Fairly sure there are tons of properties for sale, but if your buyers are looking for knock-down properties then I wish you luck, we have sunk our life savings into these properties only to find that the electric, water, road, KDV, stamp duty, registration of contract and the builder's tax are all extras. In the end you have bought a property which you cannot sell as it has cost you another 25% or so to make it habitable. And, in 7 years the prices have not appreciated even 5% so where does that leave us all - up the creek without a paddle I think



My 3 bedroomed apartment in Girne was not cheap, it was £60,000 but now stands us at £72,000 - If your buyers would like to consider paying that much (not including our furniture) then let me know on here.

Many already cheated forum readers and buyers will, I suspect, trust you have informed your clients, if foreigners, that it is impossible to own freehold title to any property in TRNC! They should be informed, that as temporary residents only, subject to annual, or biennial, renewal of 'visitor status' permission to stay in TRNC, they can effectively own nothing!

Tenakoutou, hear what you are saying, but believe me and I know, I sold through this estate agency and very successfully I might add, that their clients are virtually all local TC's with the cash!

If 'mermaid' clients/buyers are TC's, then of course they enjoy all the rights and privileges that foreigners don't!



Congratulations on your sale - wish we could sell up, but what foreigner is going to buy pre '74 Turkish Title, however attractive, when they know damn well that they won't be granted PTP?

Tenakoutou, any foreigner who has the deeds in their name can sell onto another foreigner.

There is now a more effective way of establishing if you will get PTP on Pre 74 Turkish Title. The BHC aware of the many refusals on this particular title deed, have now updated their site. Their suggestion is that the buyer goes to the Interior Ministry with the plans or deeds to the property and asks if PTP will be refused to foreign buyers and if the land is deemed as restricted land.



This appears to be working well. I now know of 2 couples that did this and were informed there and then that PTP would be refused, as these properties were on restricted land. One of the houses was owned by a Brit who had PTP granted in 2004 yet the potential British buyer was to be refused.



As usual in the TRNC it is difficult to establish the facts with some posters still denying that there are restrictions on this deed, others suggesting its all Pre 74 Turkish Title Deeds, and some suggesting it does not affect Brit owners selling on to other Brits.

Obviously there are no guarantees that you get the right information but it is certainly better than relying on guess work and therefore well worth pursuing, if you are a buyer of this particular deed.



The stance from the TRNC Government and the BHC still states that buyers get their PTP before entering in to a sales contract. But we all know that this is not possible. Until this changes the above advice is the only thing one can do to LIMIT the risks.
