I've just been told that our current property management company, ISS Cyprus Ltd, are leaving the island. In the main I have been very satisfied with their service. Can anyone suggest a reliable, communicative, reasonably priced replacement for them? ISS, themselves have recommended Geoline Investments, a Bulgarian company. I'm looking for a company that can handle the following: Regular property checks Liaise with maintenance companies Meet and greet guests Coordinate cleaning, pool services, water delivery etc Check inventory and confirm if security deposit can be returned Handle all bills Act as primary contact for guests staying at the villa Provide regular and comprehensive updates I'm not interested in receiving replies, to this question, from existing management companies, just personal recommendations. TIA

I've also heard a lot about Abode from a couple of friends - one who uses them for her house, and another who told me they manage her site in Bellapais and were doing a great job. Apparently a smallish company but they give that little bit more of a personal touch too. Their office is near to the roundabout before you go up to Bellapais.

Abode are not taking on properties who have commercial weekly holiday rentals. If the house is purely for the owner's and family and friends we evaluate each and every property. We also manage long term rentals, maintain pools and gardens as well as site management. Sandra - Abode

Expectations are really all that matter, when it boils down to what you perceive as an acceptable, better than average or poor service in the service provider you contract to care for and maintain your assets. Whether you’re looking for a complete FM package of Hard and Soft Services for a gated community or just a pool cleaner and someone to service your holiday home between lets, word of mouth is one way of finding what you’re looking for! But you will be receiving recommendations based on other peoples’ principals and they may be higher than yours or they maybe not so high as yours! After you receive your recommendations you will then have the task of thinning out the shortlist, and just how exactly would you do that? Experience is one thing to look for in a service provider, and it’s a good thing, it’s an asset, but it’s not everything, in fact, it’s far from it! Facility Management is a relatively new industry and one of the fastest growing businesses in the world today…

…Will you consider the whole life cycle from identification of needs through to the end of a services contract or the end of the useful life of your asset? Will you look at the pro’s and con’s of single service supply, a managing agent or managing contractor and total FM provider? Who will prepare your pre-qualification questionnaire for potential service providers? Who will negotiate the contractual requirements of a 3rd party outsourced or OEM equipment supplier? Who is in fact qualified to do all this? A professionally qualified FM Service Manager. If you are serious about maintaining your asset to the best possible standards, choose a qualifying member of a recognised Institute and make sure the Manager for your particular project is appropriately qualified. http://www.bifm.org.uk/bifm/home There are more ‘builders, cleaners’ out there masquerading as FM professionals than you can shake a stick at! None of them are qualified to look after anything more than their own homes.
