotel is very nice and sometimes you can get a good deal Andy & Deb

Hi everyone, My husband and I have just reserved a 2 bedroom apartment on Titus and will be flying out at the end of June to have a look and confirm things. It would be lovely to get to know other people who are buying out there especially in our block. Has anyone got any pictures of the inside or are there any pictures on the web? Anyone got any good advice for us?

Hello Sarajane My e-mail is defender1@fastmail.fm. We’d be really grateful for some pics of the inside. It’s kind of hard to visualise what the apartments look like from the plans alone! No, we don’t have a solicitor yet. Our estate agent apparently has a list, and they’re probably perfectly sound, but we’d sooner get someone who has been recommended by another buyer.

Hi Alfie, sent you the pics, you wont be disappointed, they are the best value for money, by far, slightly smaller than I imagined, however with all the activities available within the resort, you will be spending very little time inside as there is so much to do ! good luck, SJ x

Hi Sarajane, Thanks for the pictures, I see what you mean about the size. Are these the 2 bedroom apartments? The fittings seem to be quite nice though, do we all get these kitchen tiles? (They're the same as I have in my house here in England!) I'm really excited about going out there and actually seeing the complex, everyone says good things about it. Can you tell me, do we have to pay the 5%VAT and do we get a storage area included in the price? My agent is checking this out for me but I was wondering if other people were getting the same deals. Hi Jamie, it's lovely to hear from you. Are you the same Jamie that Yaman has told me about with a young family? We have a couple of kids and can't wait to start holidaying out there. Do you fly to Larnaca or Ercan when you go? I was just wondering if crossing over onto the Turkish side from Larnaca is easy. Also does anyone know if we can shop at the IKEA in Nicosia and get it delivered to the Turkish side?

Hi Alfie, Yes they are 2 bed aparts, yes we all get the tiles, kitchen, bathroom etc, the white goods, ie, cooker, washing machine and fridge works out about £1000 extra. I think you pay the 5 % at the very end, when you get the title deeds, although I could be wrong, someone please correct me if I am. We paid our stamp duty when we were out at easter there. The storage area downstairs is £3000, which in the long run isnt an awful lot, its a good size to keep things like toys, patio furniture, brushes, ironing board, et etc. At easter we flew into the south and had a car meet us at larnaca and take us to Bogaz, he charged £30 each way, saved alot of hassle, we then hired a car in the north. where are you staying when you go out ? are you from england ?

Hi Alfie Yes I am that Jamie, we bought through Yaman, and have to say he was very very good, myslef and my uncle we're very pleased with his services. He sorted our original viewing trip, we flew in to Larnaca, and will do again when we go in October. Would love to fly direct to Ercan, but just think with the two young kids the extra hour or so on the plane would be too much ! We got the white goods and two aircon units included in our purchase price along with the solicitors fees (Not sure if that's because we cought two apartments), haven't yet bought a storage room, but like SJ said really they are good value and especially for keeping all the kids stuff in etc. Cheers Jamie

Heads up. If anyone here has paid monies to Churchills Innovative Solutions or any other name that they trade under from the Isle of White in the UK to check the investment has been paid to the developers. I have information that it looks like they are going or have gone bust. I am actively chasing Mr. Goldthorpe for my monies but it is not looking good. Skogsy

HI phase one is due late summer, some of the Facilities are also under construction at this time, and should be released at the same time as completion of phase 2. The silvanus block from phase 3 has just been released due to the high demand. Please contact caesars direct if you require updated photos to be sent.

Hi All I'm a new member having found this forum on the Caesar Resort. I have reserved a 2 bed and am anxious to know if anyone has any photos of finished apartments or parts of the site. Also does anyone have any info on the white goods and furniture packages. Last but not least I have noted with interest a number of references to independent solicitors and also Jack (whom I take to be the developer) I would be grateful for a reliable solicitors name and contact if someone could help. Thanks, Ken

Just started looking at Caesars & had considered getting 2 x 1 beds to appeal to students thru' winter. However I was put off when site said you can only own 1 property in North Cyprus. A quick look thru' this thread though & some of you seem to have 2 properties. Is there a loophole somewhere? Or have I got totally the wrong end of the stick? Thanks Shelley

| Hi I have just reserved a flat on Vallerius, last week. Very happy with Jack, who dealt with our reservations. Is anyone else concerned about the Cyprus situation with regards to land being taken back should their be some sort of solution? Is their anyone who has purchased from the 6 blocks almost complete? | Hi all My sister and I have just returned from a property viewing visit to the Caesar Resort in Iskele North Cyprus Athough now back home for a week the whirlwind excitement of those four days has taken all of that time to digest. Initially we had a six hour delay leaving UK which left us arriving at Salamis around three o’clock in the morning local time. Not the most social hour of the morning in those circumstances and consequently our introduction did not go as smoothly as we had hoped. Nevertheless we did eventually get our rooms sorted and retired for a well deserved rest after a very long journey. Next morning we bounced back and after an interesting breakfast we made our way to meet a person who can only be described as our host, entertainer, mentor, guide and defender. Roz was electric and turned out to have more energy than a turbo charged grasshopper. She first introduced us to a guy called Peter who had made the same pilgrimage as ourselves but somewhat earlier and |
