Hi Do many people consider a part exchange on property due to the slow moving market. I have a villa and would exchange for an apartment and cash. Is this feasible or does this just to happen?

A good post and could help a lot of people out who are trapped and cannot move on without selling. Anyone considering this really should consult a lawyer to protect themselves as there are lots of things to take into consideration such as title deeds, transfer of title, property taxes and if on a communal site check if the maintenance fees paid up to date etc. You would also need to re apply for PTP, change your will.

Just as an aside, in the event of a straight swop of properties. Would the 6% still be due even if no cash changed hands?

Thanks for all the replies. My daughter is 13 and had a stroke last year whilst We were on holiday. She has a small brain tumour and we due to treatment we are unable to travel. We own a villa in sweet water bay tatlisu. We are really happy both the development and property. I would consider an exchange for an apartment and cash. Basically a villa is too extravagant to keep With the limited use I can now have. My email address is glennwelby@gmail.com

This exchange idea is very good. What are the implications ? is there a "decent" advocate in the house ?

Thanks for that. I think there are some sensible questions being raised but it's worth exploring if you can find a swap that mutually suits both parties. If you both have p t p could you not simply assign the property to each other in the same way a developer does when you purchase initially

unclebrin I unfortunately don't know the answer to your question! but knowing the TRNC, I think it would require an awful lot of money! Maybe Ismet could help answer the question:- If 2 properties both have their Permission to Purchase could you not simply assign the property's to each other legally obviously with money differences taken into account?

I was told a few years ago that if you wanted to sell an apartment and buy a villa you have to go through the whole procedure again including PTP. That may have changed now and I suppose a "swap" deal may be different.
