Hi



Looking to purchase 2 bed apt - East Kyrenia side. Coast or inland. Very maximum budget £35K. Not off plan. Kocan to be in owners name and ready to transfer with no issues. Please advise status of deeds i.e. Pre 74, Exchange etc. Furnished would be good. Pool. If on a complex please confirm number of properties on complex and maintenance charges per year.

Think you are asking a bit much there are 4 apartments for sale on the complex where i live 1 unfurnished £44000 and the others are furnished £45000 £47000 and £55000 respectively.

£35,000 for fully furnished and deeds etc. is a bit low - go up by £10,000 and you should have plenty of choice!

Re message 7 - Having been on holiday on the island last August and also searched widely for the last 3 months I can confirm that there are properties available at the price we are looking to pay. We have contacted private owners and estate agents and have details on file. They are not new build/off plan but resale/re-assignment - many private owners say they have deeds in their name - majority say they are Esdeger but of course that would need to be confirmed. A few properties are supposedly fully furnished, majority do have white goods but no furniture - but they are available. Aware that all this would need careful checking but £35K is the max and funds available.

Correct Esentepe and Bogaz are aroun £30 - 35K. There are also some a little closer to Girne as well.

If you have that many properties that fit your criterier on your file, then why are you asking if anyone is selling? I think you may need to up your budget a little then you might have more choice.

Absolutely agree with Michelle3012, also it depends which facilities yo wil get on site and how far from the sea is it, the price may vary because of this, I know one friend who purchased apartment in Famagusta for £35000 2 years ago, but propery has no pool or garden, and not a walking distance from the sea.

As the message seems to have been misunderstood I will say again.



We have a number of properties on file that fit our budget, location, facilities. Total at the moment is 7. Have rejected 6. Most properties we have kept on file do have pools, some have a small garden/terrace, some are located close to the coast and a couple inland. Some properties are marketed by estate agents and some by private sellers. The reason for asking if anyone is selling is because there may be private sellers who read this forum who may want to sell. As we plan to travel in early 2012 to view we want to build up a list of properties we are interested in, some may be sold before we come out to Cyprus but others will be added.



We have set a maximum budget - for those who think this is not enough I would suggest you look around.There are plenty available that fall under our budget limit and are what we are looking for. It seems to us that it really is a buyers market at the moment. But thanks for replies!

Thanks again to those who have sent information across in the last 2 days. We have replied to you all - for those properties that did not fit what we are looking for good luck with your sale. Some others we will wait further pictures and details.



Confirm we are still happy to receive any property details that meet our budget and requirements in east Girne, Gazimagusa or Bogaz areas up to £35K with deeds in owners name.



Booked to travel to view in early Feb 2012.

PoshinDevon personally, I think your thread post was done in a correct way, you told the Forum exactly what your limit was, and requirements, as you will come to quickly learn on this Forum that some people just like to winge and moan a lot. Beleive me ! I think along your lines" tell it how it is" then there is no misunderstandings later on !! I'm sure that there are ex pats who for whatever reasons, Homesick, healthcare costs, family issues, people who moaned about cold,rainy weather but suddenly miss it like hell ?? You will find one of these will contact you with your requirements, as the property selling market is not exactly' on fire' at the present I understand !! I hope you get a good property, exactly what you requested and in turn you will give the vendor a sale which they probably wouldn't have found ready and willing to do the business !!!

Mikey53 re msg 21.Thanks for the feedback. We have tried to lay out our stall and the limit set is our max and no more. Whilst some people may feel this would not be enough, I can say that over the last two weeks we have found plenty of properties that "appear" to fit the budget, location, items included and also the deeds with the owner. But this is all subject to viewing and further investigation! What we can say is that we are serious buyers and are not fishing for properties with no intention of purchasing - last week we booked the flights to travel over in early Feb 2012. We will have a short list of places to view some via estate agents and others privately. We hope to find a place that meets our requirements but if not so be it, we are planning to return again in late 2012.



Well aware that some have had a bad experience purchasing but good to hear many are happy. Have noted all advice. Will continue researching and looking over the winter so we are as prepared as we can be.
