Help, does anyone know of a 3 bedroomed villa (pref with pool) to rent for 3 months holiday in may/june/july? preferably in the Lapta area, but will also consider Alsancak or Karsiyaka. we visit every year but have been unable to find anything this year, as normal villa rental too expensive and we would not be classed as long term rental. we will also consider a ground floor apartment with 3 bedrooms.

Hi Ratess,

we have a new villa in Lapta, newly furnished, 3 bedrooms, 2 bathrooms, 3 terraces, big balcony.

It is in a compound of 5 villas, common pool, well in the garden.

Next to the main Rd.



£ 500 a month

Yes, it is fully furnished, bed linen and towels too. It is after Silver Rocks, close to Lapta harbour.

The reason villa rental prices are what they are is because they include electricity , water laundry . agents fees , taxes , advertising fees and wear and tear

My rental charges are quite high I suppose for TRNC at 750-1150 pounds pw in the summer depending on dates and party size

That said I reckon i just about break even

Electricity charges are at about 100-120 pounds pw in the summer for a villa with 8 people in it

Bear all that in mind Sis when you fix your pricing as otherwise you may come seriously unstuck

i would expect to pay utility bills; water/electricity, on top of the rent. if someone chooses to rent out themself without going through an agent, thus saving on fees and the renter pays other bills, I cant see the problem. s a middle aged person I am not going to damage the property and would treat it with great care. obviously a party of youngsters might not be so careful, but that is the risk you take.

My comments on villa prices is just stating fact - it wasn't personal

Wear and tear isn't wilful damage - it's the cost of replacing items due to use ie linen cutlery

Charging long let prices for short let's ( particularly let's of a few weeks rather than months duration ) only leaves one loser

Any of you that live in the UK and rent your holiday home to anybody (including friends), should consider buying a personal liability insurance policy. Holiday accidents are common, and in the worst instance you could be sued in a uk court. Cost about £500 per year

Then there is 10% tax in the uk on your earnings, plus about the same again in Cyprus

Cleaning costs, laundry costs. gardening costs, breakages etc

The utilities are more expensive in Cyprus than the UK.

Believe me the money just vanishes, renting is not worth the hasstle
