Hi did anyone else on the forum buy an apartment on Aphrodite using the 12% guaranteed ROI deal? I know this deal was sold through North Cyprus International, maybe some other places had the deal on too?

So Gazza correct me if I'm wrong, but you are saying Evergreen will breach the contract they signed? I think Hector and Soothsaver have been on the Effes, lol

Such guarantees are usually worthless as normally they aren't backed by entities with sufficient assets to payout if things go wrong. If problems arise usually all the money is gone or owed to priority creditors such as banks etc. This applies anywhere in the world and is evidenced by the recent financial meltdown when many of the largest banks insurers etc have failed let alone property developers who regularly collapse even in good economic times. If its not built into the price treat it as a bonus if honoured but don't depend on it. Aussie

Reading between the lines, you all seem to be saying Evergreen are not to be trusted in any way what so ever. Is this the case?

Sorry Becks are you addressing me? I hope not, I don't understand why you would think I'm fishing for anything. My post is solely to contact people who have bought with Evergreen and NCI (or another agent) on the 12% ROI contract. Others who have expressed their opinions about Evergreen on this thread is entirely not because I have asked for opinions, sorry you seem troubled by this.

Why would Evergreen want to buy your apartment ?? They sell apartments I think ?? Not buy them. I think Evergreen will stand by their contractual obligations. If you're worried why not go in and see them?? They actually have a good reputation for completion of their projects. Like all developers/builders here; they have problems; not always of their own making.

No I don't work for them but I do know people who have been happy with their purchases from them All big constructors have problems out here. I presume you've had a bad experience with them yourself??

Aussie is right any rentals guaranteed you have paid for in the price, however it can still go wrong if the company providing the guarantee is no more even then the directors could strip the assets. This is a comment about rental guarantees and not any particular developer, remember if it sounds too good to be true it probably is....
