Please could someone give me some idea on what kind of money I should be looking for for a 2 bed, 2 bath penthouse in Turtle Bay. I really need to rent out this property. It is fully furnished and is in a great position only a stones throw from the beach and 2 min from the new golf course in Esentepe. Advice please........

Dear Suzieque, I would recommend going cheaper as there are so many available for rent on the site. If you go for around the £250/275 mark it should rent quickly. Also would recommend long term lets as lots of people have made a loss this summer doing weekly lets due to the increase in electricity prices. Long term lets pay their own bills!

Hi Suzieque

We are going out to North Cyprus next week, and rent properties in Turtle Bay, we stayed in September in a 2 bed penthouse, 2 bathrooms, etc., fabulous apartment £180 per week, and also my sister stayed in a 2 bed apartment ground floor at £160 per week. I spoke to other people whilst there, who owned apartments on that complex, and they were going to charge more, however, when i look on the http://www.holidayrentals.co.uk website, i can see that the lady who owns both of these two have many bookings. Hope that has helped you. We have a villa being built at the moment, and personally i would rather charge less and have several bookings.

As is true in any country it all depends on location. For example, in Lapta/Karsiyaka you can rent a 3 bed villa with private pool for around £350 per month and on the flip side, my friend has a 1 bed apartment in the centre of Kyrenia that she rents for £320 (long term). You need to think about who is likely to rent long term in your area. I doubt it would be people working in Kyrenia (for example) so you need to set your rent accordingly. If I was coming on holiday for a couple of weeks I would be delighted to pay less than £200 a week for your apartment. As Jayne says, better to charge less and rent more often.

Charging £160.00 - £180.00 per week will never net you any money. Cleaning and laundry is £40.00 per week, Electric is £20.00 per week, more if they run A/C all day and night. There will be your water and service charge plus insurance and don't forget the tax in TRNC and Uk. You could be out of pocket.

Renting long term is less hassle and they pay the bills except of course the taxes.
