Sweet water bay property holders have no title yet only p t p.



I was hoping ideally To Swap with another sweet water bay property holder which means we are in an equal position.



What do you think from a legal point of view?

I will not buy anything which does not have the title deeds ready for transfer because anything can happen any time unless I am required to pay only a small deposit until the title deeds are ready. This was the situation when I bought a villa for my daughter a couple of years ago. Now they have the title deeds, safe and sound

I agree but unclebrin wants to swop on the site he lives in now? I think? so no-one will have their deeds!



I maybe wrong?, so as he says everything would be equal? ie (no deeds for either party)?

Yes basically what I am saying is that it's tough getting a property sold. If I swapped my villa for an appt plus cash I would

Have released some cash for myself whilst retaining a smaller property in the same area.



If the swap is done with someone in the same position eg no deeds but with p t p then neither party is actually any worse off.

I understand what you are saying unclebrin, you need someone who wants to swap your villa for an apartment plus giving you the cash difference? with neither of you having deeds but with both parties having Permission to Purchase?



The problem is that Permission to Purchase is for each person for the property they have Permission to Purchase on! I don't think you can swop? I think you would both have to apply again :-(

If we both have p t p already although purchased 5 Years ago is it not likely it would be granted again.

I am afraid you will need a fresh PTP but it should be granted more easily second time round (I hope).
